decades!<\/strong><\/p>\n<p>So, as an accountant and financial advisor, it pains me to say that numbers are not always right!<\/p>\n<p>Numbers are factual, verifiable, logical and the \u2018robustness\u2019 gives me a lot of confidence.<\/p>\n<p>However, when it comes to investing in property, a focus on numbers alone can cause very costly mistakes.<\/p>\n<h2><span id=\"evidenced-based-approaches-are-rooted-in-simple-math\">Evidenced-based approaches are rooted in simple math<\/span><\/h2>\n<p>I am a strong believer in only employing evidence-based investment methodologies.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-105954 img-responsive\" 1374w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>That is, only invest when there is overwhelming evidence that the methodology will generate the investment returns you desire.<\/p>\n<p>If there is no evidence, then it is too risky.<\/p>\n<p>You may as well throw darts at a dartboard.<\/p>\n<p>Of course, normally we look to math to verify the evidence.<\/p>\n<p>Therefore, I appreciate that my stating that numbers can\u2019t always be trusted may be somewhat contradictory.<\/p>\n<h2><span id=\"why-can-the-property-data-be-wrong\">Why can the property data be wrong?<\/span><\/h2>\n<p>It is very important to understand what has driven the data because not all data is reliable or meaningful. <\/p>\n<p>Suburb median data is a good example of this point.<\/p>\n<p>Sometimes I see advisors or journalists reporting median house price growth in a given suburb, often to support an investment case.<\/p>\n<p>But it\u2019s important to understand the data before drawing any conclusions.<\/p>\n<p>Was the volume (number) of sales statistically significant?<\/p>\n<p>Were the properties that sold during the period representative of the property type you are considering investing in?<\/p>\n<p>Were the results driven by a once-off change such as the release of more land, major developments, or the gentrification of the suburb?<\/p>\n<p>Just because a suburb has generated price growth of 9% p.a. over the past 5 or 10 years, doesn\u2019t necessarily suggest its future growth will be in line with this.<\/p>\n<h2><span id=\"asset-specific-property-data\">Asset-specific property data<\/span><\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-141761 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/04\/buy-and-sell-300x227.jpg\" alt=\"Buy And Sell\" width=\"300\" height=\"227\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/04\/buy-and-sell-300x227.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/04\/buy-and-sell.jpg 604w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>Property-specific historical data can also sometimes be unreliable.<\/p>\n<p>It is important to ascertain whether past sales were representative of the true market value of the subject property.<\/p>\n<p>Situations such as sales between related parties, transactions in very buoyant markets (i.e. if purchaser overpaid), if any capital improvements were made to the property during the period, and so on.<\/p>\n<p>These can all affect the implied capital growth rate.<\/p>\n<p>Not every sale perfectly reflects a property\u2019s intrinsic value, so care must be taken.<\/p>\n<h2><span id=\"property-data-can-over-or-under-inflate-historic-growth-rates\">Property data can over or under inflate historic growth rates<\/span><\/h2>\n<p>Data might suggest that a particular suburb or geographical location is primed for future growth, but if the data is wrong or unreliable, you could make a very costly investment mistake.<\/p>\n<p>Similarly, individual property growth data might suggest a property is a good or bad investment, but the reality might be different.<\/p>\n<p>You must understand the story behind the numbers.<\/p>\n<h2><span id=\"and-this-is-where-the-art-comes-in\">And this is where the art comes in\u2026<\/span><\/h2>\n<p>You should never make important property decisions on data alone.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-138021 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/10\/decision-300x167.jpg\" alt=\"Decision\" width=\"300\" height=\"167\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/10\/decision-300x167.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/10\/decision.jpg 652w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>The data only gets you part of the way.<\/p>\n<p>You must complement that data with local area knowledge and expertise.<\/p>\n<p>Having many years of experience in a geographical market allows you to understand a market better and appreciate any changes in value drivers.<\/p>\n<p>This is where the \u201cart of property\u201d plays an important role.<\/p>\n<p>It gives <em>context<\/em>\u00a0to the data and allows you to decide on its relevance.<\/p>\n<h2><span id=\"leaning-on-someone-elses-experience\">Leaning on someone else\u2019s experience<\/span><\/h2>\n<p>According to the\u00a0<a href=\"https:\/\/www.theguardian.com\/lifeandstyle\/2011\/aug\/12\/labour-illusion-oliver-burkeman\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Guardian<\/a>, psychologist Dan Ariely (sidebar: he has given some interesting and entertaining\u00a0<a href=\"https:\/\/www.ted.com\/speakers\/dan_ariely?language=en\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">TED talks<\/a>), tells a tale to demonstrate the value of experience:<\/p>\n<blockquote class=\"wp-block-quote\">\n<p><em>There was an industrialist whose production line inexplicably breaks down, costing him millions per day. He finally tracks down an expert who takes out a screwdriver, turns one screw, and then \u2013 as the factory cranks back to life \u2013 presents a bill for \u00a310,000.<\/em><\/p>\n<\/blockquote>\n<blockquote class=\"wp-block-quote\">\n<p><em>Affronted, the factory owner demands an itemised version. The expert is happy to oblige: \u201cFor turning a screw: \u00a31. For knowing which screw to turn: \u00a39,999.\u201d<\/em><\/p>\n<\/blockquote>\n<p>Investing in property requires several hundreds of thousands of dollars.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-145357 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/07\/expert-300x200.jpg\" alt=\"Expert\" width=\"300\" height=\"200\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/07\/expert-300x200.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/07\/expert-1038x692.jpg 1038w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/07\/expert-1536x1024.jpg 1536w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/07\/expert-1160x773.jpg 1160w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/07\/expert.jpg 2000w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>Getting it wrong can be very costly in terms of lost money or opportunity cost.<\/p>\n<p>Engaging an expert with several years of experience will help you avoid making a costly mistake.<\/p>\n<p>It is for this reason that it is critical if you are going to engage the services of a buyers\u2019 agent, they must be an expert in their geographical market.<\/p>\n<p>Some buyers\u2019 agents will buy property all over Australia but to me, that just feels too risky and waters down the very value that a buyers\u2019 agent should provide.<\/p>\n<p>There is overwhelming evidence that using the right buyers\u2019 agent does minimise the likelihood of you making a costly mistake.<\/p>\n<h2><span id=\"reviewing-property-performance-each-year-can-be-meaningless\">Reviewing property performance each year can be meaningless<\/span><\/h2>\n<p>I have written many, many times that reviewing your investment\u2019s performance is very important.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-140293 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/02\/price-grow-300x149.jpg\" alt=\"Price Grow\" width=\"300\" height=\"149\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/02\/price-grow-300x149.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/02\/price-grow-1391x692.jpg 1391w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/02\/price-grow-1536x764.jpg 1536w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/02\/price-grow-1160x577.jpg 1160w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/02\/price-grow.jpg 1837w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>However, with property, that can be difficult to do as performance is almost never evenly distributed i.e. straight line.<\/p>\n<p>Just because your property hasn\u2019t delivered any capital growth for a few years doesn\u2019t necessarily mean it\u2019s a dud asset.<\/p>\n<p>Again, in this situation local market expertise is critical \u2013 even more critical than financial analysis.<\/p>\n<h2><span id=\"its-both-art-and-science\">It\u2019s both art and science<\/span><\/h2>\n<p>Investing in property is part-art and part-science.<\/p>\n<p>Trawling the internet for data is an important step in completing investment analysis.<\/p>\n<p>However, it is only one of many important steps.<\/p>\n<p>Beware of being sucked into analysis alone.<\/p>\n<p>There is no substitute for practical experience, in many vocations including property investing.<\/p>\n<p><strong><span style=\"color: #ff9900;\">ALSO READ:<\/span><\/strong> <a href=\"https:\/\/propertyupdate.com.au\/where-is-the-property-market-heading\/\" target=\"_blank\" rel=\"noopener\">Where is the property market heading?<\/a><\/p>\n<aside><strong style=\"clear: both; margin: 40px 0 20px 0; font-size: 24px; color: #000000; font-family: Oswald, Regular; font-weight: 400; line-height: 1.1;\">Now is the time to take advantage of the opportunities the current property markets are offering.<\/strong><\/p>\n<p><img decoding=\"async\" class=\"aligncenter size-large wp-image-139884 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/01\/metropole.jpg\" alt=\"Metropole\"\/><\/p>\n<p>Sure the markets are moving on, but not all properties are going to increase in value.
