that compares to 24.4% in 2016.<\/p>\n<p><a href=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/07\/chart01-2.jpg\"><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-post-fullsize wp-image-166871 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/07\/chart01-2-800x669.jpg\" alt=\"Chart01\" width=\"800\" height=\"669\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/07\/chart01-2-800x669.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/07\/chart01-2-300x251.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/07\/chart01-2-827x692.jpg 827w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/07\/chart01-2-600x502.jpg 600w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/07\/chart01-2.jpg 1454w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/a><\/p>\n<p>While that seems like a small decline, the reduction in household size equates to a significant increase in demand because, as we know, a smaller household size leads to the requirement for a larger number of households.<\/p>\n<p>And all these households need somewhere to live.<\/p>\n<p>The shrinking household size has acted to put more pressure on an already tight property market, creating a <a href=\"https:\/\/propertyupdate.com.au\/if-australia-is-in-a-housing-crisis-why-are-there-so-many-vacant-homes\/\" target=\"_blank\" rel=\"noopener\">housing crisis<\/a>.<\/p>\n<p>Meanwhile, demand for detached property soared, especially in lifestyle suburbs, as homeowners looked for more space while working from home amid the Covid-19 pandemic.<\/p>\n<p>More than ever before, a larger number of buyers were looking for larger properties and shying away from smaller units in inner-city areas.<\/p>\n<p>Those living in one-bedroom apartments seem to want two-bedroom apartments.<\/p>\n<p>Those living in three-bedroom homes seem to want an extra bedroom.<\/p>\n<p>Everyone seems to need a Zoom Room nowadays, don\u2019t they?<\/p>\n<p>The change in demand created a bottleneck with the number of buyers looking for 3+ bedroom properties far outweighing the supply of that type of property &#8211; hence robustly strong and soaring house prices over the past couple of years.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-post-image wp-image-166873 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/07\/house-size-800x450.jpg\" alt=\"House Size\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/07\/house-size.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/07\/house-size-300x169.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/07\/house-size-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/p>\n<h2><span id=\"shrinking-households-is-a-broader-trend\">Shrinking households is a broader trend<\/span><\/h2>\n<p>Shrinking household size is part of a broader trend of an ageing population combined with couples forming and having children later in life.<\/p>\n<p>The Census data also shows that 3-person and larger households have declined as a proportion of households.<\/p>\n<section id=\"image-carousel\" class=\"splide\" aria-label=\"Beautiful Images\"\/>\n<p>Meanwhile, the proportion of couple households has remained steady and single-person households have risen to 25.56%, from 24.42% in 2016.<\/p>\n<p>At the same time, the <a href=\"https:\/\/www.afr.com\/property\/residential\/households-shrink-when-covid-19-knocks-on-the-door-20220628-p5ax85\" target=\"_blank\" rel=\"noopener\"><em>AFR<\/em> notes<\/a>, the proportion of 4-bedroom or more homes has increased by over 2% to 34.8%, far higher than the rise in 1-bedroom homes.<\/p>\n<p>This data suggests that PowerHousing Australia <a href=\"https:\/\/www.afr.com\/property\/residential\/households-shrink-when-covid-19-knocks-on-the-door-20220628-p5ax85\" target=\"_blank\" rel=\"noopener\">told the <em>AFR<\/em><\/a><em>,<\/em> that the type of housing that Australia is supplying is \u201cout of whack with what is needed\u201d.<\/p>\n<h2><span id=\"rental-vacancy-rates-have-plummeted\">Rental vacancy rates have plummeted<\/span><\/h2>\n<p><a href=\"https:\/\/propertyupdate.com.au\/residential-rents-hit-record-highs-as-national-vacancy-rates-plummet\/\" target=\"_blank\" rel=\"noopener\">Vacancy rates<\/a> across national dwellings fell to a record low of 1.2%, down from 2.2% this time last year, led by falls in available rental properties across all cities except for Canberra, where vacancies lifted marginally to a relatively tight 1.1%, according to the latest <a href=\"https:\/\/www.corelogic.com.au\/news-research\/news\/2022\/residential-rents-hit-record-highs-as-national-vacancy-rates-plummet\" target=\"_blank\" rel=\"noopener\">Corelogic data<\/a>.<\/p>\n<p>This has forced rent prices to be 9.1% higher across the capital cities and up 10.8% in regional areas compared to June 2021.<\/p>\n<p>And the shortfall in rental supply levels has placed considerable pressure on the market, with rental listings in June -34.0% below the country\u2019s long-term average for this time of year.<\/p>\n<p>And as overseas migration picks up, it\u2019s likely rental demand will continue to increase; however, affordability constraints may eventually limit the rate of growth.<\/p>\n<blockquote>\n<p>\u201cDespite growing affordability concerns, rental markets are expected to remain tight for some time yet partly due to a shortage of supply following a long period of low l investment activity between 2015 and 2021, but also due to renewed rental demand as international migration recovers,\u201d Corelogic Research Director Tim Lawless said.<\/p>\n<p>\u201cWorsening affordability could have a negative impact on rental demand as more people try to minimise costs by maximising occupancy rates or reforming larger households.<\/p>\n<p>\u201cHowever, this will likely be offset by additional rental demand as international migration returns to pre-Covid levels.\u201d<\/p>\n<\/blockquote>\n<h2><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-post-image wp-image-165871 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/06\/renting-market3-800x450.jpg\" alt=\"Renting Market3\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/06\/renting-market3.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/06\/renting-market3-300x169.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/06\/renting-market3-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/h2>\n<h2><span id=\"a-word-of-warning\">A word of warning<\/span><\/h2>\n<p>It is a bleak time for tenants facing short supply and higher prices as the rental crisis continues to deepen, particularly in our capital cities.<\/p>\n<p>And while property investors can look forward to rising rental returns, it\u2019s important to remember that as an investor, your future income is dependent upon your tenants\u2019 abilities to pay you increasing rent over time.<\/p>\n<p>That\u2019s why it\u2019s important to own properties in the right suburbs &#8211;
