for you<\/strong>.<\/p>\n<p>It never has been the case, but especially in 2022 in the current investment environment, chasing cash flow might not be the most financially rewarding decision.<\/p>\n<p>Here\u2019s why \u2013 and what you should do instead.<\/p>\n<h2><span id=\"what-are-high-cash-flow-properties\">What are high cash flow properties?<\/span><\/h2>\n<p>First, you may be wondering what it means to invest in cash flow properties.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-140653 img-responsive\" either invest for cash flow or <a href=\"https:\/\/www.domain.com.au\/answers\/what-is-capital-growth-in-property\/\">capital growth<\/a>.<\/p>\n<p>The choice is entirely yours, depending on your strategy, but there are many factors to take into account.<\/p>\n<p>Put simply, when you invest for cash flow, you receive regular cash income from that investment that is in excess of the cost of owning it.<\/p>\n<p><a href=\"https:\/\/propertyupdate.com.au\/why-capital-growth-beats-cash-flow-every-time\/\" target=\"_blank\" rel=\"noopener\">Cash flow investments are properties<\/a> with a higher rental yield and a resulting rental income that add up to more than the expenses generated in keeping the asset (such as maintenance, repairs, property management fees, and so on).<\/p>\n<p>For instance: if the property costs you $500 per week in mortgage interest, council rates, and management fees, but it earns $600 per week rent, then you\u2019re receiving a positive cash flow of $100 per week.<\/p>\n<p>Cash flow investments are favored for their higher-income, although investors need to be aware that this almost always comes as a trade-off of lower capital growth.<\/p>\n<h2><span id=\"doesnt-that-sound-like-a-great-way-to-invest\">Doesn&#8217;t that sound like a great way to invest?<\/span><\/h2>\n<p>Sure, it does \u2013 in theory.<\/p>\n<p>In reality, however, investing for cash flow comes with some definite downsides.<\/p>\n<p>It can be a fantastic strategy under the right circumstances and for the right investor, but investors in 2022 should keep in mind that interest rates are the lowest they\u2019ve ever been.<\/p>\n<p>This means that with almost any property you consider investing in, a decent cash flow will be likely!<\/p>\n<p>That doesn\u2019t necessarily mean it\u2019s a good investment prospect, though.<\/p>\n<p>It\u2019s simple maths: if a mortgage costs 2.6% and the rental yield is 5%, then the investment will probably generate more profit than it costs.<\/p>\n<p>But it is important to keep in mind a few other factors, including tax: given that these investments generate income, you will need to pay tax on that income.<\/p>\n<p>This aspect alone can make it quite difficult to build a substantial amount of wealth based on cash flow investing, especially if you\u2019re a high-income earner.<\/p>\n<p>Another potential downside to cash flow investing is the location and market issues that can impact your property.<\/p>\n<p>Cash flow positive properties tend to be in a secondary or regional location and, in general, they can be more heavily affected by market fluctuations and economic cycles than more solid, capital city locations.<\/p>\n<p>These locations also have less market depth from affluent owner-occupiers and less scarcity so values increase much more slowly than well-located capital city properties.<\/p>\n<h2><span id=\"by-the-way\">By the way&#8230;<\/span><\/h2>\n<ol>\n<li><strong>Any particular property is neither a positively or negatively geared investment.<\/strong><br \/>It really depends on how much debt you have against that property.<br \/>Even an investment property with a very low rental yield will be positively geared (bringing more cash flow than goes out) if you have little or no debt against it.<\/li>\n<li><strong><span class=\"glossaryLink\" aria-describedby=\"tt\" data-cmtooltip=\"&lt;div class=glossaryItemTitle&gt;Negative Gearing&lt;\/div&gt;&lt;div class=glossaryItemBody&gt;Negative gearing means that the interest you are paying on the loan and all other associated costs with your investment\u00a0property is more than the income\/rent you earn and as a result you are making a loss.What makes negative gearing particularly useful when it comes to personal tax is that any(...)&lt;\/div&gt;\" data-gt-translate-attributes=\"[{\" attribute=\"\">Negative gearing<\/span> is not a property investment strategy<\/strong><br \/>Now I know this will confuse some people, but your cash flow position after taking into account your investment property rental income and your expenses is really a finance strategy or a statement of your finance and leverage.<br \/><a href=\"https:\/\/en.wikipedia.org\/wiki\/Negative_gearing\">Negative gearing<\/a> on its own is not an investment strategy.<\/li>\n<\/ol>\n<h2><span id=\"so-ndash-how-can-you-invest-smarter-in-2022\">So \u2013 how can you invest smarter in 2022?<\/span><\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright holding costs on owning an investment property have never been more affordable, so you may be able to use this opportunity to snap up some capital growth investments that would otherwise have been out of your price range.<\/p>\n<p>To do this\u2026<\/p>\n<h3>1. Review your budget<\/h3>\n<p>Do you need a high cash flow property in order to invest?<\/p>\n<p>Or do you have more than enough disposable income to sustain a negatively geared, high-growth investment property?<\/p>\n<h3>2. Set some goals<\/h3>\n<p>Why do you want to invest in the first place: to own several properties outright, so you can live off the rental income in retirement?<\/p>\n<p>To make a profit and then plow those proceeds into your own home mortgage?<\/p>\n<h3>3.
