Does this property fit into my long-term strategy?<\/span><\/h2>\n<p>Planning is bringing your future into the present so that you can do something about it now.<\/p>\n<p>So do you have a plan in place? Because if not, you\u2019re not ready to buy your next investment property.<\/p>\n<p>You see, creating an investment strategy is the first essential step when you set out on your property investment journey.<\/p>\n<p>You need to document a <u><a href=\"https:\/\/propertyupdate.com.au\/property-investment-complete-guide\/\" target=\"_blank\" rel=\"noopener\">proven property investment strategy<\/a><\/u> that aligns with your risk profile, goals and time frame.<\/p>\n<p>At Metropole, we help our clients develop substantial retirement income, in other words, cash flow for their future years.<\/p>\n<p>Our plan is not to beat the short-term averages, but to build a substantial asset base in the long term, which means we steer clear of \u201cget-rich-quick schemes.\u201d<\/p>\n<p>In my experience winning strategies lend themselves more to the tortoise pace of slow and steady.<\/p>\n<p>By way of example, 2 long term strategies you could consider for your next investment property are simply \u201cbuy and hold\u201d or BRRR &#8211; buy, renovate, rent, refinance and repeat.<\/p>\n<p><u><a href=\"https:\/\/propertyupdate.com.au\/buy-hold-way-invest-property\/\" target=\"_blank\" rel=\"noopener\">Buy and hold<\/a><\/u> involves leveraging the complementary mechanics of equity and time which means you buy an asset and hold onto it long term to allow your capital gains to give you extra equity for the next purchase.<\/p>\n<p>Once you\u2019ve built a substantial asset base you can then transition into the cash flow stage of your investment journey.<\/p>\n<p>Our BRRR strategy is similar but one where you have the opportunity to \u201cmanufacture\u201d capital growth through renovations and speed up the growth of your portfolio.<\/p>\n<p>For example, buying a \u2018fixer-upper\u2019 in a desirable location and then renovating with a view to increasing your property investment\u2019s capital and rental value.<\/p>\n<p>Of course, your strategic property plan will involve much more than that. Is this an investment grade property?<\/span><\/h2>\n<p>The once in a generation property boom we experienced during the Covid pandemic and which was fuelled by historically low interest rates at a time of strong pent up demand was a time which encouraged many investors to consider buying their first or their next property.<\/p>\n<p>But the market is different today you can&#8217;t just run out and buy any property.<\/p>\n<p>Because not all properties make good investments!<\/p>\n<p>In fact, in my mind, less than 4% of the properties on the market currently are what I call \u201cinvestment grade.\u201d<\/p>\n<p>You see&#8230;currently there are fewer properties on the market than there have been for a long time, and while there are still many properties on offer, there is now a real shortage of quality &#8220;investment grade&#8221; properties.<\/p>\n<p>Of course, any property can become an investment property.<\/p>\n<p>Just move the owner out, put in a tenant and it\u2019s an investment, but that doesn&#8217;t make it \u201cinvestment grade\u201d.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-163991 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/04\/grades.jpg\" alt=\"Grades\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/04\/grades.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/04\/grades-300x169.jpg 300w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/p>\n<p>An <u><a href=\"https:\/\/propertyupdate.com.au\/what-makes-an-investment-grade-property\/#not-all-properties-are-investment-grade\" target=\"_blank\" rel=\"noopener\">investment-grade property<\/a><\/u> is one that offers strong and stable rates of capital appreciation, a steady cash flow, liquidity, easy management, a hedge against inflation and good tax benefits.<\/p>\n<p>Having said that, I believe investors should invest for capital growth first.<\/p>\n<p>It&#8217;s easier to build a substantial asset base that way and then you can eventually buy your cash flow down the road.<\/p>\n<p><strong>Think about the location<\/strong><\/p>\n<p>So before buying your next investment property, you need to ask yourself, would this property be considered investment grade?<\/p>\n<p>For example, will the location outperform in the long term because of its demographics?<\/p>\n<p>When considering the demographics of a location it\u2019s not just about owner-occupiers but also the demographic of the tenants who are likely to rent your property.<\/p>\n<p>You don&#8217;t really want a tenant who&#8217;s only a week or two away from broke do you?<\/p>\n<p>I look at locations where the tenants that are aspirational, have good income and are likely to have increasing income over time so they can pay more rent in the long term.<\/p>\n<p><strong>Think about the neighbourhood<\/strong><\/p>\n<p>Is the property located in a <u><a href=\"https:\/\/propertyupdate.com.au\/why-neighbourhood-has-never-been-so-important-when-buying-property\/\" target=\"_blank\" rel=\"noopener\">20-minute neighbourhood<\/a><\/u> &#8211; in close proximity to shopping, amenities work?<\/p>\n<p>Generally, a good neighbourhood is determined by the physical location, suburb character and its close proximity to amenities such as a shopping strip, park, coffee shops, education, and even some jobs.<\/p>\n<p>It\u2019s obvious then that in our new \u2018Covid\u2019 world, people will want to be in a location where everything they need is in short 20-minute proximity &#8211; whether that is on public transport, bike ride or walks &#8211; to their home.<\/p>\n<p><strong>Think about the property<\/strong><\/p>\n<p>Once you\u2019ve done the above, the next step is to think about the property itself.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-163992 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/04\/property.jpg\" alt=\"Property\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/04\/property.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/04\/property-300x169.jpg 300w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/p>\n<p>Will this particular property outperform the averages in the long term?<\/p>\n<p>Will it appeal to a wide range of owner-occupiers and tenants?<\/p>\n<p>Because remember, you\u2019re not looking for short-term profits, you want to outperform the long term averages.<\/p>\n<p>You need to work out the land-to-asset ratio (the higher the better) and decide whether there is something special or unique about this property.<\/p>\n<p>Is there potential to add value to this property &#8211; manufacture capital growth through renovations or development rather than just waiting for the market to do the heavy lifting?<\/p>\n<p>Finally, in order to determine whether the property is investment grade you need to be confident you\u2019ve done all your due diligence on the location and the property.<\/p>\n<p>Are there any risks?<\/p>\n<h2><span id=\"3-what-is-the-property-worth\">3. What is the property worth?<\/span><\/h2>\n<p>For products that are plentiful, transacted often, and largely the same as each other, determining <span class=\"glossaryLink\" aria-describedby=\"tt\" data-cmtooltip=\"&lt;div class=glossaryItemTitle&gt;Market Value&lt;\/div&gt;&lt;div class=glossaryItemBody&gt;Market Value is the amount for which an asset could be sold in an open market.The Market Value of some assets such as shares in a company is easy to determine\u00a0\u2014 the market is very accessible, all relevant information is known, shares tend to be liquid and the prices listed.On the other hand,(...)&lt;\/div&gt;\" data-gt-translate-attributes=\"[{\" attribute=\"\">market value<\/span> is really easy.<\/p>\n<p>But purchasing a home is typically not like buying tomatoes at the grocer.<\/p>\n<p>Each property tends to have features that make it unique.<\/p>\n<p>Even two houses, side by side in the same street could be valued differently because of their individual attributes.<\/p>\n<p>To make things even trickier, the property is typically not transacted frequently, so it may be hard to find a recent sale of a home similar to the one you\u2019re interested in buying.<\/p>\n<p><strong>There is no \u201cright&#8221; price\u00a0<\/strong><\/p>\n<p>Property is unlike most other things that you buy &#8211; there are no set prices.<\/p>\n<p>Buyers and sellers must negotiate a price that is acceptable to both of them.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-163993 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/04\/price.jpg\" alt=\"Price\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/04\/price.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/04\/price-300x169.jpg 300w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/p>\n<p>While the asking price is a guide of what the vendor would like to achieve or what the selling agent would like to get, for you the asking price is only a rough indication.<\/p>\n<p>To determine how much a property is worth you need to check all the very recent comparable sales, the property\u2019s intrinsic value and then also determined the following 3 figures:<\/p>\n<ol>\n<li>What price do I want to pay for the property?<\/li>\n<li>What do I consider the <span class=\"glossaryLink\" aria-describedby=\"tt\" data-cmtooltip=\"&lt;div class=glossaryItemTitle&gt;Market Value&lt;\/div&gt;&lt;div class=glossaryItemBody&gt;Market Value is the amount for which an asset could be sold in an open market.The Market Value of some assets such as shares in a company is easy to determine\u00a0\u2014 the market is very accessible, all relevant information is known, shares tend to be liquid and the prices listed.On the other hand,(...)&lt;\/div&gt;\" data-gt-translate-attributes=\"[{\" attribute=\"\">market value<\/span> to be?<\/li>\n<li>What price am I prepared to pay and when am I prepared to walk away?<\/li>\n<\/ol>\n<p><strong>By the way&#8230; don&#8217;t even consider buying cheap properties.<\/strong><\/p>\n<section id=\"image-carousel\" class=\"splide\" aria-label=\"Beautiful Images\"\/>\n<p>Your future financial freedom will depend upon the quality of your assets, so even though a property may look cheap at the moment, it will most likely restrict you from developing substantial wealth in the future.<\/p>\n<p>You can&#8217;t really expect a first-rate return from a secondary property.<\/p>\n<p>Fact is\u2026you will never be able to replace your income with the type of cash flow you get from cheap properties.<\/p>\n<p>For example, cheap properties in the outer newer suburbs or in regional locations may offer higher yields as, in general, capital growth will be lower, but in the long run this type of property is expensive because it won\u2019t enable you to achieve your financial goals.<\/p>\n<p>So look for locations where not only the local owner-occupiers are more affluent, but also where tenants can sustain rental payments and rental growth.<\/p>\n<p>Your future income and prosperity will be tied to your tenants\u2019 future income growth and their ability to keep paying you higher rent.<\/p>\n<p>If you think about it, your rental increases will be your future income.<\/p>\n<h2><span id=\"4-where-am-i-getting-my-data-information-facts-and-figures-from\">4. Do I have a solid finance strategy?<\/span><\/h2>\n<p>Smart property investors use other people\u2019s money in three ways\u2026<\/p>\n<ul>\n<li>the bank&#8217;s money for leverage<\/li>\n<li>the tenant\u2019s money for income<\/li>\n<li>the government&#8217;s money for tax incentives<\/li>\n<\/ul>\n<p>And they have a finance strategist build them a finance plan which will include a financial buffer to handle rising interest rates and unexpected expenses.<\/p>\n<p>This is especially important in today\u2019s environment of rising inflation and interest rates.<\/p>\n<p>Even a 1% rise could add hundreds of dollars a month in repayments on the average new mortgage.<\/p>\n<h2><span id=\"7-have-i-set-up-the-right-ownership-structures\">7. Am I approaching this as an investor or am I emotionally involved?<\/span><\/h2>\n<p>Most investors make emotional mistakes buying close to where they live, close to where they want to eventually retire or where they want to holiday &#8211; these are emotional not investment or business decisions.<\/p>\n<p>When buying a home, about 90% of your purchasing decision will be based on emotion and only 10% on logic, which is understandable, as your home is where you\u2019ll raise a family.<\/p>\n<p>But when it comes to investing, however, letting your heart rule your buying decision is a huge \u2018no-no\u2019.<\/p>\n<p>Allowing your emotions to cloud your judgement means you are more likely to over-capitalise on your purchase, rather than negotiating the best possible price and outcome for your investment goals.<\/p>\n<p>Property investors should always buy the property based on analytical research, and leave their emotions at the door.<\/p>\n<p>What are the local demographics like?
