prices are still exceptionally high versus the average household income in the majority of suburbs across the city.<\/p>\n<p>Thanks to historically low interest rates, government incentives, pandemic-induced interstate migration, and historic levels of demand from buyers over the past two years, prices have surged across most of the country.<\/p>\n<p>Data shows that Australia\u2019s overall property prices beat records in the final quarter of 2021, with the national median house price surpassing $1 million for the first time.<\/p>\n<p>That\u2019s a 25.7% year-on-year surge in house prices and a 7.7% year-on-year increase for units.<\/p>\n<p>For <a href=\"https:\/\/propertyupdate.com.au\/property-investment-sydney\/\" target=\"_blank\" rel=\"noopener\">Sydney<\/a>, price growth was just as strong.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-post-image wp-image-154367 img-responsive jetpack-lazy-image\" target=\"_blank\" rel=\"noopener\">Domain data<\/a> shows that Sydney\u2019s median property price currently sits at $1,590,932, versus $1,314,383 12 months ago.<\/p>\n<p>And over the past five years, the price difference is even more pronounced.<\/p>\n<p>Let alone the price difference thanks to the 400% growth we\u2019ve seen over the past 30 years.<\/p>\n<p>That\u2019s the cost of living in an international city on the water which offers an unparalleled lifestyle.<\/p>\n<p>But if you think the recent price surges are high, take a look at some of the Sydney suburbs where <a href=\"https:\/\/propertyupdate.com.au\/these-96-australian-suburbs-doubled-their-house-prices-in-the-last-five-years\/\" target=\"_blank\" rel=\"noopener\">price growth was particularly exceptional<\/a>.<\/p>\n<p>For example, Sydney\u2019s modest northern beaches suburb of Warriewood achieved an enormous 51.6% increase over the course of 2021 to set a new record median house price of $2.19 million.<\/p>\n<p>Units in the suburb, meanwhile, surged 28.8% to $1.185 million.<\/p>\n<p>The luxury beach suburb of <a href=\"https:\/\/propertyupdate.com.au\/the-10-best-beach-suburbs-in-sydney\/\" target=\"_blank\" rel=\"noopener\">Palm Beach<\/a> also saw median house prices jump 45.2% to $5.7 million over the year while <a href=\"https:\/\/propertyupdate.com.au\/top-10-most-expensive-homes-sold-in-australia-in-2021\/\" target=\"_blank\" rel=\"noopener\">Manly<\/a> and Marsfield both enjoyed a 45% increase in their annual median house prices to $4.405 million and $1.305 million respectively.<\/p>\n<h2><span id=\"not-every-suburb-follows-the-same-trend\">Not every suburb follows the same trend<\/span><\/h2>\n<p>Sydney\u2019s prices have trended higher but there are some exceptions, even amid a property boom.<\/p>\n<p>Data by <a href=\"https:\/\/www.domain.com.au\/news\/the-suburbs-where-property-prices-are-cheaper-now-than-they-were-5-years-ago-1136171\/?\" target=\"_blank\" rel=\"noopener\">Domain<\/a> found that there are a handful of suburbs in New South Wales where prices are actually cheaper now than what they were in 2017 \u2013 significantly, in some cases.<\/p>\n<p>Interestingly, they\u2019re all in Sydney and they\u2019re all units.<\/p>\n<p>For example, Kingswood in Sydney\u2019s west currently has a median property price of $387,500, which is significantly lower than just five years ago &#8211; 14.4% lower in fact.<\/p>\n<p>Harris Park, also in Sydney\u2019s west, has also seen prices drop 14.2% to a new median of $430,000.<\/p>\n<p>But it&#8217;s not only western suburbs that have made the list.<\/p>\n<p>Eastwood and North Ryde in the upper north shore also have median unit prices far lower than 5 years ago &#8211; a respective 10.6% and 9.6% lower to be exact.<\/p>\n<p>Even unit prices in the city\u2019s more affluent east have struggled to ignite in line with the national increases.<\/p>\n<section id=\"image-carousel\" class=\"splide\" aria-label=\"Beautiful Images\"\/>\n<p>Ultimo, Eastgardens, Zetland, and even Centennial Park all have 9.1%, 8.8%, 6.9%, and 0.9% lower median prices than 5 years ago respectively.<\/p>\n<p>Large influxes of new apartment buildings in some suburbs have led to an oversupply which peaked around 2016, while the recent sea- or tree-change shift also saw people move away from inner-city suburbs in favour of regional and outer-city suburbs in order research<\/span><\/h2>\n<p>While it might be tempting to be attracted to the low price growth in some of these suburbs, it\u2019s important to remember that low median house prices alone aren\u2019t enough alone to warrant a good investment opportunity.<\/p>\n<p>\u2018Cheap\u2019 property will always be \u2018cheap\u2019 so don\u2019t get lured into thinking you\u2019re getting a bargain.<\/p>\n<p>Also, don\u2019t expect <a href=\"https:\/\/propertyupdate.com.au\/what-makes-an-investment-grade-property\/\" target=\"_blank\" rel=\"noopener\">investment-grade<\/a> returns from secondary locations and properties.<\/p>\n<p>Of course, we all know by now that location will do about 80% of the heavy lifting of a property\u2019s capital growth.<\/p>\n<p>And that\u2019s why it\u2019s important to buy your <a href=\"https:\/\/propertyupdate.com.au\/property-investment-complete-guide\/\" target=\"_blank\" rel=\"noopener\">investment property<\/a> in a suburb that is dominated by more homeowners, rather than a suburb where tenants predominate.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-post-image wp-image-148536 chief of research and economics at Domain, agrees that while the opportunity to buy for less than 2017 prices is very real, buyers need to do their homework before leaping in.<\/p>\n<blockquote>\n<p><em>\u201cIf you\u2019re looking to purchase a unit \u2013 and many are because we\u2019ve seen houses over-perform \u2013 it always goes back to what is the quality and point of difference in the place you\u2019re purchasing? <\/em><\/p>\n<p><em>And how broad is that buyer pool going to be when you go to sell it down the track?\u201d <\/em>she said.<\/p>\n<p><em>\u201cIt\u2019s important to buy a property that\u2019s going to enable you to buy in the future and upgrade.\u00a0<\/em><\/p>\n<p><em>\u201cIf you\u2019re looking to purchase a unit in these areas where prices are still below that of 2017 levels, make sure you understand the developer you\u2019re buying from, and what\u2019s the point of difference between your place and others.\u201d<\/em><\/p>\n<\/blockquote>\n<p>Our advice at <a href=\"https:\/\/metropole.com.au\/metropole-sydney\/\" target=\"_blank\" rel=\"noopener\">Metropole<\/a> is even firmer than that \u2013 <strong>don\u2019t fight the big trends<\/strong> \u2013 if these apartments could not perform during a boom, why would you expect them to perform well in the long term?<\/p>\n<p>Just avoid
