double?<\/strong><\/p>\n<p>After all capital growth is one of the main reasons people invest in residential real estate.\u00a0<img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" capital city properties is about 7 per cent, <\/span><span style=\"line-height: 1.5em;\">which would mean properties should double in value every 10 years.<\/span><\/p>\n<p>The problem is naive investors believe this myth and buy any old property and think its value will double in a decade \u2013 I guess that&#8217;s why so many investors fail.<\/p>\n<p>But as with any good myth there is always partial truth.<\/p>\n<div class=\"notes\">\n<div class=\"notes-inner\"><span class=\"icon\"><picture><img decoding=\"async\" loading=\"lazy\" src=\"https:\/\/propertyupdate.com.au\/wp-content\/themes\/oldpaper\/img\/note.svg\" alt=\"pencil icon\"\/><\/picture><\/span><\/p>\n<p><span class=\"tips-notes\">Note: <\/span>So the truth is\u2026 some properties do double in value every 7 to 10 years, but many (most) don&#8217;t!<\/p>\n<\/div>\n<\/div>\n<h2><span id=\"how-much-will-your-house-be-worth-in-10-years\">How much will your house be worth in 10 years?<\/span><\/h2>\n<p><strong>The rule of 72<\/strong> states that for a simple way to work out how long it has taken a property or an area to double in value, divide 72 by the annual growth rate.<\/p>\n<p>If you want to know how many times it has doubled over a particular time frame replace the annual rate by the average annual rate over the same time period.<\/p>\n<blockquote>\n<p>For example, if you think a property will grow 10% per annum, just divide 72 by 10% and that tells you that it&#8217;ll take 7.2 years to double.<\/p>\n<\/blockquote>\n<p>Currently Australia is still working its way through the effects of its first recession in almost 3 decades and even though our property markets have rebounded, all those failed forecasts of last year show you how it is difficult to predict where property prices will be in three months, let alone seven to 10 years into the future.<\/p>\n<p><strong>But\u00a0let&#8217;s\u00a0dig deeper\u2026<\/strong><\/p>\n<p>The following chart from <strong>CoreLogic<\/strong> shows that all property markets, other than Melbourne, finished 2020 higher than they started, and Melbourne has made up most of its lost ground and is likely to reach new heights again shortly.<\/p>\n<p>In fact the modest coronavirus induced housing correction came to an end in the middle of October 2020 and that our housing markets are clearly on the move again.<\/p>\n<p><a href=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/12\/Screen-Shot-2020-12-25-at-7.06.05-pm.png\"><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-149478 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/12\/Screen-Shot-2020-12-25-at-7.06.05-pm-1160x474.png\" alt=\"Economy Prospect\" that some properties outperform others with regard to capital growth by 50 to 100%, meaning\u00a0there is no reason why strategic property investors who buy an investment grade property in 2021 will not see the value of that property double within the next seven to 10 years (or one full property cycle).<\/p>\n<p>The problem is&#8230;in my mind only around 4% of the properties on the market currently are what I would call &#8220;investment-grade.&#8221;<\/p>\n<p><strong>But let&#8217;s take a long term perspective and see what&#8217;s happened in the past.<\/strong><\/p>\n<h2><span id=\"annual-property-growth-rate-in-australia\">Annual property growth rate in Australia<\/span><\/h2>\n<p>According to\u00a0<strong>Corelogic<\/strong>\u00a0research reported by\u00a0<a href=\"https:\/\/www.aussie.com.au\/content\/dam\/aussie\/documents\/home-loans\/aussie_25_years_report.pdf\" target=\"_blank\" rel=\"noopener\">Aussie<\/a>, nationally the median house value has delivered an<strong> annual growth rate of 6.8%<\/strong> over the 25 years to 2018 and have risen in value by 412%, from $111,524 to $459,900 over that quarter of a century.<\/p>\n<p>Apartments delivered an annual growth rate of 5.9% and have increased in value by $392,000 (+316%) since 1993.<\/p>\n<p><strong>In 1993\u00a0<\/strong>the median house value across Australia was just $111,524 and interesting apartments showed a slightly higher median value, at $123,840.<\/p>\n<p>It\u2019s the old story\u2026who wouldn\u2019t like to buy the home their parents bought for the price they paid?<\/p>\n<p>\u00a0<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"wp-image-114987 aligncenter img-responsive img-responsive\" significant trend in the last few decades has been Australia\u2019s adoption of apartment living.<\/p>\n<p>Here\u2019s how apartments have been performing:<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"size-full wp-image-114992 aligncenter img-responsive img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/07\/6600898jpg.jpg\" sizes=\"auto, (max-width: 605px) 100vw, 605px\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/07\/6600898jpg-300x200.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/07\/6600898jpg.jpg 605w\" alt=\"6600898jpg\" width=\"605\" height=\"403\"\/><\/p>\n<p>Of course there are markets within markets, so by geography, some by price point and some by the type of property.<\/p>\n<p><strong>That&#8217;s why you can&#8217;t really use capital growth figures for a city like Sydney or Melbourne and make broad brush conclusions.<\/strong><\/p>\n<p>You need to examine capital growth a a particular suburb, to be more accurate a particular neighbourhood within a suburb.<\/p>\n<p><span style=\"line-height: 1.5em;\">It&#8217;s also important to remember that&#8230;<\/span><\/p>\n<h2><span id=\"the-life-cycle-of-property-markets\">The life-cycle of property markets<\/span><\/h2>\n<p>The truth is that property markets move in cycles. This means that each state has its own property cycle and there are cycles within each cycle.<\/p>\n<section id=\"image-carousel\" class=\"splide\" aria-label=\"Beautiful Images\"\/>\n<p>Different areas, different price points and different types of property have their own cycle.<\/p>\n<p>Looking into these further, you&#8217;ll find that in each 10-year period there seems to be three or four years when the market is flat and in some cases the property values fall.<\/p>\n<p><strong>Then there are three or four years of low capital growth followed by a few years of strong price growth during the boom stage of the cycle.<\/strong><\/p>\n<p>As a property investor it\u2019s important to be aware of and prepared for these cycles and your best chance of achieving above average capital growth is buying the right property, at the right price and most importantly in the right location as location will do around 80% of the heavy lifting for your property&#8217;s capital growth.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-72455 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/09\/17034015_l-300x200.jpg\" alt=\"17034015_l\" width=\"300\" height=\"200\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/09\/17034015_l-300x200.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/09\/17034015_l-800x533.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/09\/17034015_l-600x400.jpg 600w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/09\/17034015_l-768x512.jpg 768w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/09\/17034015_l-1024x683.jpg 1024w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/09\/17034015_l-1160x773.jpg 1160w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/><\/p>\n<p>A study by the <a href=\"https:\/\/www.ahuri.edu.au\/research\/final-reports\/187\">Australian Housing and Urban Research Institute<\/a> found that both in percentage terms and in absolute terms over the long haul, suburbs located reasonably close to the CBD where demand is high, close to employment and where the most people want to live and where there is no land available for release, outperformed the outer suburbs with regard to capital growth.<\/p>\n<p>Research by <strong>John Lindeman<\/strong> of <a href=\"http:\/\/www.understandproperty.com.au\/Understand_Property\/index\">Understand Property<\/a> confirmed that, in general, capital growth is greater in our capital cities than in regional centers.<\/p>\n<p>This means that while the value of well located properties in our capital cities have averaged around 6.8% growth over the last\u00a0quarter of a century,\u00a0overall regional growth has been lower.<\/p>\n<h3>So what&#8217;s ahead?<\/h3>\n<p>While past performance isn\u2019t always the best predictor of the future, and clearly some housing trends are likely to change after many of us lived in a Coronavirus cocon; if property prices were to rise in the future at the same rate as over the past twenty five years, here\u2019s what Aussie\u2019s report forecasts:<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"size-full wp-image-114993 aligncenter img-responsive img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/07\/6790-.jpg\" sizes=\"auto, (max-width: 605px) 100vw, 605px\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/07\/6790--300x200.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/07\/6790-.jpg 605w\" alt=\"6790 \" width=\"605\" height=\"403\"\/><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"size-full wp-image-114995 aligncenter img-responsive img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/07\/468904.jpg\" sizes=\"auto, (max-width: 605px) 100vw, 605px\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/07\/468904-300x208.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/07\/468904.jpg 605w\" alt=\"468904\" width=\"605\" height=\"419\"\/><\/p>\n<p>\u00a0<\/p>\n<p style=\"text-align: center;\"><em>Source:\u00a0<\/em><a href=\"https:\/\/www.aussie.com.au\/content\/dam\/aussie\/documents\/home-loans\/aussie_25_years_report.pdf\" target=\"_blank\" rel=\"noopener\"><em>Aussie and CoreLogic<\/em><\/a><em>\u00a0Median values have been extrapolated based on applying the annual compounding growth in median values over the past twenty five years to current median house and unit values.<\/em><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-full wp-image-115009 img-responsive img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/07\/Depositphotos_9286992_s-2015.jpg\" alt=\"Depositphotos 9286992 S 2015\" width=\"300\" height=\"200\"\/>Yes, it\u2019s hard to believe that the median house in Sydney\u2019s value could be $6.35 million and $5.82 million in Melbourne.<\/p>\n<p>Obviously these are simple extrapolations and don\u2019t, in fact can\u2019t, account for the many economic, demographic and political variables that will play out over the next quarter of a century.<\/p>\n<p>However Australia has a \u201cbusiness plan\u201d to keep growing its population.<\/p>\n<p>This plus the ongoing wealth of our nation should underpin the growth in value of our property markets.<\/p>\n<p>Sure our borders are closed at present but prior to that Australia\u2019s annual population growth of 1.4 percent added around 340,000 people to our population each year, and this is likely to be the case again once a Covid19 vaccine is available.<\/p>\n<p>While 1.4% growth may not sound like much, we\u2019re adding the equivalent of one new Darwin every 20 weeks or a new Tasmania is stuffed into our capital cities every 18 months.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-full wp-image-115010 img-responsive img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/07\/Depositphotos_115799120_s-2015.jpg\" alt=\"Depositphotos 115799120 S 2015\" width=\"300\" height=\"200\"\/>Sydney was growing much faster than the national averages and was on track to add almost two million people to its population by 2037, which is the equivalent of adding a new Perth into Sydney.<\/p>\n<p>Of course Melbourne was Australia\u2019s fastest-growing city, growing 18% faster than Sydney, meaning Melbourne is set to overtake Sydney as Australia\u2019s biggest city sometime in the 2030\u2019s<\/p>\n<h2><span id=\"how-do-you-outperform-the-market-averages\">How do you outperform the market averages?<\/span><\/h2>\n<p>The\u00a0system that we use at <a href=\"https:\/\/metropole.com.au\/home-buying\/\">Metropole<\/a> which has helped many clients build substantial property portfolios by identifying properties that do in fact double in value in less than 10 years uses what I call our <b>top down approach<\/b> (going from the macro to the micro):<\/p>\n<p>This starts with examining the macro factors affecting our property markets and drills down to the micro level.<\/p>\n<ol>\n<li>We\u00a0 start by looking at the big picture \u2013 the <strong>macro-economic environment.<\/strong><\/li>\n<li>Then we look for the <strong>right state<\/strong> in which to invest. One that will outperform the Australian market averages because of its economic growth and population growth.<\/li>\n<li>Then within that state,we look for the <strong>suburbs<\/strong> that will outperform with regards to capital growth.<br \/>We\u2019ve found some suburbs have 50 to 100 per cent more capital growth than others over a 10-year period.\u00a0<img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-72648 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/09\/20046339_l-300x298.jpg\" alt=\"20046339_l\" width=\"300\" height=\"298\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/09\/20046339_l-300x298.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/09\/20046339_l-800x795.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/09\/20046339_l-600x596.jpg 600w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/09\/20046339_l-150x150.jpg 150w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/09\/20046339_l-768x764.jpg 768w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/09\/20046339_l-1024x1018.jpg 1024w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/09\/20046339_l-1160x1153.jpg 1160w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/><strong>Obviously those are the suburbs we target. <\/strong>And it\u2019s all about demographics. These will be areas where more owner occupiers will want to live because of lifestyle choices and one where the locals will be prepared to, and can afford to, pay a premium price to live because they have higher disposable incomes. These are often gentrifying neighbourhoods as well<\/li>\n<li>Then we look for the <strong>right location<\/strong> within that suburb. Some liveable streets will always outperform others and in those streets, some properties will always be more desirable than others.<\/li>\n<li>Then within that location we look for the <strong>right property<\/strong>. And finally, we only buy at&#8230;<\/li>\n<li>The <strong>right price<\/strong>, but I\u2019m not suggesting a \u201ccheap\u201d property \u2013 there will always be cheap properties around in secondary locations. I mean the right property at a good price.<\/li>\n<\/ol>\n<h2><span id=\"how-to-know-which-is-the-right-property-to-buy\">How to know which is the right property to buy?<\/span><\/h2>\n<p>We follow our <strong>6 Stranded Strategic Approach and only buy a property:<\/strong><\/p>\n<ol>\n<li>That would <strong>appeal to owner occupiers<\/strong>.\u00a0<img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-117948 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/08\/home-buyers-300x204.jpg\" alt=\"Questions About Home Ownership\" width=\"300\" height=\"204\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/08\/home-buyers-300x204.jpg 300w, sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/><br \/>Not that we&#8217;re planning to sell the property, but because owner occupiers will buy similar properties pushing up local real estate values.<br \/>This will be particularly important in the future as the percentage of investors in the market is likely to diminish<\/li>\n<li><strong>Below intrinsic value<\/strong> \u2013 that\u2019s why we avoid new and off-the-plan properties which come at a premium price.<\/li>\n<li>With a <strong>high land to asset ratio<\/strong> \u2013 that doesn\u2019t necessarily mean a large block of land, but one where the land component makes up a significant part of the asset value.<\/li>\n<li>In an area that has a long history of strong capital growth and that will <strong>continue to outperform the averages<\/strong> because of the demographics in the area as mentioned above.<\/li>\n<li>With a <strong>twist<\/strong> \u2013 something unique, or special, different or scarce about the property, and finally\u2026<\/li>\n<li>Where they can <strong>manufacture capital growth<\/strong> through refurbishment, renovations or redevelopment rather than waiting for the market to do the
