in the property market.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-post-image wp-image-69200 img-responsive jetpack-lazy-image\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/07\/15392739_l-800x450.jpg\" alt=\"15392739_l\" width=\"800\" height=\"450\" data-lazy-srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/07\/15392739_l-800x450.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/07\/15392739_l-600x338.jpg 600w\" data-lazy-sizes=\"(max-width: 800px) 100vw, 800px\" data-lazy-src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/07\/15392739_l-800x450.jpg?is-pending-load=1\" srcset=\"data:image\/gif;base64,R0lGODlhAQABAIAAAAAAAP\/\/\/yH5BAEAAAAALAAAAAABAAEAAAIBRAA7\"\/><\/p>\n<p><noscript><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-post-image wp-image-69200 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/07\/15392739_l-800x450.jpg\" alt=\"15392739_l\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/07\/15392739_l-800x450.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/07\/15392739_l-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/noscript><\/p>\n<p>If we haven\u2019t personally looked back on a property that, in retrospect, we could have bought for next to nix, then we know someone who does.<\/p>\n<p>This was the case with a Sydney investor I met recently, who lamented the fact that his grandma sold her prime piece of real estate for a song in 1985.<\/p>\n<p>The family was given the opportunity to buy the apartment, perched on Sydney\u2019s harbour \u2013 quite literally on the waterfront, overlooking the Harbour Bridge and Opera House \u2013 for around $180,000, but no one was interested.<\/p>\n<p><strong>So some lucky buyer picked up the two-bedroom apartment, which would currently be worth well over $2.5 million.<\/strong><\/p>\n<p>In these situations, investors can often become annoyed or frustrated over their \u2018lost opportunities\u2019, but not much can be gained from that mindset.<\/p>\n<h2><span id=\"after-all-its-not-exactly-news-that-property-prices-increase-significantly-over-time\">After all, it\u2019s not exactly news that property prices increase significantly over time.<\/span><\/h2>\n<p>Most people are fairly clued up to the fact that the price and value of real estate generally grow as each decade ticks over.<\/p>\n<p>That\u2019s why it\u2019s often said that <strong><em>time in the market<\/em><\/strong>, rather than timing the market, is the safest way to invest in property.<\/p>\n<p>That\u2019s one of the reasons I\u2019ve always encouraged young home buyers and investors to get into the property market because I believe that the earlier you start, the better off you\u2019ll be in the long run as compounding (of property price growth) and time work their magic.<\/p>\n<p>The proof of this philosophy is pretty much in the pudding, as property values have grown exponentially over the years.<\/p>\n<p>Let\u2019s assume that you bought your first home or investment property just over 40 years ago, in 1976.<\/p>\n<ul>\n<li>Sydney \u2013 $36,800<\/li>\n<li>Canberra \u2013 $35,100<\/li>\n<li>Melbourne \u2013 $32,900<\/li>\n<li>Adelaide \u2013 $29,800<\/li>\n<li>Hobart \u2013 $31,575<\/li>\n<li>Perth \u2013 $33,000<\/li>\n<li>Brisbane \u2013 $26,275<\/li>\n<\/ul>\n<p><strong>There are a few interesting things that come out of these figures.<\/strong><\/p>\n<ol>\n<li>How cheap property prices seem when you look back today (not that they seemed inexpensive at the time)<\/li>\n<li>Brisbane was the cheapest capital city\u00a0then, well behind Hobart and Adelaide.<\/li>\n<\/ol>\n<h2><span id=\"its-important-to-keep-things-in-perspective-though\">It\u2019s important to keep things in perspective, though.<\/span><\/h2>\n<p>The average wage in the mid-1970s was around $6,000, according to the Australian Bureau of Statistics, so the median Sydney house price was almost six times the value of the average annual income.<\/p>\n<p>Forty years on, both wages and house prices are considered higher, although they haven\u2019t grown at a consistent pace.<\/p>\n<p>Sydney\u2019s median is now 27 times higher than it was in 1975; if wages had matched that pace, the average wage would now be $162,000.<\/p>\n<p><strong>Of course two of the big reasons behind this are:<\/strong><\/p>\n<ol>\n<li>There are more 2 income families (both partners working) today than there were 40 years ago increasing disposable household income.<\/li>\n<li>Interest rates are at historic lows substantially increasing affordability. The standard variable interest rate in 1976 was 9.88%, meaning you needed to pay up to three times as much interest to service the same dollar value of the loan.<\/li>\n<\/ol>\n<h2><span id=\"house-prices-today\">House prices today:<\/span><\/h2>\n<p>According to CoreLogic, median capital city property values at the end of July 2021 were as follows:<\/p>\n<ul>\n<li>Sydney \u2013 $1,017,692<\/li>\n<li>Melbourne \u2013 $762,068<\/li>\n<li>Perth \u2013 $532,392<\/li>\n<li>Canberra \u2013 $793,872<\/li>\n<li>Brisbane \u2013 $598,615<\/li>\n<li>Darwin \u2013 $486,054<\/li>\n<li>Adelaide \u2013 $516,454<\/li>\n<li>Hobart \u2013 $621,102<\/li>\n<\/ul>\n<h2><span id=\"and-this-is-a-great-time-to-enter-the-property-market\">And this is a great time to enter the property market.<\/span><\/h2>\n<p>Sure our property markets have been strong despite all the challenges thrown at them.<\/p>\n<p>And yes, property prices seem expensive in some locations; but knowing what you know now, who wouldn\u2019t have liked to buy their parent\u2019s house for what your parents paid years ago?<\/p>\n<p>Wouldn\u2019t it be great to have a crystal ball and take a peek into property markets of the future and see where real estate prices will be in another 40 years?<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-post-image wp-image-154483 img-responsive jetpack-lazy-image\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/06\/analyzing-property-800x450.jpg\" alt=\"Analyzing Property\" width=\"800\" height=\"450\" data-lazy-srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/06\/analyzing-property-800x450.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/06\/analyzing-property-600x338.jpg 600w\" data-lazy-sizes=\"(max-width: 800px) 100vw, 800px\" data-lazy-src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/06\/analyzing-property-800x450.jpg?is-pending-load=1\" srcset=\"data:image\/gif;base64,R0lGODlhAQABAIAAAAAAAP\/\/\/yH5BAEAAAAALAAAAAABAAEAAAIBRAA7\"\/><\/p>\n<p><noscript><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-post-image wp-image-154483 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/06\/analyzing-property-800x450.jpg\" alt=\"Analyzing Property\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/06\/analyzing-property-800x450.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/06\/analyzing-property-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/noscript><\/p>\n<p>In its absence, I think it\u2019s a pretty safe bet to assume that in the long term, property values will continue to grow, underpinned by our growing population and the general wealth of our nation.<\/p>\n<p>It\u2019s important to keep this in mind when you\u2019re negotiating your next property deal, as squabbling over $5,000, $10,000 or even $20,000 in today\u2019s dollars is unlikely to have a huge impact on your eventual wealth.<\/p>\n<p>An opportunity like the present &#8211; a once-in-a-generation property boom &#8211; doesn&#8217;t come around too often in your life.<\/p>\n<h2><span id=\"that-doesnt-mean-you-should-buy-any-old-property\">That doesn&#8217;t mean you should buy any old property<\/span><\/h2>\n<p>Just like over the last 40 years, in the next 40 years, some properties are going to outperform others &#8211; that is why you need to buy <a href=\"https:\/\/propertyupdate.com.au\/what-makes-an-investment-grade-property-2\/\" target=\"_blank\" rel=\"noopener\">&#8220;investment grade properties.&#8221;<\/a><\/p>\n<p>And remember the location of your property is going to do around 80% of the heavy lifting with regards to its capital growth &#8211; so choose your location wisely.<\/p>\n<p>When you invest there are 3 main variables:<\/p>\n<ol>\n<li><strong>Your budget<\/strong> &#8211; and that&#8217;s generally determined by the banks<\/li>\n<li><strong>Location<\/strong> &#8211; as I said, don&#8217;t compromise on this<\/li>\n<li><strong>The property you purchase in that location<\/strong> &#8211; as I said, is an investment-grade property.<\/li>\n<\/ol>\n<h2><span id=\"but-to-ensure-you-buy-the-right-property-lets-look-at-a-few-trends-i-see-moving-forward\">But to ensure you buy the right property let&#8217;s look at a few trends I see moving forward&#8230;<\/span><\/h2>\n<p><strong>1. Property demand from home buyers is going to continue to be strong<\/strong><\/p>\n<p>Currently, home prices are surging around Australia, auction clearance rates remain high, and the media keeps reminding us we\u2019re in a property boom.<\/p>\n<p>The result is emotions are running high at the moment, with FOMO (fear of missing out) being a common theme around Australia\u2019s property markets.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-post-image wp-image-108400 img-responsive jetpack-lazy-image\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/04\/melbourne-million-boom-800x450.jpg\" alt=\"Melbourne Million Boom\" width=\"800\" height=\"450\" data-lazy-srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/04\/melbourne-million-boom-800x450.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/04\/melbourne-million-boom-600x338.jpg 600w\" data-lazy-sizes=\"(max-width: 800px) 100vw, 800px\" data-lazy-src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/04\/melbourne-million-boom-800x450.jpg?is-pending-load=1\" srcset=\"data:image\/gif;base64,R0lGODlhAQABAIAAAAAAAP\/\/\/yH5BAEAAAAALAAAAAABAAEAAAIBRAA7\"\/><\/p>\n<p><noscript><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-post-image wp-image-108400 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/04\/melbourne-million-boom-800x450.jpg\" alt=\"Melbourne Million Boom\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/04\/melbourne-million-boom-800x450.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/04\/melbourne-million-boom-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/noscript><\/p>\n<p>One of the leading indicators I watch carefully is finance housing approvals, and these are suggesting that more Aussies are looking at getting into the property and we will have strong ongoing demand from owner-occupiers and investors over the next 6 months.<\/p>\n<p>Now, with borrowing costs lower than they ever have been, the reassurance that interest rates won\u2019t rise for a number of years, it is likely that buyer demand will remain strong throughout the year.<\/p>\n<section id=\"image-carousel\" class=\"splide\" aria-label=\"Beautiful Images\"\/>\n<p>In fact, this is a self-fulfilling prophecy\u2026<\/p>\n<p>As property values increase and the media reports more positively about our property markets, FOMO will mean more buyers will be keen to get in the market before it prices them out.<\/p>\n<p><strong>2.
