{"id":2347,"date":"2022-04-13T06:40:32","date_gmt":"2022-04-13T06:40:32","guid":{"rendered":"https:\/\/royabhishek.in\/urbanbuyer\/where-do-the-major-parties-stand-when-it-comes-to-property-policies\/"},"modified":"2022-04-13T06:40:32","modified_gmt":"2022-04-13T06:40:32","slug":"where-do-the-major-parties-stand-when-it-comes-to-property-policies","status":"publish","type":"post","link":"https:\/\/royabhishek.in\/urbanbuyer\/where-do-the-major-parties-stand-when-it-comes-to-property-policies\/","title":{"rendered":"Where do the major parties stand when it comes to property policies?"},"content":{"rendered":"<p> [ad_1]<br \/>\n<br \/><img decoding=\"async\" src=\"https:\/\/www.apimagazine.com.au\/media\/1001821\/politicalpropimage.jpg\" \/><\/p>\n<p>With property issues again shaping as one of the key election issues for many Australians, API Magazine takes a look at the property and housing policies being put forward by the main contenders.<\/p>\n<div itemprop=\"articleBody\">\n<p>The federal election has been called for 21 May and more than a quarter of voters are still undecided about who will get their vote among the 38 parties vying for attention and ticks on ballot papers.<\/p>\n<p>For every contesting party, there are\u00a0three times as many issues that will decide each voter\u2019s choice at the polls.<\/p>\n<p>Property issues, including affordability, tax and incentives, are again shaping as one of the key election issues for many Australians.<\/p>\n<p>The previous 2019 election was heavily influenced by property issues, where negative gearing took centre stage as one of the key differences between the major parties.<\/p>\n<p>Labor lost that campaign and have since abandoned any plans to remove the tax offset from their policy platform. Neither they nor the Liberal-National Party coalition will tackle reform of negative gearing.<\/p>\n<p>In its place, <a href=\"https:\/\/www.apimagazine.com.au\/news\/article\/first-home-buyer-wave-turns-into-tsunami-of-affordability-issues\">affordability has taken its place<\/a> in the property policy spotlight.<\/p>\n<p>In the past 25 years, home ownership and affordability have plummeted.<\/p>\n<p>At the 1998 Census, 43 per cent of Australians owned their houses outright, 29 per cent had a mortgage, 18 per cent rented from private landlords, and 6 per cent from the government (the remainder were in hotels, homeless, etc). Now, only 30 per cent own their houses outright, 37 per cent have a mortgage, while 27 per cent rent from landlords and 3 per cent from the government.<\/p>\n<p>In Sydney, median house prices are now a staggering 15 times more than the average household income. Sydney, Melbourne, Adelaide, Brisbane and Perth were recently ranked as the 2nd, 5th, 14th, 17th and 20th least affordable cities in the world respectively.<\/p>\n<p><a href=\"https:\/\/www.apimagazine.com.au\/news\/article\/rate-hikes-threaten-to-gobble-up-federal-budget-servings\">Rising interest rates<\/a> could exacerbate that situation even further.<\/p>\n<p>For those without their own home, rents have soared, up just this year by 11.8 per cent nationally,\u00a0because of a <a href=\"https:\/\/www.apimagazine.com.au\/news\/article\/rental-crisis-as-national-vacancy-rates-hit-16-year-low\">record low number of available rental\u00a0properties<\/a> in\u00a0a crisis that analysts predict is set to worsen.\u00a0<\/p>\n<p>So, it is little wonder property issues and policies will again be the determining factor for many voters when it comes to rolling up to the local school, hall or post office to cast their votes.<\/p>\n<p>Most of the 38 parties have property policies but only the coalition Liberal-National alliance, the Australian Labor Party (ALP) and potential balance of power holder, The Greens, have the influence to shape the sector.<\/p>\n<p>Here is an outline of what each of these three parties promises to deliver if it gets to dictate policy for the next four years.<\/p>\n<div style=\"padding: 16px; background-color: rgba(0,86,163,0.2);\">\n<p><strong>The Coalition (Liberal Party\/National Party) <\/strong><\/p>\n<p>The pivotal policy of the Coalition revolves around the First Home Guarantee. The scheme allows mainly first-home buyers to get a mortgage\u00a0with a low deposit of between 5 per cent and 20 per cent of the value of the property. One scheme for single parents requires only a 2 per cent minimum deposit.<\/p>\n<p>Announced in <a href=\"https:\/\/www.apimagazine.com.au\/news\/article\/ten-experts-have-their-say-on-the-budgets-implications-for-property\">the recent federal budget<\/a>, the plan is to support first-home buyers by:<\/p>\n<ul>\n<li>expanding the First Home Guarantee by providing 35,000 places each year, up from 10,000 per year \u2013 helping people build or buy a new home with a 5 per cent deposit.<\/li>\n<li>expanding the Family Home Guarantee with 5,000 places each year \u2013 helping single parents purchase a home with a 2 per cent deposit.<\/li>\n<li>establishing the Regional Home Guarantee with 10,000 places to support homebuyers in regional Australia.<\/li>\n<li>voluntary contributions to save for a home deposit under the First Home Super Saver Scheme raised from $30,000 to $50,000.<\/li>\n<\/ul>\n<p>At the other end of the age spectrum, the Coalition has targeted older voters.<\/p>\n<p>Australians over 60 who want to downsize can now make a non-concessional contribution of up to $300,000 into their superannuation fund from the proceeds of the sale of their principal home.<\/p>\n<p>This helps older Australians who want to downsize and helps to free up housing for those who are looking for a larger home for a family.<\/p>\n<\/div>\n<div style=\"padding: 16px; background-color: rgba(224,67,65,0.2);\">\n<p><strong>Australian Labor Party (ALP)<\/strong><\/p>\n<p>Labor has sought to address the election focus on housing with a pledge to create a $10 billion Housing Australia Future Fund that will build 30,000 new social and affordable housing properties in its first five years, and a policy to support first-home buyers in regional areas.<\/p>\n<p>The focus on those left behind adheres to traditional ALP values, with an expectation that the fund would support:<\/p>\n<ul>\n<li>20,000 social housing properties \u2013 4,000 of which will be allocated for women and children fleeing domestic and family violence and older women on low incomes who are at risk of homelessness.<\/li>\n<li>10,000 affordable homes for the frontline workers like police, nurses and cleaners, allowing them to live closer to where they work.<\/li>\n<\/ul>\n<p>In the first five years, these investment returns would be expected to fund:<\/p>\n<ul>\n<li>$200 million for the repair, maintenance and improvements of housing in remote Indigenous communities<\/li>\n<li>$100 million for crisis and transitional housing options for women and children fleeing domestic and family violence and older women on low incomes who are at risk of homelessness<\/li>\n<li>$30 million to build more housing and fund specialist services for veterans experiencing, or at risk of, homelessness.<\/li>\n<\/ul>\n<p>A total of $1.7 billion dollars would be allocated to women, including $1.6 billion for long term housing, on top of the aforementioned $100 million.<\/p>\n<p>Labor\u2019s Regional First Home Buyer Support Scheme would provide a government guarantee of up to 15 per cent for eligible first home buyers, so locals with a 5 per cent deposit could avoid paying mortgage insurance, saving up to $32,000.\u00a0<\/p>\n<\/div>\n<div style=\"padding: 16px; background-color: rgba(9,157,73,0.2);\">\n<p><strong>The Greens<\/strong><\/p>\n<p>The Greens&#8217; housing policy plan centres on building one million new publicly-owned, affordable and sustainable homes.<\/p>\n<p>Built over 20 years, the ambitious target is to end homelessness, clear public housing waiting lists, and make housing more affordable.<\/p>\n<p>The establishment of a Federal Housing Trust would:<\/p>\n<ul>\n<li>build 750,000 new public and community houses to reduce public housing waiting lists and end homelessness<\/li>\n<li>build 125,000 new shared ownership homes\u00a0that would allow first-home buyers to buy a home where they want to live for $300,000<\/li>\n<li>build 125,000 new public universal-access rental homes to provide affordable housing for more people who want to live in communities close to where they work, especially essential and frontline workers<\/li>\n<li>create 135,000 new jobs in construction and services as new homes are built and existing ones renovated.<\/li>\n<\/ul>\n<p>Funding for the trust would come from \u201cmaking\u00a0billionaires pay more tax\u00a0and scrapping handouts to property developers and speculators.\u201d<\/p>\n<\/div><\/div>\n<p>[ad_2]<br \/>\n<br \/><a href=\"https:\/\/www.apimagazine.com.au\/news\/article\/where-do-the-major-parties-stand-when-it-comes-to-property-policies?utm_source=API+RSS+Feed&#038;utm_medium=rss&#038;utm_campaign=Latest+Articles\">Source link <\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>[ad_1] With property issues again shaping as one of the key election issues for many Australians, API Magazine takes a look at the property and housing policies being put forward by the main contenders.
