There are probably just as many traps as there are tips when it comes to property investment.<\/strong><\/p>\n

The thing is property investment tips or opinions are just like belly buttons\u2026 everyone has one but they\u2019re not really useful once you\u2019ve been born!\u00a0\"house-in-trap\"<\/p>\n

I\u2019ve developed our\u00a0property investment strategy<\/a> over many years, but not everyone has to agree with me.<\/p>\n

And that\u2019s fine because everyone has the right to their own opinion.<\/p>\n

Property investment traps<\/strong>, on the other hand, are usually the same for most investors.<\/p>\n

And this is especially true for novice investors who seem to fall into the same traps time and time again unless they\u2019re working with a team of property professionals<\/a> from the start.<\/p>\n

Here are four property investment traps that investors must avoid.<\/p>\n

1. Lack of maintenance<\/span><\/h2>\n

I\u2019m not overly fond of the term \u201cset and forget\u201d investing because it implies that you can buy a property and then never think about it ever again.<\/p>\n

Many investors mistakenly adopt this non-strategy because they\u2019re not treating their investment with the respect it deserves.<\/p>\n

Ditto for their tenants.<\/strong><\/p>\n

So they generally don\u2019t have a regular maintenance schedule, which means their property falls into a state of disrepair that will end up costing them plenty of tradesmen\u2019s fees.<\/p>\n

Plus they\u2019ll also be out of pocket because of unnecessary vacancies because tenants don\u2019t want to live in a property that looks shabby or could even be unsafe.<\/p>\n

2. Self-managing their property<\/span><\/h2>\n

This one is a common boo-boo for new investors because they think they\u2019ll save money by trying to manage the property themselves.<\/p>\n

Can you work out what really happens?<\/p>\n

Well, they wind up struggling to understand the relevant legislation,<\/strong> plus they just don\u2019t have the necessary skills to manage the property because they\u2019re too emotionally invested in it.<\/p>\n

Property managers, on the other hand, earn their fees time and time again because they\u2019re professionals.<\/p>\n

They do a lot more than just collect rents.<\/p>\n

They find the best tenants for you, regularly inspect your property, manage maintenance issues, make sure you\u2019re getting the appropriate advice on market conditions if it\u2019s time for a rent review or the property is about to become vacant.<\/p>\n

3. FOMO<\/span><\/h2>\n

Following the crowd is just human behaviour, but when it comes to your finances it\u2019s generally not a sound idea.\u00a0\"Fear<\/p>\n

Just because something is \u201chot\u201d right now, does not make it a good investment option.<\/p>\n

In fact, it probably means it\u2019s a bad idea.<\/p>\n

Today we call it Fear Of Missing Out,<\/strong> which is what we saw at the height of the mining boom of regional properties and more\u00a0recently when Bitcoin hit an eye-watering USD$18,000 in 2017.<\/p>\n

That\u2019s not to say you shouldn\u2019t follow some people but they should be experts in the fields.<\/p>\n

Warren Buffett<\/a>, is one of the most successful investors of the modern era and he also follows a strategy of investing when \u201cthe herd\u201d is not.<\/p>\n

He famously said, \u201cBe fearful when others are greedy and be greedy when others are fearful.\u201d<\/p>\n

4. Knee-jerk reactions<\/span><\/h2>\n

As I\u2019ve said many\u00a0times before, successful property investment involves buying the right type of properties in the best locations.\u00a0\"Location<\/p>\n

However, it also requires time for the power of compounding to do its magic.<\/p>\n

And when I say time,<\/strong> I don\u2019t just mean a year or two or even five.<\/p>\n

I mean a decade or two because capital growth really only starts its zenith from the 15-year mark or so of ownership.<\/p>\n

Too many novice investors<\/a>, though, jump at shadows such as market fluctuations and decide to sell before they \u201close everything\u201d.<\/p>\n

Successful investors, on the other hand, have the fortitude to ride the ups and downs because they know the true prize can be a long way down the road.<\/p>\n
