become Australia\u2019s hottest property market &#8211; find out which towns have the brightest prospects and what it will cost to invest there.<\/p>\n<div itemprop=\"articleBody\">\n<p>While South East Queensland has deservedly been hogging the headlines as Australia\u2019s hottest property market, a nearby rival is emerging to challenge it for the crown.<\/p>\n<p>New research by Canstar and Hotspotting has highlighted regional New South Wales\u2019 potential to become the best performing property market in the nation in 2022.<\/p>\n<p>Metrics analysed in the <em>Rising Stars Report<\/em> comprised sales volumes, quarterly price growth, vacancy rates, rental growth and infrastructure spending, with regional NSW coming out as the top ranked of 14 jurisdictions across the country.<\/p>\n<p>The report found a vast majority of towns in regional NSW recorded growth in median house prices in the latest quarter, while 72 per cent of suburbs and towns outside of Sydney have vacancy rates of below 1 per cent.<\/p>\n<p>Around 75 per cent of regional NSW locations have increased weekly rents by more than 10 per cent in the last 12 months, while significant infrastructure projects such as the Pacific Highway upgrade and the Inland Rail Link are pushing up values in towns along the routes.<\/p>\n<p>Report author Terry Ryder said the high ratings across all five metrics were unsurprising for New South Wales, which has recorded elevated levels of residents shifting from Sydney to the regions since the onset of the pandemic.<\/p>\n<p>The research unearthed capital growth potential in a mix of locations close to Sydney, including the Central Coast, as well as far flung towns such as <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=7124&amp;text=Wagga%20Wagga%20NSW%202650\" target=\"_blank\">Wagga Wagga<\/a>, <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=10078&amp;text=Dubbo%20NSW%202830\" target=\"_blank\">Dubbo<\/a>, <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=8919&amp;text=Singleton%20NSW%202330\" target=\"_blank\">Singleton<\/a> and <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=386&amp;text=Cessnock%20NSW%202325\" target=\"_blank\">Cessnock<\/a>.<\/p>\n<p>\u201cThe first locations to benefit from new population and new real estate demand were lifestyle locations close to Sydney including the Central Coast, the Southern Highlands, <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=6176&amp;text=Wollongong%20NSW%202500\" target=\"_blank\">Wollongong<\/a> and the towns of the Shoalhaven region, and the Blue Mountains,\u201d Mr Ryder said.<\/p>\n<p>\u201cMore recently, the trend has expanded to include more distant regional areas that offer lifestyle benefits at prices enticing to Sydney buyers.\u00a0<\/p>\n<p>\u201cThese include Lake Macquarie and the Hunter Valley outside <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=3209&amp;text=Newcastle%20NSW%202300\" target=\"_blank\">Newcastle<\/a>; coastal centres such as <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=5539&amp;text=Port%20Macquarie%20NSW%202444\" target=\"_blank\">Port Macquarie<\/a>, <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=9247&amp;text=Coffs%20Harbour%20NSW%202450\" target=\"_blank\">Coffs Harbour<\/a>, Port Stephens and the South Coast towns; and inland regional centres such as <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=8709&amp;text=Orange%20NSW%202800\" target=\"_blank\">Orange<\/a>, <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=11191&amp;text=Bathurst%20NSW%202795\" target=\"_blank\">Bathurst<\/a>, <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=14408&amp;text=Mudgee%20NSW%202850\" target=\"_blank\">Mudgee<\/a> and <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=10078&amp;text=Dubbo%20NSW%202830\" target=\"_blank\">Dubbo<\/a>.\u201d<\/p>\n<p>Mr Ryder said the most high-profile regional centre in NSW experiencing a property boom was <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=6266&amp;text=Byron%20Bay%20NSW%202481\" target=\"_blank\">Byron Bay<\/a>, which has recorded a median house price gain of 48 per cent in the last year, 77 per cent in the last three years and 147 per cent over the last five years.<\/p>\n<p>Nearby centres such as <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=11779&amp;text=Mullumbimby%20NSW%202482\" target=\"_blank\">Mullumbimby<\/a> and <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=2731&amp;text=Suffolk%20Park%20NSW%202481\" target=\"_blank\">Suffolk Park<\/a> have posted similarly strong gains in the past 12 months, with median home values rising at a rate of 29 per cent and 31 per cent, respectively.<\/p>\n<p>But Mr Ryder said the exceptional growth also stretched right across the state, to remote locations such as <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=14131&amp;text=Glen%20Innes%20NSW%202370\" target=\"_blank\">Glen Innes<\/a> (up 30 per cent), <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=1452&amp;text=Dungog%20NSW%202420\" target=\"_blank\">Dungog<\/a> (up 24 per cent), <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=488&amp;text=Forbes%20NSW%202871\" target=\"_blank\">Forbes<\/a> (up 21 per cent), <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=7964&amp;text=Howlong%20NSW%202643\" target=\"_blank\">Howlong<\/a> (up 25 per cent) and <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=816&amp;text=Moree%20NSW%202400\" target=\"_blank\">Moree<\/a> (up 34 per cent.)<\/p>\n<p>\u201cBear in mind not all regional areas will come with an affordable price tag,\u201d Mr Ryder said.<\/p>\n<p>\u201cThis is where it\u2019s important to consider the growth potential, rental yield and secure a low rate loan to ensure the href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=9424&amp;text=Toukley%20NSW%202263\" target=\"_blank\">Toukley<\/a> and <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=12650&amp;text=Gwandalan%20NSW%202259\" target=\"_blank\">Gwandalan<\/a> offer some of the most affordable options on the Central Coast, with Mr Ryder highlighting rental yields in Blue Haven typically sitting above 4 per cent.<\/p>\n<p>\u201cIt\u2019s a very similar story at Gwandalan and Toukley, with demand from city buyers seeking a lifestyle at attractive prices a key factor,\u201d Mr Ryder said.<\/p>\n<p>\u201cLocations such as Toukley thrive on their easy access to a variety of water environments including ocean and lakes.\u201d<\/p>\n<p>In the Hunter Valley, buyer demand is being driven by two factors &#8211; an affordable and desirable lifestyle as well as major new infrastructure projects.<\/p>\n<p>Mr Ryder said sales activity in <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=386&amp;text=Cessnock%20NSW%202325\" target=\"_blank\">Cessnock<\/a> had doubled in the past 12 to 18 months, while rents were rising sharply due to ultra-low vacancies.<\/p>\n<p>Similar trends were observed in <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=5389&amp;text=Singleton%20Heights%20NSW%202330\" target=\"_blank\">Singleton Heights<\/a>.<\/p>\n<p>An in-demand lifestyle region is emerging close to Newcastle in the Lake Macquarie local government area, with prices spiking on the back of rising buyer demand in <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=1056&amp;text=Warners%20Bay%20NSW%202282\" target=\"_blank\">Warners Bay<\/a>.<\/p>\n<p>\u201cWith vacancies close to zero, rents are also rising strongly,\u201d Mr Ryder said.<\/p>\n<p>\u201cWarners Bay, which fronts the lake but is only 15 kilometres from the Newcastle CBD, is the second largest population centre in the Lake Macquarie LGA and is a hub for water sports and recreational activities.\u201d<\/p>\n<p>Rental vacancies are also scarce in <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=388&amp;text=Karabar%20NSW%202620\" target=\"_blank\">Karabar<\/a>, with many attracted to the town due to its proximity to the nation\u2019s capital, being just 15 to 20 minutes away from the Canberra CBD.<\/p>\n<p>Mr Ryder said <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=10192&amp;text=Goulburn%20NSW%202580\" target=\"_blank\">Goulburn<\/a> was another location benefiting from its strategic location between Sydney and Canberra.<\/p>\n<p>\u201cWith a median price of $450,000, Goulburn is significantly cheaper than Canberra where the median house price is above $900,000 \u2013 and many people buy in Goulburn and commute to jobs in the national capital,\u201d he said.<\/p>\n<p>\u201cGoulburn prices are destined to rise because sales levels have increased from 100 per quarter 18 months ago to around 200 now.\u00a0<\/p>\n<p>\u201cWith vacancies under 1 per cent, rents also are rising.\u201d<\/p>\n<p>Mr Ryder said there were few markets in regional Australia that were as \u201csteady and dependable\u201d as <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=10078&amp;text=Dubbo%20NSW%202830\" target=\"_blank\">Dubbo<\/a>, where homes have a sub-$400,000 median price and the rental market is tight at 0.7 per cent vacancies.<\/p>\n<p>\u201cThe strength and diversity of the local economy ensure steady demand for real estate,\u201d he said.<\/p>\n<p>In the Riverina, <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=7124&amp;text=Wagga%20Wagga%20NSW%202650\" target=\"_blank\">Wagga Wagga<\/a> is a bright spot\u00a0due to a strong infrastructure spend complemented by several major military bases, which are undergoing expansions.\u00a0<\/p>\n<p>\u201cThe suburb of <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=7793&amp;text=Tolland%20NSW%202650\" target=\"_blank\">Tolland<\/a> has rental yields above 5 per cent and affordable sales prices \u2013 which are destined to rise as buyer demand increases, boosted by a major expansion of local medical, transport, resources &amp; energy infrastructure,\u201d Mr Ryder
