'Helvetica Neue', sans-serif;\">people are likely to continue working flexible rosters and working at home more than ever.<\/span><\/p>\n<p>This means gone are the days where our \u2018home\u2019 was simply the place we rest our heads and enjoy some downtime between work and our social lives \u2013 the coronavirus social distancing has put an end to life as we once knew it.<\/p>\n<p>If social distancing and the Covid-19 environment has taught us anything, it has taught us the importance of the neighbourhood we live in.<\/p>\n<p>If you can leave your home and be within walking distance of, or a short trip to, a great shopping strip, your favourite coffee shop, amenities, the beach, a great park, the recently implemented coronavirus restrictions might seem a little more palatable than if you had none of that on your doorstep.<\/p>\n<h2><span id=\"that8217s-why-choosing-the-right-neighbourhood-is-important-for-property-investors\">That\u2019s why choosing the right neighbourhood is important for property investors?<\/span><\/h2>\n<p>In short, it\u2019s all to do with <a href=\"https:\/\/propertyupdate.com.au\/why-capital-growth-beats-cash-flow-every-time\/\" target=\"_blank\" rel=\"noopener\">capital growth<\/a>, and we all know capital growth is critical for investment success, or just to create more stored wealth in the value of your home. <\/p>\n<p>Sure there is always the opportunity to add value through renovating your property or making a quick buck when buying well.<\/p>\n<p>But these are off\u2019s and won\u2019t make a long term difference if your property is not in the right location because <a href=\"https:\/\/propertyupdate.com.au\/location-location-location-why-up-to-two-thirds-of-property-investors-may-get-it-wrong\/\" target=\"_blank\" rel=\"noopener\">you can\u2019t change its location<\/a>.<\/p>\n<p>This is key because we know that 80% of a property\u2019s performance is dependent on the location and its neighbourhood.<\/p>\n<p>In fact, some locations have even outperformed others by 50-100% over the past decade.<\/p>\n<p>And it\u2019s likely that moving forward, thanks to the current environment, people will place a greater emphasis on neighbourhood and inner and middle-ring suburbs where more affluent occupants and tenants will be living.<\/p>\n<p>These \u2018liveable\u2019 neighbourhoods with close amenities is where capital growth will outperform.<\/p>\n<h2><span id=\"what-makes-a-good-neighbourhood\">What makes a \u2018good\u2019 neighbourhood?<\/span><\/h2>\n<p>A good neighbourhood means different things to different people, but there are some key factors that help to determine which locations have the potential to grow in value faster in the future.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>Generally, a good neighbourhood is determined by the physical location, suburb character and its close proximity to amenities such as a shopping strip, park, coffee shops, education, and even some jobs.<\/p>\n<p>It\u2019s obvious then that in our new \u2018Covid\u2019 world, people will want to be in a location where <a href=\"https:\/\/propertyupdate.com.au\/what-type-of-property-will-be-popular-post-corona-virus\/\" target=\"_blank\" rel=\"noopener\">everything they need is in short 20-minute proximity<\/a> \u2013 whether that is on public transport, bike ride or walks \u2013 to their home.<\/p>\n<p>In planning circles, this concept is known as the \u201820-minute neighbourhood\u2019.<\/p>\n<p>Many inner suburbs of Australia\u2019s capital cities and parts of their middle suburbs already meet the 20-minute neighbourhood tests, but very few outer suburbs do because there is a lower developmental density, less diversity in its community and less access to public transport.<\/p>\n<h2><span id=\"the-key-criteria-for-a-good-neighbourhood\">The key criteria for a \u2018good\u2019 neighbourhood<\/span><\/h2>\n<p>Here is a list of 7 primary neighbourhood factors which have the potential to drive up property prices:<\/p>\n<p><strong>1. Close proximity to public transport<\/strong><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-108393 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/04\/school-zone1-300x220.jpg\" alt=\"School Zone\" width=\"300\" height=\"220\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/04\/school-zone1-300x220.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/04\/school-zone1-768x563.jpg 768w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/04\/school-zone1-1024x750.jpg 1024w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/04\/school-zone1-1160x850.jpg 1160w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/04\/school-zone1-375x275.jpg 375w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/04\/school-zone1.jpg 1374w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>Neighbourhoods with properties that are within walking distance to public transport, such as the train, bus, ferry or light rail, are popular with buyers and therefore are likely to add value over the longer term.<\/p>\n<p><strong>2. Close proximity to schools<\/strong><\/p>\n<p><strong>\u00a0<\/strong>Some buyers will pay a premium to be in the catchment area for particular schools and as such, high demand generally means higher property price points.<\/p>\n<p>In fact, house prices in some of Australia\u2019s school catchment areas have soared by as much as 35% over the past 12 months according to a <a href=\"https:\/\/www.domain.com.au\/research\/school-zones-report\/2020\/#nationwide\" target=\"_blank\" rel=\"noopener\">new 2020 School Zone Report by Domain Group<\/a>.<\/p>\n<p>While our property markets have been generally subdued last year, the top 10 primary and top 10 secondary school catchment zones nationwide all reported house price growth of at least 25% year-on-year.<\/p>\n<p><strong><\/p>\n<hr style=\"margin:px 0\"\/>NOW READ:<\/strong>\u00a0<a href=\"https:\/\/propertyupdate.com.au\/australias-top-10-school-catchment-areas-for-strongest-house-price-growth\/\" target=\"_blank\" rel=\"noopener\">Australia\u2019s top 10 school catchment areas for strongest house price growth <\/p>\n<hr style=\"margin:px 0\"\/><\/a><\/p>\n<p><strong>3. Accessible amenities<\/strong><\/p>\n<p><strong>\u00a0<\/strong>As we have previously discussed, a neighbourhood with all the local amenities you could want \u2013 parks, shops, restaurants, cafes, gyms, the beach etc. \u2013 would fetch a premium price for its local properties.<\/p>\n<p><strong>4. A low crime rate<\/strong><\/p>\n<p><strong>\u00a0<\/strong>It goes without saying that a property in a <a href=\"https:\/\/propertyupdate.com.au\/know-the-crime-rate-of-a-neighbourhood-before-you-buy\/\" target=\"_blank\" rel=\"noopener\">neighbourhood with a low crime rate<\/a> will be more valuable than one with a high crime rate.<\/p>\n<p><strong>5. Planned upgrades which are beneficial<\/strong><\/p>\n<p><strong>\u00a0<\/strong>Neighbourhoods with planned upgrades could be beneficial or detrimental to property prices in the area.<\/p>\n<p>For example, improved public transport and any plans to make the neighbourhood more visually attractive (improvement to the appearance of buildings or footpaths for example) could increase property prices.<\/p>\n<p><strong>7. Any historic charm<\/strong><\/p>\n<p>Historic charm brings unique character to a neighbourhood that is often in demand by buyers and in the long term buyer demand for this type of area has the potential to translate to higher property prices going forward.<\/p>\n<h2><span id=\"its-all-about-the-neighbourhood\">It\u2019s all about the neighbourhood<\/span><\/h2>\n<p>Neighbourhood has always been a key factor to consider when buying an investment property, and now it\u2019s even more important.<\/p>\n<p>I\u2019ve always looked for desirable neighbourhoods in aspirational suburbs \u2013 locations where people aspire to live \u2013 which are very different to locations where the only reason people live there is because they can afford it.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-109205 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/04\/location-property-300x205.jpg\" alt=\"Location Property\" width=\"300\" height=\"205\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/04\/location-property-300x205.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/04\/location-property-768x524.jpg 768w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/04\/location-property.jpg 829w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>Not only do we already know that location does the heavy lifting when it comes to capital growth, with some areas fetching 50-100% greater capital growth than other locations, we\u2019re also in unprecedented times which has forced us to adapt to a new normal.<\/p>\n<p>This became the new normal where restrictions are put in place on our movement, social distancing has been implemented and your home now doubles as your office.<\/p>\n<p>This shone a spotlight on the neighbourhood we live in and what we have available at our fingertips.<\/p>\n<p>As the world around us evolves and adapts, homeowners and investors must do the same and view properties with a post-pandemic eye.<\/p>\n<p>Many inner suburbs of Australia\u2019s capital cities and parts of their middle suburbs already meet a 20-minute neighbourhood test.<\/p>\n<p>However very few of the outer suburbs would do so.<\/p>\n<p><strong>But it\u2019s about much more than walkability.<\/strong><\/p>\n<p>For outer suburbs to become 20-minute neighbourhoods, then two key requirements must be met.<\/p>\n<ol>\n<li>Local development densities need to be increased, to say around 25-30 dwellings per hectare, which will better support local activity and services provision.<br \/><span style=\"font-family: -apple-system, BlinkMacSystemFont, 'Segoe UI', Roboto, Oxygen-Sans, Ubuntu, Cantarell, 'Helvetica Neue', sans-serif;\">An introduction of a mix of uses into these neighbourhoods. This would bring more jobs and services close to where people live.
