We all like to believe that we\u2019re experts in our fields.\u00a0<\/strong><\/p>\n

I\u2019ve been in property for almost five decades and this has given me expertise and knowledge I didn\u2019t have when I first started out. \"Words\"<\/p>\n

I\u2019ve seen property cycles peak and cool and watched as property spruikers encouraged people to buy into volatile regional hot spots.<\/p>\n

I\u2019ve also had the pleasure of watching clients achieve financial freedom through a steady, consistent approach to property investment.<\/p>\n

But there are three words that I\u2019ve learned to say that most property investors, in my opinion, don\u2019t say enough.<\/p>\n

And it\u2019s this: \u201cI don\u2019t know\u201d.<\/strong><\/p>\n

A bit like saying \u201csorry\u201d or \u201cno\u201d, people are often reluctant to use this phrase because they don\u2019t want to sound stupid or weak.\u00a0\"I<\/p>\n

But there are lots of great reasons to say these three words.<\/p>\n

It can save you from making big mistakes and it also displays confidence in your abilities.<\/p>\n

It takes a very secure person, after all, to admit they don\u2019t know something.<\/p>\n

These are some of the main reasons I often say \u201cI don\u2019t know\u201d.<\/p>\n

1. I don\u2019t know\u2026 so I will find out<\/span><\/h2>\n

Pretending to be an expert in all areas is not only foolish, but it\u2019s also not believable. <\/p>\n

Clients like experts who don\u2019t pretend to be an expert in everything.<\/p>\n

It\u2019s OK to admit to not knowing something as long as you find out.<\/p>\n

An \u201cI don\u2019t know\u201d on its own is not good enough, but an \u201cI don\u2019t know\u201d followed by a promise to find out is impressive.<\/p>\n

Phrases you could use include:<\/p>\n

\u2981\u00a0\u00a0 \u00a0I don\u2019t know, but I know someone who is an expert in that field so I can find out.
\u2981\u00a0\u00a0 \u00a0I don\u2019t know, but give me a few hours and I will get back to you.
\u2981\u00a0\u00a0 \u00a0I don\u2019t know, but I will get my team to help you find the information.<\/p>\n

2. I don\u2019t know\u2026 so let\u2019s steer clear<\/span><\/h2>\n

There are some fields of investment that are so hazy or new that you\u2019re not able to do your due diligence.<\/p>\n

They promise the world or seem too good to be true, and if there is one thing I\u2019ve learned over the years, it\u2019s that if a thing seems too good to be true it probably is.<\/p>\n

That\u2019s when I say \u201cI don\u2019t know about this, so let\u2019s steer clear\u201d.\u00a0\"Business<\/p>\n

Your reputation,<\/strong> after all, is only as good as your track record.<\/p>\n

Identifying problem investments to steer clear of is as important as seeing the opportunities.<\/p>\n

There are some investments that don\u2019t sit right with you.<\/p>\n

Maybe it\u2019s a gut feeling.<\/strong><\/p>\n

Either way, you know that no matter how much research you do, you\u2019re not going to feel comfortable with it.<\/p>\n

That\u2019s a feeling you should be guided by.<\/p>\n

3. I don\u2019t know\u2026 because I\u2019m still learning<\/span><\/h2>\n

A big driver for all my clients is achieving financial freedom.<\/p>\n

They want to set themselves up for life and make sure they put their money to the best use possible so it keeps growing.\u00a0\"Never<\/p>\n

That\u2019s always been my goal, and I\u2019m sure it\u2019s yours, too.<\/p>\n

But here\u2019s another one of my goals:<\/strong> learning.<\/p>\n

I am comfortable enough to never have to work again and yet I do because I am passionate about property investment and helping clients.<\/p>\n

The property field is always changing, and there\u2019s so much to learn \u2014\u00a0even for someone who has been in the industry as long as I have.<\/p>\n

Learning is crucial to staying engaged with what you do.<\/p>\n

And in order to keep learning, you need to admit that there are things you don\u2019t know.<\/p>\n

4. I don\u2019t know\u2026 because it\u2019s not worth knowing<\/span><\/h2>\n

Time management is a big part of becoming successful.<\/p>\n

Knowing what to work on and where to apply your attention is half the effort.\u00a0\"Time<\/p>\n

I\u2019ve seen people tie themselves in knots over projects or jobs that aren\u2019t going to help them, or their business, in the long run.<\/p>\n

So sometimes I simply don\u2019t know something because it isn\u2019t worth knowing.<\/p>\n

There\u2019s nothing wrong with that.<\/p>\n

After all, the human brain can only retain so much material so you want to make sure it\u2019s the right material.<\/p>\n

I hope I\u2019ve encouraged you to say the words \u201cI don\u2019t know\u201d more often.<\/p>\n

In business, being a \u201cyes\u201d person who overpromises and under-delivers is not something to aspire to.<\/p>\n

But admitting to not knowing something builds trust with clients and lets you focus on what really matters.<\/p>\n
