performed strongly with almost 13% growth over the last year.<\/p>\n<\/div>\n<\/div>\n<p>What an incredible 12 months for our <a href=\"https:\/\/propertyupdate.com.au\/australian-property-market\/\" target=\"_blank\" rel=\"noopener\">property markets around the country<\/a>!<\/p>\n<p>Amazingly, you could have purchased a property anywhere a year ago and you would have made money.<\/p>\n<p>On the surface every property looks good in a rising market, but how well have you really done?<\/p>\n<p>This is something we work with our clients to understand on an annual basis with a Property Portfolio review.<\/p>\n<p>These annual reviews encompass many things &#8211; finance, interest rates, and rent, but most importantly how the property has performed.<\/p>\n<p>Perhaps the biggest thing that blew us away this year during the reviews, was the level of growth our clients have received when compared to the averages.<\/p>\n<p>I thought I would take this opportunity to show you what we have been buying and the above average, <strong>wealth-producing rates of return<\/strong> our clients have been receiving.<\/p>\n<h2><span id=\"the-averages\">The Averages<\/span><\/h2>\n<p>When assessing the performance of your assets, it is important to have a benchmark to compare them to.<\/p>\n<p>As recent figures highlight, it has been <a href=\"https:\/\/metropole.com.au\/metropole-brisbane\/\" target=\"_blank\" rel=\"noopener\">Brisbane<\/a> that has led the way over the last year, closely followed by Adelaide and then <a href=\"https:\/\/metropole.com.au\/metropole-sydney\/\" target=\"_blank\" rel=\"noopener\">Sydney<\/a>, <a href=\"https:\/\/metropole.com.au\/metropole-melbourne\/\" target=\"_blank\" rel=\"noopener\">Melbourne<\/a>, and Perth.<\/p>\n<p><img time.<\/p>\n<p>What we can advise though, are the areas that will perform better in the good times and hold their own in the downturns.<strong>\u00a0<\/strong><\/p>\n<p>Just like there is not one Australian Property Market, I would also argue that there is not one <a href=\"https:\/\/propertyupdate.com.au\/whats-ahead-brisbanes-property-market\/\" target=\"_blank\" rel=\"noopener\">Brisbane real estate market<\/a> or one <a href=\"https:\/\/propertyupdate.com.au\/property-investment-sydney\/\" target=\"_blank\" rel=\"noopener\">Sydney housing market<\/a>.<\/p>\n<p>As Property Strategists our job is to find the best suburbs and then the best pockets and streets within those suburbs.<\/p>\n<p>To highlight this point, here are some of the great properties we have purchased for our clients this year.<strong>\u00a0<\/strong><\/p>\n<h2><span id=\"melbourne\">Melbourne<\/span><\/h2>\n<p>The <a href=\"https:\/\/propertyupdate.com.au\/property-investment-melbourne\/\" target=\"_blank\" rel=\"noopener\">Melbourne property market<\/a> has not performed as strongly as other areas, with a little over 7% growth in the past 12 months.<\/p>\n<p>But by applying our strict investment-grade fundamentals, we were able to far exceed the benchmark.<\/p>\n<p>We secured an amazing townhouse in the gentrifying suburb of Bentleigh East, that performed significantly better than properties, but in this case, we were able to find a unique off-market opportunity where we were able to avoid unnecessary commissions and kickbacks.<\/p>\n<p>The property has been architecturally designed, with quality finishes, and is in the highly desirable Mackinnon School catchment zone.<\/p>\n<p>The property was purchased 12 months earlier for $1.4 million and 12 months later was revalued at $1.625 million, <strong>an increase of 16%<\/strong> which was more than double the Melbourne average.<\/p>\n<h2><span id=\"sydney\">Sydney<\/span><\/h2>\n<p>The Sydney market performed strongly with almost 13% growth over the last year.<\/p>\n<p>Home Buyers would also understand that it was incredibly difficult to get anything near perfect for under the $1 million mark.<\/p>\n<p>Our Sydney team managed to find this amazing apartment in Randwick, off-market &#8211; really pre-market prior to an upcoming auction campaign.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" smaller complexes and have much larger living spaces making them highly sought after.<\/p>\n<section id=\"image-carousel\" class=\"splide\" aria-label=\"Beautiful Images\"\/>\n<p>The property also has amazing walkability to the new light rail, Coogee Beach, the Uni, and Hospital, with a great school catchment.<\/p>\n<p>We thought it was a great buy last year for $950,000 and with a <strong>21% increase,<\/strong> it is an even better buy now being revalued at $1.15 million.<\/p>\n<p>Needless to say, our <a href=\"https:\/\/metropole.com.au\/case-studies\/?cs_type%5B%5D=Buying+a+home&amp;cs_city%5B%5D=All\" target=\"_blank\" rel=\"noopener\">Home Buyer clients were very happy<\/a>!<\/p>\n<h2><span id=\"brisbane\">Brisbane<\/span><\/h2>\n<p>There is no doubt that the Brisbane market has been the hottest market around the country with almost 30% growth.<\/p>\n<p>By only selecting A grade locations and the best streets, once again, we were able to outperform that average substantially.<\/p>\n<p>A great example of this was a house purchase for our client in Tarragindi last year for $743,000.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-165579 img-responsive jetpack-lazy-image\" https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/06\/04-600x451.jpg 600w\" data-lazy-sizes=\"(max-width: 651px) 100vw, 651px\" team less than 6km from the Brisbane CBD was purchased at the same as a block of land in a nearby street.<\/p>\n<p>Fast forward to our client review and they now have a value of $1.05 million, <strong>an astonishing 41% growth<\/strong> in only 12 months.<\/p>\n<p>11% growth may not sound huge, but this additional amount was the difference in allowing our client to refinance and buy again.<\/p>\n<p>This has been a common theme for many house buyers this year, but it doesn\u2019t stop there.<\/p>\n<h2><span id=\"brisbane-townhouse-purchase\">Brisbane townhouse purchase<\/span><\/h2>\n<p>Our townhouse buyers also saw the market take off recently to achieve some amazing results.<\/p>\n<p>This 3-bedroom Townhouse is Camp Hill, sitting at 300sqm saw <strong>46% result we have seen for our clients in Brisbane is for those that have purchased a property with the potential to develop.<\/p>\n<p>This property in Mount Gravatt, just 10km from Brisbane was purchased for $761,000 last year and today it was revalued at $1.125 after a nearby sale.<\/p>\n<p>At <strong>48% growth<\/strong>, that is fast approaching a 50% gain with a little more market faster.<\/p>\n<p>Some investors make the mistake of thinking their property is not costing them anything despite very low growth &#8211; with the rent covering the mortgage they
