Plot your course and stick with it<\/span><\/h2>\n<p>This is the first essential step when you set out on your property investment journey.<\/p>\n<p>Find a <a href=\"https:\/\/propertyupdate.com.au\/property-investment-complete-guide\/\">proven property investment strategy<\/a> that aligns with your risk profile, goals and time frame.<\/p>\n<p>Steer clear of the get-rich-quick schemes \u2013 in my experience winning strategies lend themselves more to the tortoise pace of slow and steady.<\/p>\n<p>It might not be as sexy, but I believe those starting out should consider:<\/p>\n<p><a href=\"https:\/\/propertyupdate.com.au\/buy-hold-way-invest-property\/\"><b>Buy and hold<\/b><\/a> \u2013 this involves leveraging the complementary mechanics of equity and time.<\/p>\n<p>This includes an acquisition phase, where you add high growth, quality assets to your portfolio and then hold them for the long term allowing your capital gains to give you extra equity for your next purchases.<\/p>\n<p>Once you\u2019ve built a substantial asset base you can then transition into the cash flow stage of your investment journey.<\/p>\n<p><b>Buy, renovate &amp; hold<\/b> \u2013 as above, but here you have the opportunity to \u201cmanufacture\u201d capital growth and speed up the growth of your portfolio.<\/p>\n<p>This is achieved by acquiring \u2018fixer-uppers\u2019 in desirable locations (i.e. worst house or apartment, in the best street, in the best suburb) and undertaking cosmetic improvements to increase your property investment\u2019s capital and rental value.<\/p>\n<h2><span id=\"2-establish-a-property-investment-peer-network\">2. Establish a property investment \u2018peer\u2019 network<\/span><\/h2>\n<p>I always recommend that investors surround themselves with experienced professionals who can add significant value to their journey.<img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-41497 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/03\/10377899_s-300x209.jpg\" alt=\"house connected\" width=\"300\" height=\"209\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/03\/10377899_s-300x209.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/03\/10377899_s.jpg 450w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/><\/p>\n<p>And while you undeniably need a property savvy accountant, solicitor, finance broker, <a href=\"https:\/\/metropole.com.au\/property-investment-australia\/why-use-metropole-to-help-you-invest\/\" target=\"_blank\" rel=\"noopener\">property strategist<\/a>, and a mentor (someone who has been there and done that), it\u2019s just as vital that you connect with like-minded individuals who are also dipping their toes in the proverbial property waters.<\/p>\n<p><strong>Networking is a no-brainer these days<\/strong>, with numerous social media forums and blogs you can subscribe to that have threads on virtually every imaginable real estate topic.<\/p>\n<p>In many instances, experienced property investors are more than happy to connect with newbies online and share their mistakes and successes.<\/p>\n<p>Many have LinkedIn and Google Plus accounts to make reaching out even easier.<\/p>\n<p>Seminars shows, and presentations can be another great way to meet like-minded people who can keep you accountable and on track.<\/p>\n<p>However, be careful who you listen to for property investment advice \u2013 Pete Wargent wrote a great blog suggesting which property \u201cexperts\u201d you should listen to and who to be wary of.<\/p>\n<h2><span id=\"3-crunch-the-numberstwice\">3. Crunch the numbers\u2026twice!<\/span><\/h2>\n<p>I know it seems obvious, but it\u2019s imperative that you have a good financial footing when you first venture into property investment.<\/p>\n<p>After you run your numbers based on today\u2019s interest rates, account for future upward adjustments of at least 2 percentage points and run them again.<\/p>\n<p><strong>We are currently in a very fortuitous,<\/strong> low-interest-rate environment that has encouraged many beginning investors into the game.<\/p>\n<p>But I wonder how many have calculated whether they can afford to hold onto their assets when interest rates invariably move back up into the 6\u2019s and 7\u2019s?<\/p>\n<p><span style=\"line-height: 1.5em;\">It may not happen for a while but it most likely will again someday.<\/span><\/p>\n<h2><span id=\"4-know-your-target-market-and-give-them-what-they-want\">4. Know your target market and give them what they want<\/span><\/h2>\n<p>Property investment is a business proposition.\u00a0<img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-67945 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/06\/52041438_l-300x257.jpg\" alt=\"proeprty market\" width=\"300\" height=\"257\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/06\/52041438_l-300x257.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/06\/52041438_l-768x658.jpg 768w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/06\/52041438_l-1024x878.jpg 1024w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/06\/52041438_l-1160x994.jpg 1160w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/><\/p>\n<p>As such, you need to be well aware of your target demographic when it comes to \u2018selling\u2019 your product.<\/p>\n<p><strong>While tenants pay your rent and assist with that all-important cash flow to sustain your portfolio<\/strong>, owner-occupiers are the market force that ultimately determines the value of your investment property.<\/p>\n<p>When purchasing an investment property, you need to be fully versed in who the tenants and homebuyers in that location happen to be.<\/p>\n<p>Then it\u2019s about selecting the appropriate property that appeals to both groups, in order to maximise your long-term capital gains (because owner-occupiers like that type of property and rental returns (to manage those mortgage repayments.)<\/p>\n<p>For instance buying a one-bedroom apartment in the outer suburbs, where the predominant residents are young, growing families, isn\u2019t really a smart investment decision.<\/p>\n<h2><span id=\"5-be-well-informed-about-negotiation-and-the-purchasing-process\">5. Be well informed about negotiation and the purchasing process<\/span><\/h2>\n<p>Knowing how to negotiate not just the final sale price, but also various contract terms, is an important aspect of property investment.<\/p>\n<p>You\u2019ll find that in property everything is negotiable \u2013 not just the purchase price, but also the deposit, the settlement terms, what\u2019s left in the property, etc.<\/p>\n<p>Of course, while everything is potentially negotiable, don\u2019t get too carried away and complicate the deal so much that you lose out on a good buy by making your offer unattractive to the purchaser.<\/p>\n<h2><span id=\"6-capitalise-on-property-investor-tax-perks\">6.
