{"id":2371,"date":"2022-04-17T04:30:38","date_gmt":"2022-04-17T04:30:38","guid":{"rendered":"https:\/\/royabhishek.in\/urbanbuyer\/the-7-rules-of-power-negotiation\/"},"modified":"2022-04-17T04:30:38","modified_gmt":"2022-04-17T04:30:38","slug":"the-7-rules-of-power-negotiation","status":"publish","type":"post","link":"https:\/\/royabhishek.in\/urbanbuyer\/the-7-rules-of-power-negotiation\/","title":{"rendered":"The 7 Rules of Power Negotiation"},"content":{"rendered":"<p> [ad_1]<br \/>\n<\/p>\n<div>\n<div id=\"toc_container\" class=\"no_bullets\">\n<p class=\"toc_title\">Please use the menu below to navigate to any article section:<\/p>\n<\/div>\n<p><strong>Negotiating is a part of living; we do it all the time.\u00a0<\/strong><\/p>\n<p>When you walk down a crowded street you negotiate the path you take.<\/p>\n<p>A couple negotiates their relationship before and during the marriage. <img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-85478 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/04\/47948359_l-300x200.jpg\" alt=\"woman property deal\" width=\"300\" height=\"200\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/04\/47948359_l-300x200.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/04\/47948359_l-768x513.jpg 768w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/04\/47948359_l-1024x683.jpg 1024w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/04\/47948359_l-1160x774.jpg 1160w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/><\/p>\n<p>Although you may not realise what\u2019s happening, for example, you take out the garbage tonight and I will do the dishes.<\/p>\n<p>Nowhere do we seem to need good negotiating skills more than at work where we negotiate with staff, clients, and suppliers.<\/p>\n<p>And of course, negotiation is one of the skills developed by all savvy property investors.<\/p>\n<p>Over the years I\u2019ve noticed that some people are very good at getting terrific deals.<\/p>\n<p>Most others simply get what the other party is willing to give.<\/p>\n<p>What\u2019s the difference?<\/p>\n<p>The first group knows how to negotiate.<\/p>\n<h2><span id=\"where-do-people-learn-to-negotiate-successfully\">Where do people learn to negotiate successfully?<\/span><\/h2>\n<p>There seems to be no school of negotiating.<\/p>\n<p>Those who are successful at negotiation become so by doing many deals, in other words, they learn from their experiences, but some just have a natural talent for it.<\/p>\n<p>Over the years I have discovered a number of rules regarding negotiation.<\/p>\n<p>If you understand these rules, this will help you become a Power Negotiator.<\/p>\n<h2><span id=\"rule-no-1-everything-is-negotiable\">Rule No. 1 \u2014 Everything is negotiable<\/span><\/h2>\n<p>This does not mean you are always going to get what you want or win every negotiation, but you must remember that everything is potentially up for negotiation.<\/p>\n<h2><span id=\"rule-no-2-know-what-you-want-before-negotiating\">Rule No. 2 \u2014 Know what you want before negotiating<\/span><\/h2>\n<p>Always know the result you want \u2013 your bottom line \u2013\u00a0 before commencing negotiations.<\/p>\n<p>It\u2019s a bit like when you\u2019re planning your holiday.<\/p>\n<p>Firstly decide your destination\u00a0 \u2013\u00a0 where you want to end up, then work backward to decide the best way to get there.<\/p>\n<p>In negotiations and in life, if you don\u2019t have a plan of your own, you\u2019ll be part of someone else\u2019s.<\/p>\n<h2><span id=\"rule-no-3-aim-for-a-winwin-negotiation\">Rule No. 3 \u2014 Aim for a Win\/Win negotiation<\/span><\/h2>\n<p>Win\/win is created when we help another person to get what they want while we get what we want so that both parties feel they have won.\n<\/p>\n<p><strong>To achieve this:<\/strong><\/p>\n<ul>\n<li>Never offend the other party<br \/>The secret is to try and establish what is on their agenda and in what order, in other words, what is most important for them.<\/li>\n<li>Try and build a rapport with the other party during the initial stages of the negotiations. This will help you satisfy their needs by understanding what they really want, as explained in the next point.<\/li>\n<li>When negotiating, try to look beyond the requests and demands of the other party and attempt to understand their real intentions and motives. Seek to meet this dominant, often hidden, need and you are well on the way to winning the negotiation.<\/li>\n<li>Don\u2019t assume that the items on your agenda are the same as those on the other person\u2019s agenda. There may be one or two similar items on your lists, but the order may be different.<\/li>\n<\/ul>\n<p>You can sometimes do this before the negotiations formally begin by observation and by asking questions and then listening carefully.<\/p>\n<p>Although you are trying to create a win\/win, don\u2019t seek total approval from the other party.<\/p>\n<p>Don\u2019t fear rejection or be afraid to be seen as unreasonable, otherwise, you will give in to things you want and that\u2019s not really a win\/win.<\/p>\n<h2><span id=\"rule-no-4-treat-negotiating-as-a-game\">Rule No. 4 \u2014 Treat Negotiating as a Game<\/span><\/h2>\n<p>When it comes to negotiations, you need to be involved but not too much.<\/p>\n<p>If you are too emotionally involved, you will lose your perspective and make emotional rather than subjective decisions.<\/p>\n<p>Like all games, you must understand the rules.<\/p>\n<p>A skilled negotiator understands the structure and stages of negotiation.<\/p>\n<p>If you play a game and don\u2019t know the rules, how do you know when the game has begun, reached its midpoint, or neared its conclusion?<\/p>\n<h2><span id=\"rule-no-5-never-believe-anyone-else-is-entirely-on-your-side\">Rule No. 5 \u2014 Never believe anyone else is entirely on your side<img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-86107 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/05\/45437255_l-284x300.jpg\" alt=\"mind\" width=\"284\" height=\"300\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/05\/45437255_l-284x300.jpg 284w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/05\/45437255_l-768x810.jpg 768w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/05\/45437255_l-970x1024.jpg 970w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/05\/45437255_l-1160x1224.jpg 1160w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/05\/45437255_l.jpg 1994w\" sizes=\"auto, (max-width: 284px) 100vw, 284px\"\/><\/span><\/h2>\n<p>Trust yourself; you have your own interests entirely at heart.<\/p>\n<p>As a buyer, would you go up to a seller, show your bank account, explain how desperate you are to buy the property, then ask the seller to tell you what you should offer?<\/p>\n<p><strong>If you are a seller, would you tell a potential buyer your absolute bottom line?<\/strong><\/p>\n<p>No sane person would do such things, yet everyday buyers allow others to make decisions for them.<\/p>\n<p>These others could be an accountant, a relative, a friend, or even a real estate agent.<\/p>\n<p>Yes, you certainly want to ask others for advice, but my point is that while these people may not consciously deceive or purposely lead you astray; everybody\u2019s interest is different, each has their own goals and yours are always going to be different and sometimes conflict with mine.<\/p>\n<h2><span id=\"rule-no-6-strive-to-be-innocent\">Rule No. 6 \u2014 Strive to be innocent<\/span><\/h2>\n<p>To Power Negotiators, smart is dumb, and dumb is smart.<\/p>\n<p>When you are negotiating, you\u2019re better off acting as if you know less than everybody else does, not more.<\/p>\n<p>Have you ever noticed that as soon as people admit they really don\u2019t understand something, a lot of people rush in to help them out?<\/p>\n<p><strong>Try saying something like<\/strong> \u201cI don\u2019t know \u2026 i\u2019m new to this, you\u2019re the experts, so you\u2019re going to have to help me out understanding this.\u201d<\/p>\n<p>You will often find others smiling, thinking they have this pigeon just where they want him, take him under their wing and help him out.<img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-66446 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/05\/Meeting-outside-300x250.png\" alt=\"Meeting outside\" width=\"300\" height=\"250\"\/><\/p>\n<p>Of course, that\u2019s usually just when you have them where you want them.<\/p>\n<p><strong>They often reveal more than they care about their own needs and what they are willing to concede.<\/strong><\/p>\n<p>Most of us are too eager to show off just what we know.<\/p>\n<p>This can work against us.<\/p>\n<p>We can often reveal too much too soon about what we are willing to give up to get the deal.<\/p>\n<p>We must let go of our ego-satisfying position of \u201cknow it all\u201d and instead assume the profit-making position of innocence.<\/p>\n<p><strong>Do you remember the TV show, Columbo?<\/strong><\/p>\n<p>Peter Falk played a detective who walked around in an old raincoat and a mental fog, chewing on an old cigar butt.<\/p>\n<p>He constantly wore an expression that suggested he had just misplaced something and couldn\u2019t remember what it was, let alone where he had left it.<\/p>\n<p><strong>In fact, his success was directly attributable to how smart he was by acting dumb. <\/strong><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-54915 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/10\/meeting-audit-plan-business-agent-300x200.jpg\" alt=\"meeting\" width=\"300\" height=\"200\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/10\/meeting-audit-plan-business-agent-300x200.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/10\/meeting-audit-plan-business-agent.jpg 450w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/><\/p>\n<p>His demeanor was so disarming that the murderers came close to wanting him to solve his cases because he appeared to be so helpless.<\/p>\n<p>The reason for acting innocent is that it diffuses the competitive spirit of the other side.<\/p>\n<p>How can you fight with someone who is asking you to help them negotiate with you?<\/p>\n<p>How can you carry on any type of competitive banter with a person who says, \u201cI don\u2019t know, what do you think?\u201d<\/p>\n<p>Most people, when faced with this situation, feel sorry for the other person and go out of their way to help him or her.<\/p>\n<h2><span id=\"rule-no-7-ask-questions\">Rule No. 7 \u2014 Ask Questions<\/span><\/h2>\n<p>Power Negotiators are never afraid to ask the other party questions or for advice.<\/p>\n<p>Asking questions tends to establish a climate of trust.<\/p>\n<p>If you are not happy with the response you get try and ask another question such as, \u201cWhy do you say that?\u201dEven if you know the answers.<\/p>\n<p><strong>This does two things;
