{"id":3684,"date":"2024-04-17T05:00:00","date_gmt":"2024-04-17T05:00:00","guid":{"rendered":"https:\/\/royabhishek.in\/urbanbuyer\/why-is-melbournes-property-market-in-the-slow-lane-and-will-it-accelerate-in-2024-latest-residential-news\/"},"modified":"2024-04-17T05:00:00","modified_gmt":"2024-04-17T05:00:00","slug":"why-is-melbournes-property-market-in-the-slow-lane-and-will-it-accelerate-in-2024-latest-residential-news","status":"publish","type":"post","link":"https:\/\/royabhishek.in\/urbanbuyer\/why-is-melbournes-property-market-in-the-slow-lane-and-will-it-accelerate-in-2024-latest-residential-news\/","title":{"rendered":"Why is Melbourne&#8217;s property market in the slow lane and will it accelerate in 2024? &#8211; latest residential news"},"content":{"rendered":"<p> [ad_1]<br \/>\n<br \/><img decoding=\"async\" src=\"https:\/\/www.apimagazine.com.au\/media\/1003601\/melb.jpg\" \/><\/p>\n<div itemprop=\"articleBody\">\n<p>We often tell clients that bigger metropolitan centres record stronger growth, and this means the best places for Australians to invest are in Sydney and Melbourne.<\/p>\n<p>But looking through CoreLogic\u2019s recent data, the annual performance numbers tell a different story.<\/p>\n<p><a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/news\/article\/population-growth-to-keep-powering-perth-property-prices-upwards\" target=\"_blank\">Perth has had a runaway year<\/a> leading the pack, <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/news\/article\/units-lead-the-way-as-brisbane-clocks-up-13-months-of-record-capital-growth\" target=\"_blank\">followed by Brisbane<\/a> and Adelaide.<\/p>\n<p>Melbourne, on the other hand, looks like it\u2019s dawdling.<\/p>\n<p>It\u2019s not a great annual performance number and what it doesn\u2019t show us is that for the March quarter, Melbourne property prices actually fell 0.2 per cent.<\/p>\n<p>This marks quite a break from the decade 2010-2019 when Melbourne duelled with Sydney as the top performing market, often coming out on top.<\/p>\n<h2>Why the low capital growth this year?<\/h2>\n<p>It\u2019s actually quite difficult to put your finger on why Melbourne\u2019s growth has stalled over the last year.<\/p>\n<p>Certainly, the escalation in interest rates is a factor that has hit the Sydney and Melbourne markets harder in the last six months or so, while more affordable markets, like Perth and Adelaide, have shrugged off the increase in borrowing costs.<\/p>\n<p>There is also anecdotal evidence that the return of international investors with a change in their composition (more coming from New Zealand and India) is favouring the Sydney market.<\/p>\n<h2>State taxes and low-grade property<\/h2>\n<p>If there\u2019s one factor that sets this market apart it is the increase in property taxes.<\/p>\n<p>Victoria has increased land tax for homes that aren\u2019t the owner\u2019s principal place of residence (PPOR) and expanded the <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/news\/article\/foreigners-still-eyeing-aussie-property-despite-eye-watering-financial-hurdles\" target=\"_blank\">vacant residential land tax<\/a>.<\/p>\n<p>My team of advisers is seeing the result of the land tax change every weekend. While overall listings of properties for sale haven\u2019t increased that much, auction numbers have.<\/p>\n<p>A lot of this increase is being driven by older, asset rich yet cash constrained landlords. The tax increases are prompting them to pull out and put their assets on the market.<\/p>\n<p>Unfortunately, a lot of these properties are B-grade and C-grade and their lower sale prices are a contributing factor to low price growth of the overall market.<\/p>\n<p>But it\u2019s hardly the end of investment in Melbourne property. Indeed, real estate investor numbers have surged to 35.2 per cent of buyers this year, a significant increase from last year where the investor share was 27 per cent.<\/p>\n<p>I expect the investor share to continue increasing. In fact, looking forward I\u2019m quite optimistic about Melbourne\u2019s future as a property investment destination. \u00a0<\/p>\n<h2><strong>Victoria\u2019s thriving and diverse economy<\/strong><\/h2>\n<p>One of the reasons why we direct most investors towards bigger cities is because these centres have more diverse economies, which shield investors from one-sector downturns.<\/p>\n<p>In Australia, there\u2019s quite a variety of city economies with varying dependence on industry sectors.<\/p>\n<p>South East Queensland is heavily influenced by tourism. Perth is driven by mining, while Sydney is Australia\u2019s leader in the finance and tech industries.<\/p>\n<p>Melbourne isn\u2019t a leader in anything but it\u2019s a close second in almost every sector.<\/p>\n<p>That not only provides good insulation for the metropolitan area\u2019s residents from a one-industry downturn, but it also means the stream of skilled workers and other new residents is more dependable.<\/p>\n<p>That influx of professionals and younger residents from overseas not only provides demand for rental properties, it also adds to Melbourne\u2019s cultural life.<\/p>\n<p>And that cultural life in turn is a driver of visitor numbers and a drawcard for young Australians from regional areas to move to Melbourne.<\/p>\n<h2><strong>Population growth and property<\/strong><\/h2>\n<p>One of the reasons Melbourne performed so strongly in the decade leading up to Covid was <a rel=\"noopener noreferrer\" href=\"https:\/\/www.apimagazine.com.au\/news\/article\/forget-about-interest-rates-cost-of-living-and-the-economy-one-factor-is-dominating-the-property-market\" target=\"_blank\">population growth<\/a>.<\/p>\n<p>The metropolitan area was taking in an average of 1,500 new residents every week, mostly from overseas but also from interstate and regional Victoria.<\/p>\n<p>Covid brought a sharp break in that pattern but it has now resumed in force, with Melbourne taking in 450 people per day in 2023.<\/p>\n<p>Immigration brings impact on housing demand, both for purchases and rentals.<\/p>\n<p>In practice, there\u2019s typically a lag of around two and a half years between rising migrant numbers and a measurable impact on property prices.<\/p>\n<h2><strong>Rental returns<\/strong><\/h2>\n<p>In the 12 months to January 2024, Melbourne\u2019s asking rents increased 17 per cent for houses and 12.6 per cent for units, according to SQM Research.<\/p>\n<p>With a vacancy rate of 1.1 per cent, there is strong demand for well-located rental properties that is unlikely to be satisfied any time soon.<\/p>\n<p>For investors, that paints quite an appealing picture of rising cash flows from a well bought Melbourne property.<\/p>\n<h2>Melbourne\u2019s improving affordability<\/h2>\n<p>One of the major drawcards for overseas and interstate migrants to Melbourne is that the city offers the same economic and educational opportunities as Sydney but with a cost of living discount.<\/p>\n<p>We can see that advantage clearly when we look at average unit rentals in Australia\u2019s major cities.<\/p>\n<div style=\"width: 50%;
