{"id":2515,"date":"2022-05-07T10:23:00","date_gmt":"2022-05-07T10:23:00","guid":{"rendered":"https:\/\/royabhishek.in\/urbanbuyer\/the-three-most-common-investment-mistakes\/"},"modified":"2022-05-07T10:23:00","modified_gmt":"2022-05-07T10:23:00","slug":"the-three-most-common-investment-mistakes","status":"publish","type":"post","link":"https:\/\/royabhishek.in\/urbanbuyer\/the-three-most-common-investment-mistakes\/","title":{"rendered":"The three most common investment mistakes"},"content":{"rendered":"<p> [ad_1]<br \/>\n<\/p>\n<div>\n<p><strong>After almost 20 years of interacting with investors (and potential investors) on a daily basis, I\u2019ve noticed some common themes that prevent investors from achieving their potential. <\/strong><\/p>\n<p>If you can avoid all three, you are almost guaranteed to achieve financial security.<\/p>\n<p>Whilst some of these matters seem relatively simple, you should not let their simplicity fool you into thinking that they are anything less than critical.<\/p>\n<h2 id=\"h-why-do-we-tend-to-overcomplicate-matters\"><span id=\"why-do-we-tend-to-overcomplicate-matters\">Why do we tend to overcomplicate matters?<\/span><\/h2>\n<p>I believe that investing is simple.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-114443 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/06\/avoid-mistakies-300x203.jpg\" alt=\"Avoid Mistakies\" width=\"300\" height=\"203\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/06\/avoid-mistakies-300x203.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/06\/avoid-mistakies.jpg 575w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>If you adopt rules and an evidence-based approach towards making investment decisions, it is virtually impossible to make a mistake.<\/p>\n<p>Successful investing is rooted in sound logic and basic math.<\/p>\n<p>There is nothing overly complex about it that cannot be explained in simple terms.<\/p>\n<p>That is why I wrote\u00a0<a href=\"https:\/\/www.prosolution.com.au\/books\/#investopoly\" target=\"_blank\" rel=\"noreferrer noopener\"><em>Investopoly<\/em><\/a>\u00a0\u2013 to outline 8 time-tested rules that if followed, would guarantee investors avoid making costly mistakes.<\/p>\n<p>I apologise if that sounds like a sales spiel.<\/p>\n<p>And I appreciate it sounds like a big promise.<\/p>\n<p>But I stand by it.<\/p>\n<p>If investing is simple, why do people over-complicate it?<\/p>\n<p>Of course, the reason depends on the individual.<\/p>\n<p>However, I think there are probably two reasons.<\/p>\n<p>Firstly, there is a lot at stake i.e. my family\u2019s financial security, our dreams, and goals.<\/p>\n<p>Given what\u2019s at stake, people can have the tendency to over-think it due to fear of making a mistake.<\/p>\n<p>Secondly, for too many people, investing seems complex.<\/p>\n<p>Humans tend to\u00a0<a href=\"https:\/\/www.washingtonpost.com\/business\/2021\/04\/16\/bias-problem-solving-nature\/\" target=\"_blank\" rel=\"noreferrer noopener\">think<\/a>\u00a0that complex problems require complex solutions.<\/p>\n<p>The truth is, simple solutions tend to be very effective, exhibit lower risk, lower cost, are easy to implement, and are easy to understand.<\/p>\n<p>Most mistakes are made by over-complicating financial decisions than over-simplifying them.<\/p>\n<h2 id=\"h-investment-mistake-1-try-to-work-it-all-out-themselves\"><span id=\"investment-mistake-1-try-to-work-it-all-out-themselves\">Investment mistake # 1: try to work it all out themselves<\/span><\/h2>\n<p>As a rule, I don\u2019t perform my own dental work.<\/p>\n<p>I go to the dentist.<\/p>\n<p>When buying a property, I don\u2019t do the conveyancing myself.<\/p>\n<p>I engage a professional and experienced lawyer.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-117083 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/07\/mistakes21-300x194.jpg\" alt=\"Mistakes2\" width=\"300\" height=\"194\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/07\/mistakes21-300x194.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/07\/mistakes21.jpg 495w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>I don\u2019t service my car\u2026 you get the point.<\/p>\n<p>I rely on various professionals when (1) the consequences of making a mistake are unacceptable and (2) I don\u2019t have enough knowledge and experience to give me a high level of confidence that I will not make any mistakes.<\/p>\n<p>It has always puzzled me why someone would invest more than $1 million of borrowed money (e.g. buy an investment property) without getting any professional advice.<\/p>\n<p>Firstly, $1 million is a lot of money and the relative performance (e.g. 1% p.a. more) of the asset over 10+ years can make a huge difference in dollar terms (which I previously demonstrated\u00a0<a href=\"https:\/\/propertyupdate.com.au\/?p=158430&amp;\" target=\"_blank\" rel=\"noreferrer noopener\">here<\/a>).<\/p>\n<p>Secondly, you are investing money that\u2019s not yours i.e. borrowed money.<\/p>\n<p>It\u2019s not yours to lose.<\/p>\n<p>And it comes at a cost (interest rate) \u2013 and that cost is guaranteed \u2013 you must pay it regardless.<\/p>\n<p>Therefore, if you are on the hook for the cost of debt, you should take all possible steps to minimise the risk of under-performance.<\/p>\n<p>If you are not prepared to do that, then perhaps you shouldn\u2019t be borrowing to invest.<\/p>\n<h2 id=\"h-investment-mistake-2-to-reduce-risk-aim-for-a-quick-profit\"><span id=\"investment-mistake-2-to-reduce-risk-aim-for-a-quick-profit\">Investment mistake # 2: to reduce risk, aim for a quick profit<\/span><\/h2>\n<p>For almost 20 years I have written ad nauseam that\u00a0<em>\u2018playing the long game\u2019<\/em>\u00a0gives you the greatest chance of successfully building wealth.<\/p>\n<p>That is, make investment\/financial decisions that are focused solely on maximising outcomes in 10+ years\u2019 time.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-100025 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/12\/Risk-management-strategies-300x200.jpg\" alt=\"Risk Management Strategies\" width=\"300\" height=\"200\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/12\/Risk-management-strategies-300x200.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/12\/Risk-management-strategies-768x512.jpg 768w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/12\/Risk-management-strategies.jpg 1000w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>This allows you to drown out all the (media) noise and focus on sound fundamentals.<\/p>\n<p>Fundamentals, not noise (rhetoric), drive investment returns in the long run.<\/p>\n<p>However, the main challenge with playing the long game is delayed gratification.<\/p>\n<p>Take property as a good example.<\/p>\n<p>It is likely that you will need to hang onto a property for 10 to 20 years before you make a decent return in dollar terms (as\u00a0<a href=\"https:\/\/www.prosolution.com.au\/wp-content\/uploads\/2021\/08\/Screen-Shot-2021-08-16-at-3.20.45-pm-1-1024x676.png?8453ae&amp;8453ae\" target=\"_blank\" rel=\"noreferrer noopener\">this chart<\/a>\u00a0demonstrates eloquently).<\/p>\n<p>That is a long time for you to maintain faith and confidence in your investment decisions.<\/p>\n<p>But for many people, this approach feels risky.<\/p>\n<p>Generating immediate investment returns gives them the confidence that they are making progress.<\/p>\n<p>As such, they start to consider investment methodologies, products, and strategies that aim to make quick returns.<\/p>\n<p>Examples include picking individual stocks that are predicted to take off, investing in property in an unproven location that is predicted to boom, buying a compromised property just because it has redevelopment potential, and so forth.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-full wp-image-8794 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2012\/04\/thumbnail.jpg\" alt=\"profit\" width=\"264\" height=\"198\"\/>Starbucks founder, Howard Schultz said it best;\u00a0<em>\u201cshort term profit never creates long-term value\u201d<\/em>.<\/p>\n<p>Investors must forget about short-term investments\/returns.<\/p>\n<p>Even if you are successful in the short term, you need to find the next investment opportunity and never make any mistakes.<\/p>\n<p>Instead, it is much better to invest in assets that provide compounding returns over many decades, as I\u2019ve discussed\u00a0<a href=\"https:\/\/www.prosolution.com.au\/return-length-matters\/\" target=\"_blank\" rel=\"noreferrer noopener\">here<\/a>.<\/p>\n<p>The trick with investing is to have patience.<\/p>\n<p>Investors with the most patience are rewarded in the long run.<\/p>\n<h2 id=\"h-investment-mistake-3-don-t-appreciate-the-urgency\"><span id=\"investment-mistake-3-donrsquot-appreciate-the-urgency\">Investment mistake #
