intention of making an income or a profit.<\/p>\n<p>But with less than 50% of investors sticking it out for more than 5 years and up to 90% never owning more than 1 or 2 properties, there is enough evidence to indicate that being successful is more complicated than just buying properties.<\/p>\n<p>\u201cHow do I become a <a href=\"https:\/\/propertyupdate.com.au\/some-advice-for-rookie-property-investors\/\" target=\"_blank\" rel=\"noopener\"><em>successful<\/em> property investor<\/a>?\u201d is the million-dollar question that fuels the industry in and of itself.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-post-image wp-image-75705 img-responsive\" 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/p>\n<p>The answers centre around buying in the right location, in the right market, for the right price, and at the right time \u2013 a veritable perfect storm of conditions.<\/p>\n<h2><span id=\"the-x-factor\">The X factor<\/span><\/h2>\n<p>However, there is a major X-factor that is not considered in that equation: you.<\/p>\n<p>Each person comes into property investing with their own set of prejudices, misperceptions and <a href=\"https:\/\/propertyupdate.com.au\/the-9-key-biases-that-property-investors-must-overcome\/\" target=\"_blank\" rel=\"noopener\">biases<\/a> that affect their decision-making ability and influence everything from the types of properties they will consider, to the advice they will take on board, and even whether they will actually invest in property.<\/p>\n<p>While an investor may believe that they have done everything possible to form an objective viewpoint on potential property investment, true objectivity is practically impossible and the truth is only relative.<\/p>\n<p>You see\u2026 our brains are wired to make sense of the world and then work within those boundaries.<\/p>\n<p>This means that some things naturally don\u2019t make the cut, because we don\u2019t value them or have enough exposure to them.<\/p>\n<p>And other things become prominent enough that our brain actually creates shortcuts and we don\u2019t even have to think about them before registering exactly what they are.<\/p>\n<p><strong>Take this for a random example:<\/strong><\/p>\n<p>If you love ice cream, you are very familiar with its attributes \u2013 sweet, creamy, cold \u2013 and you make an instant connection whenever you see a cone or a scoop.<\/p>\n<p>But if someone tries to give you those strange ice cream dots (a big craze in the United States that hasn\u2019t quite taken off in the same way in Australia), it throws you for a loop and takes a bit longer to register.<\/p>\n<h2><span id=\"we-form-biases-to-help-us-make-sense-of-the-world\">We form biases to help us make sense of the world.<\/span><\/h2>\n<p>A fascinating experiment that was published in <a href=\"https:\/\/www.dartmouth.edu\/~nyhan\/nyhan-reifler.pdf\" target=\"_blank\" rel=\"noopener\">Political Behaviour<\/a> in 2005 gives us valuable insight into the effect of our prejudices and biases.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-post-image wp-image-70771 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/08\/40327469_l-800x450.jpg\" alt=\"graph of the housing\" width=\"800\" height=\"450\" 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/p>\n<p>The study tested whether false or unsubstantiated beliefs about politics could be corrected.<\/p>\n<p>The researchers found that media reports not only reaffirmed previous beliefs but actually strengthened them.<\/p>\n<h2><span id=\"the-participants-ignored-information-that-didnt-fit-their-worldview-and-they-clung-on-to-that-which-did\">The participants ignored information that didn\u2019t fit their worldview and they clung on to that which did.<\/span><\/h2>\n<p>In other words, we tend to seek out information that tells us what we already believe.<\/p>\n<p>This information \u2013 and the inherent biases \u2013 becomes very interesting when applied in a property investing framework.<\/p>\n<p><strong>1. We get stuck in our ways.<\/strong><\/p>\n<p>The political bias study showed that clearly, we don\u2019t like change.<\/p>\n<p>In fact, change causes us so much discomfort that we are driven to rationalise or justify the information that sits most comfortably with us \u2013 through a process called cognitive dissonance.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-post-image wp-image-68566 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/06\/47358036_l1-800x450.jpg\" alt=\"income inequality\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/06\/47358036_l1-800x450.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/06\/47358036_l1-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/p>\n<p>For example, an investor\u2019s investment strategy could be buying cash flow positive properties in regional Australia.<\/p>\n<p>Even when valid evidence such as minimal rental and capital growth showed his properties underperformed, he is able to justify his purchase and back it up with information that supported his belief that it was the best investment strategy for him.<\/p>\n<p><strong>2. Changing our way takes work.<\/strong><\/p>\n<section id=\"image-carousel\" class=\"splide\" aria-label=\"Beautiful Images\"\/>\n<p>Change actually means reprogramming our brains and working through the discomfort of cognitive dissonance.<\/p>\n<p>When real estate \u2018gurus\u2019 use blanket advertising approaches to attract investors to their strategy, it is generally ineffective and extremely difficult to get a conversion.<\/p>\n<p>Instead, the strategies either need to appeal to existing biases or be much more personalised, with worthy and realistic incentives.<\/p>\n<p><strong>3. Doing research may not be as helpful as it seems.\u00a0<\/strong><\/p>\n<p>The idea we have that more information is better is not necessarily true.<\/p>\n<p>It is easy to get bogged down in the <a href=\"https:\/\/propertyupdate.com.au\/doing-the-research-is-only-part-of-the-property-investment-challenge\/\" target=\"_blank\" rel=\"noopener\">amount of good information<\/a> out there but Conservatism Bias \u2013 and the results of the above study \u2013 tells us that we have a tendency to overestimate the agreeable points and underestimate the disagreeable points to help reinforce our current or traditional views.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-post-image wp-image-69039 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/07\/26030291_l-800x450.jpg\" alt=\"26030291_l\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/07\/26030291_l-800x450.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/07\/26030291_l-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/p>\n<p>Therefore no amount of reading is going to make much difference because we pick and choose what we read and then only pay attention to the information that suits us anyway.<\/p>\n<p><strong>4. Our investing strategy may be a result of our past biases, more than any current research or advice.<\/strong><\/p>\n<p>As mentioned above, we pay attention to the information that builds on what we believe \u2013 but where do those beliefs come from originally?<\/p>\n<p>If we grow up in an environment that values investing, we will be more naturally wired to consider it ourselves as it is already part of our worldview.<\/p>\n<p>Similarly, if you have never lived in an apartment in a different city, it might be difficult to invest in that style or location.<\/p>\n<p>When you already have this bias, it is easy to find information that backs it up.<\/p>\n<p><strong>5. The advice we get is biased.<\/strong><\/p>\n<p>Just as we are biased, the information we get from other sources is also biased.<\/p>\n<p>We are familiar with media and political biases but there are also prejudices and misconceptions coming from real estate agents, accountants and other experts.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-post-image wp-image-69801 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/07\/18336245_l1-800x450.jpg\" alt=\"18336245_l1\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/07\/18336245_l1-800x450.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/07\/18336245_l1-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/p>\n<p>Be careful though, as group attribution error could have you writing off an entire property market or strategy when we really shouldn\u2019t.<\/p>\n<h2><span id=\"group-attribution-error-is-when-youbelieve-the-characteristics-of-an-individual-group-member-are-reflective-of-the-group-as-a-whole\">Group attribution error is when you\u00a0believe the characteristics of an individual group member are reflective of the group as a whole.<\/span><\/h2>\n<p>If you have a bad experience working with a particular real estate agent, for instance, you shouldn\u2019t necessarily swear against working with all real estate agents.<\/p>\n<p>And if you have a negative property outcome, you shouldn\u2019t write off <em>all<\/em> property investments as a no-go zone.<\/p>\n<p><strong>So what can you do to safeguard yourself as an investor and make <a href=\"https:\/\/propertyupdate.com.au\/smart-investors-use-ripple-effect\/\" target=\"_blank\" rel=\"noopener\">smart investment decisions<\/a>, if all of your biases mean it is impossible to be objective?\u00a0<\/strong><\/p>\n<ol>\n<li><strong>Do your research<\/strong>: with key questions and specific goals in mind, to help keep you focused.<\/li>\n<li><strong>Be aware<\/strong>: of your tendency for biases and surround yourself with a good team.<\/li>\n<li><strong>Be careful who you listen to:<\/strong> There is a lot of hype out there that feeds into some of the more common biases, prejudices and misconceptions.<\/li>\n<li><strong>Seek evidence:<\/strong> of complementary and contrary views. When you are considering a property investing mentor, the proof should be in the pudding.
