{"id":2469,"date":"2022-04-30T05:44:08","date_gmt":"2022-04-30T05:44:08","guid":{"rendered":"https:\/\/royabhishek.in\/urbanbuyer\/will-the-property-market-ever-crash\/"},"modified":"2022-04-30T05:44:08","modified_gmt":"2022-04-30T05:44:08","slug":"will-the-property-market-ever-crash","status":"publish","type":"post","link":"https:\/\/royabhishek.in\/urbanbuyer\/will-the-property-market-ever-crash\/","title":{"rendered":"Will the property market ever crash?"},"content":{"rendered":"<p> [ad_1]<br \/>\n<\/p>\n<div>\n<p><strong>I started ProSolution almost 20 years ago and if there\u2019s been one common theme over that time, it is how \u201cexpensive\u201d property is. <\/strong><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-157271 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/09\/financial-literacy-300x225.jpg\" alt=\"Financial Literacy\" width=\"300\" height=\"225\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/09\/financial-literacy-300x225.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/09\/financial-literacy.jpg 800w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>This theme can be expressed in many ways such as predictions of property market crashes, housing affordability \u201ccrisis\u201d, comparison of Australian property prices to other parts of the world, and so forth. This <em>noise<\/em>\u00a0is often unhelpful for property buyers.<\/p>\n<p>The reality is that property has always seemed relatively expensive.<\/p>\n<p>And it\u2019s probably never going to change.<\/p>\n<p>You must get used to it and learn to make prudent decisions despite the prevailing property price rhetoric.<\/p>\n<h2 id=\"h-i-felt-ill-after-almost-ever-property-i-ve-bought\"><span id=\"i-felt-ill-after-almost-every-property-irsquove-bought\">I felt ill after almost every property I\u2019ve bought<\/span><\/h2>\n<p>In December 2006, I engaged a buyer&#8217;s agent to select and purchase an investment-grade property. <\/p>\n<p>He ended up buying a single-fronted Victorian cottage on a small block (146 sqm) in Prahran, Melbourne for $723,000.<\/p>\n<p>It was a record price for that street (the street is lined with similar Victorian cottages) and probably suburbs.<\/p>\n<p>Paying a record price didn\u2019t feel satisfying.<\/p>\n<p>In fact, it gave me indigestion.<\/p>\n<p>But I trusted that buying an investment-grade asset that possessed sound fundamentals will work out well in the long run.<\/p>\n<p>This property last sold in August 2019 for $1.362 million\u00a0(unfortunately, I had to dispose of it as part of my marriage separation in 2012).<\/p>\n<p>That makes the price in 2006 seem relatively cheap today.<\/p>\n<h2 id=\"h-government-policy-supports-property-prices-and-probably-always-will\"><span id=\"government-policy-supports-property-prices-and-probably-always-will\">Government policy supports property prices, and probably always will<\/span><\/h2>\n<p>The government\u2019s policies have always supported property values.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-158436 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/property-value-300x225.jpg\" alt=\"Property Value\" width=\"300\" height=\"225\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/property-value-300x225.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/property-value.jpg 800w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>Of course, we can argue about the merits of this.<\/p>\n<p>And I think there\u2019s a strong case to argue that the government shouldn\u2019t interfere with the property market.<\/p>\n<p>But the reality is, they always have, and probably always will.<\/p>\n<p>There are several examples of this including taxation incentives like <span class=\"glossaryLink\" aria-describedby=\"tt\" data-cmtooltip=\"&lt;div class=glossaryItemTitle&gt;Negative Gearing&lt;\/div&gt;&lt;div class=glossaryItemBody&gt;Negative gearing means that the interest you are paying on the loan and all other associated costs with your investment\u00a0property is more than the income\/rent you earn and as a result you are making a loss.&amp;lt;br \/&amp;gt;What makes negative gearing particularly useful when it comes to personal tax is that any(...)&lt;\/div&gt;\" data-gt-translate-attributes=\"[{\" attribute=\"\">negative gearing<\/span>, the Rudd government doubling of the First Home Owners Boost in 2008 in the middle of the GFC, the federal government asking the banks to provide loan repayment pauses last year, and so forth.<\/p>\n<p>As soon as the property market has some challenges, the government always steps in.<\/p>\n<p>There are two realities to acknowledge.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright wp-image-121081 size-medium img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/09\/houses_prices_down_28_05-300x220.jpg\" alt=\"Houses Prices Down 28 05\" width=\"300\" height=\"220\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/09\/houses_prices_down_28_05-300x220.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/09\/houses_prices_down_28_05-768x564.jpg 768w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/09\/houses_prices_down_28_05-375x275.jpg 375w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/09\/houses_prices_down_28_05.jpg 1000w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>Firstly, falling home values are bad for the whole economy.<\/p>\n<p>They impair consumer confidence and therefore consumer spending, and that deteriorates the whole economy.<\/p>\n<p>Secondly, the big four banks have a vested interest in a healthy property market, and it is not difficult to imagine that they have substantial lobbying power in Canberra.<\/p>\n<p>Again, I\u2019m not suggesting that these vested interests are healthy, just merely pointing out that they exist, and history is evidence of that.<\/p>\n<p>Their existence means that the government is likely to intervene to avoid a property price crash.<\/p>\n<h2 id=\"h-could-property-prices-ever-crash\"><span id=\"could-property-prices-ever-crash\">Could property prices ever crash?<\/span><\/h2>\n<p>For property prices to crash, there needs to be widespread selling i.e. more sellers than buyers.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-158426 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/price-falls-300x193.jpg\" alt=\"Price Falls\" width=\"300\" height=\"193\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/price-falls-300x193.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/price-falls-1077x692.jpg 1077w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/price-falls-1536x987.jpg 1536w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/price-falls-1160x745.jpg 1160w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/price-falls.jpg 2000w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/><\/p>\n<p>Practically, this can only happen if the property market is in oversupply i.e. there are more houses than people to occupy them.<\/p>\n<p>This is what happened in the US in 2008.<\/p>\n<p>In some locations in the US, the housing market was over-supply (i.e. there were empty houses) which led to large price falls.<\/p>\n<p>Therefore, if the Australian market remains in a supply\/demand equilibrium, a property market crash remains very unlikely, because we all need somewhere to live.<\/p>\n<p>The chart below illustrates the median house price in Sydney, Melbourne, and Brisbane since 1980.<\/p>\n<p>It shows that negative returns should be expected every 5 years in Sydney, approximately every 7 years in Melbourne, and less than every 10 years in Brisbane.<\/p>\n<p>It should be noted that this data represents that change in the median house value, and I would argue that investment-grade property is even less volatile.<\/p>\n<p><a href=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/chart1-1.jpg\"><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter wp-image-158431 size-full img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/chart1-1.jpg\" alt=\"Chart1\" width=\"1067\" height=\"663\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/chart1-1.jpg 1067w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/chart1-1-300x186.jpg 300w\" sizes=\"auto, (max-width: 1067px) 100vw, 1067px\"\/><\/a><\/p>\n<p>The reality is that there isn\u2019t one, homogeneous property market but in fact hundreds of different sub-markets that can behave differently.<\/p>\n<p>Therefore, it\u2019s possible that property in some locations can become so overvalued that they could crash.<\/p>\n<p>Mining towns are a perfect example of this \u2013 prices in some locations fell by 70% in 2016.<\/p>\n<p>In short, a crash in an investment-grade market is possible but highly unlikely.<\/p>\n<h2 id=\"h-doomsayers-are-perennially-wrong\"><span id=\"doomsayers-are-perennially-wrong\">Doomsayers are perennially wrong<\/span><\/h2>\n<p>There will always be property skeptics.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-158438 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/pessimist-300x225.jpg\" alt=\"Pessimist\" width=\"300\" height=\"225\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/pessimist-300x225.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/pessimist.jpg 800w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>That is people that believe that property is overvalued and as such is a bad investment.<\/p>\n<p>These predictions are made regularly.<\/p>\n<p>I estimate that there\u2019s been at least one major \u201ccrash\u201d prediction made each year since I\u2019ve started ProSolution in 2002.<\/p>\n<p>I don\u2019t think it will ever change.<\/p>\n<p>But at some point, you must stop listening to attention-grabbing headlines and follow an evidence-based approach.<\/p>\n<h2 id=\"h-today-s-property-prices-will-seem-cheap-in-2031\"><span id=\"todayrsquos-property-prices-will-seem-cheap-in-2031\">Today\u2019s property prices will seem cheap in 2031<\/span><\/h2>\n<p>Mentally, it\u2019s difficult to get your head around how powerful compounding growth can be.<\/p>\n<p>The table below illustrates this.<\/p>\n<p>If you invest $1 million for 10 years and receive a return of 9% p.a., your investment will be worth 2.4 times more (the red number) i.e. $2.4 million.<\/p>\n<p>If you retain that investment for 40 years, your investment will be worth 31.4 times more (the blue number) i.e. $31.4 million.<\/p>\n<p><a href=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/chart2.jpg\"><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-158432 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/chart2.jpg\" alt=\"Chart2\" width=\"824\" height=\"262\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/chart2.jpg 824w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/chart2-300x95.jpg 300w\" sizes=\"auto, (max-width: 824px) 100vw, 824px\"\/><\/a><\/p>\n<p>The best way to reduce your risk of entering a seemingly \u201cexpensive\u201d property market is to buy a property that has the highest likelihood of generating the highest possible capital growth rate.<\/p>\n<p>As the above table demonstrates, you can double your return if your property can generate 9% p.a. versus 7% p.a. over 40 years.<\/p>\n<p>A relatively small increase in growth rates can have an unexpectedly large impact over many decades.<\/p>\n<h2 id=\"h-buy-the-right-property-and-play-the-long-game\"><span id=\"buy-the-lsquorightrsquo-property-and-play-the-long-game\">Buy the \u2018right\u2019 property and play the long game<\/span><\/h2>\n<p>The best response to any concerns about property prices is to level up on a property\u2019s <em>quality<\/em> and focus firmly on long-term outcomes.<\/p>\n<p>As a staunch proponent of evidence-based investing, you must apply a rules-based approach to selecting an investment-grade asset (there are three attributes for a property to be considered investment-grade, as explained\u00a0<a href=\"https:\/\/www.prosolution.com.au\/makes-proprty-investment-grade\/\" target=\"_blank\" rel=\"noreferrer noopener\">here<\/a>).<\/p>\n<p>But also, since the <a href=\"https:\/\/propertyupdate.com.au\/investing-art-science\/\" target=\"_blank\" rel=\"noopener\">property is part-art, part-science<\/a>, it\u2019s critical that you get advice from a local area expert.<\/p>\n<p><span style=\"color: #ff9900;\"><strong>ALSO READ: <\/strong><\/span><a
