{"id":3697,"date":"2024-04-17T08:04:16","date_gmt":"2024-04-17T08:04:16","guid":{"rendered":"https:\/\/royabhishek.in\/urbanbuyer\/six-property-experts-reveal-their-sydney-investor-hotspots-for-2024-latest-investment-news\/"},"modified":"2024-04-17T08:04:16","modified_gmt":"2024-04-17T08:04:16","slug":"six-property-experts-reveal-their-sydney-investor-hotspots-for-2024-latest-investment-news","status":"publish","type":"post","link":"https:\/\/royabhishek.in\/urbanbuyer\/six-property-experts-reveal-their-sydney-investor-hotspots-for-2024-latest-investment-news\/","title":{"rendered":"Six property experts reveal their Sydney investor hotspots for 2024 &#8211; latest investment news"},"content":{"rendered":"<p> [ad_1]<br \/>\n<br \/><img decoding=\"async\" src=\"https:\/\/www.apimagazine.com.au\/media\/1003590\/parra.jpg\" \/><\/p>\n<div itemprop=\"articleBody\">\n<p>The Sydney property market has undeniably become unaffordable to many, with a median dwelling value $300,000 above the next highest median, Canberra, and almost $400,000 above Melbourne\u2019s.<\/p>\n<p>But like all city property markets, it is a diverse real estate landscape with its mix of sour lemons and appetising fruit cocktails awaiting property investors.<\/p>\n<p>Despite its wince-inducing median dwelling value of $1,139,375 the city as a whole last month still notched up another 0.3 per cent price uptick, according to CoreLogic.<\/p>\n<p>With price trends still in the positive, some suburbs are still delivering the type of capital growth, complemented by high rental returns, that captures the attention of property investors.<\/p>\n<p>Houses remain the preferred investment vehicle but unit prices have been outstripping houses in recent months.<\/p>\n<p>PropTrack\u2019s Senior Economist, Eleanor Creagh, on Friday (11 April) said that in Sydney, six of the top 10 suburbs where unit growth is outpacing house price growth this year are in the Inner West, Inner South West, or City and Inner South, namely <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=10041&amp;text=Dulwich%20Hill%20NSW%202203\" target=\"_blank\">Dulwich Hill<\/a>, <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=2215&amp;text=Mortdale%20NSW%202223\" target=\"_blank\">Mortdale<\/a>, <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=12460&amp;text=Rozelle%20NSW%202039\" target=\"_blank\">Rozelle<\/a>, <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=8161&amp;text=Bexley%20NSW%202207\" target=\"_blank\">Bexley<\/a>, <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=9420&amp;text=Balmain%20NSW%202041\" target=\"_blank\">Balmain<\/a> and <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=8666&amp;text=Petersham%20NSW%202049\" target=\"_blank\">Petersham<\/a>.<\/p>\n<p>Of all the suburbs in Australia, the house price premium over units is the most extreme in <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=7241&amp;text=Clontarf%20NSW%202093\" target=\"_blank\">Clontarf<\/a>, <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=13168&amp;text=Queens%20Park%20NSW%202022\" target=\"_blank\">Queens Park<\/a>, <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=7163&amp;text=Bellevue%20Hill%20NSW%202023\" target=\"_blank\">Bellevue Hill<\/a>, and <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=16133&amp;text=Vaucluse%20NSW%202030\" target=\"_blank\">Vaucluse<\/a>, in Sydney&#8217;s Northern Beaches and Eastern Suburbs. In these suburbs, houses can cost almost 10 times as much as units, with the difference in value ranging from $3 to $8 million.<\/p>\n<p>So where should property investors turn their attention in Sydney?<\/p>\n<p>Six property experts spoke to <em>API Magazine<\/em> and shared their thoughts on the suburbs that offered the best prospects for medium-term return on investment.<\/p>\n<p>From the top end of town to more affordable outskirt suburbs, here are the suburbs they think will have investors sipping cocktails on the beach in the future.<\/p>\n<h3><strong>Sydney\u2019s 2024 property investment hotspots<\/strong><\/h3>\n<h2><strong>Aaron Downie, founder and buyers agent, Mackenzie Property Group<\/strong><\/h2>\n<p>The East, Lower North Shore, and Northern Beaches could potentially see above-average capital growth<\/p>\n<p>Suburbs like <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=8133&amp;text=Coogee%20NSW%202034\" target=\"_blank\">Coogee<\/a>, <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=2897&amp;text=Neutral%20Bay%20NSW%202089\" target=\"_blank\">Neutral Bay<\/a> and <a href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=11840&amp;text=Curl%20Curl%20NSW%202096\">Curl Curl<\/a> really stand out. These areas, with median house values in the $3m to $4 million range, are known for their quality of life, access to amenities and strong demand from families, professionals and\u00a0investors, which may drive property values up.<\/p>\n<p>I anticipate units to continue outperforming in the Sydney market, driven by an upturn of investor interest, as well as by downsizers and those preferring the lifestyle Sydney offers over relocation alternatives.<\/p>\n<h2><strong>Allen Habbouchi, Head of Project Sales &amp; Distribution, aussieproperty.com<\/strong><\/h2>\n<p>Sydney\u2019s top three suburbs likely to keep delivering stronger than normal trends are Coogee, <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=709&amp;text=Kingsford%20NSW%202032\" target=\"_blank\">Kingsford<\/a> and <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=5431&amp;text=Kensington%20NSW%202033\" target=\"_blank\">Kensington<\/a>.<\/p>\n<p>This is mainly due to their strategic positioning within 10km of the CBD, university campuses, beaches and infrastructure.<\/p>\n<p>They offer lifestyle and investment opportunities to residents and investors alike.<\/p>\n<p>Ultimately these factors could potentially contribute to deliver stronger than expected growth for houses and units.<\/p>\n<h2><strong>Michael Martin, buyers agent, Investment Window<\/strong><\/h2>\n<p>It is among first home buyers who will be active in <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/news\/article\/three-best-property-investment-suburbs-in-each-capital-city-uncovered\" target=\"_blank\">the more affordable sub-$1 million bracket<\/a> where we anticipate above average price growth over the next year.<\/p>\n<p>Locations like <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=3671&amp;text=Liverpool%20NSW%202170\" target=\"_blank\">Liverpool<\/a> and <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=11353&amp;text=Campbelltown%20NSW%202560\" target=\"_blank\">Campbelltown<\/a> are already seeing 17 per cent annual increases in searches and this renewed interest will flow on to higher prices with the increased demand.<\/p>\n<p>Much of the <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/news\/article\/sydney-bucks-interstate-trend-with-higher-priced-suburbs-performing-best\" target=\"_blank\">outperformance of the luxury end of the market<\/a> has been due to the immunity of that segment to interest rate rises compared to the lower quartile. With the rate cuts now priced into rate market into the end of the year and start of 2025, we expect some of the serviceability constraints and buffers to ease.<\/p>\n<p><a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=16013&amp;text=Five%20Dock%20NSW%202046\" target=\"_blank\">Five Dock<\/a> is also a suburb seeing a lot higher search volumes, in Sydney\u2019s Inner west, where the Sydney Metro West project station is underway, which will enhance its already good transport links. It is close to the CBD and is relatively affordability compared to other nearby locations.<\/p>\n<h2><strong>The Agency, CEO of Real Estate, Matt Lahood<\/strong><\/h2>\n<p><a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/news\/article\/sydney-property-juggernaut-has-stalled-but-investor-targets-still-abound\" target=\"_blank\">Sydney\u2019s price trajectory is slowing<\/a> due to high interest rates and people having less disposable income. People don\u2019t have the borrowing power of previous years, which is reducing the rate of growth.<\/p>\n<p>The most likely places to resist this price pressure are <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=15846&amp;text=Alexandria%20NSW%202015\" target=\"_blank\">Alexandria<\/a>, <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=13331&amp;text=Burwood%20NSW%202134\" target=\"_blank\">Burwood<\/a> and, on the Central Coast, <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/research\/suburb-profile?id=12568&amp;text=Kincumber%20NSW%202251\" target=\"_blank\">Kincumber<\/a>.<\/p>\n<h2><strong>Liam Carmody, General Manager, Palise Property<\/strong><\/h2>\n<p>Despite the significant median price difference compared to other capital cities, outer suburbs in Sydney may not necessarily be the best performing.<\/p>\n<p>This can be attributed to various factors, including infrastructure, amenities, employment opportunities and lifestyle preferences.\u00a0<\/p>\n<p>Inner suburbs often offer better access to amenities and employment hubs, attracting higher-income individuals willing to pay premium prices.\u00a0<\/p>\n<p>Additionally, limited supply and high demand in inner suburbs contribute to price growth.
