href=\"https:\/\/dxp.wealthreport.knightfrank.com\/wealthreport\/?utm_campaign=TWR22&amp;utm_source=AUBlog&amp;utm_medium=social\">Wealth Report<\/a><\/u>.<\/strong><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-162137 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/03\/luxury2-300x200.jpg\" alt=\"Luxury2\" width=\"300\" height=\"200\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/03\/luxury2-300x200.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/03\/luxury2.jpg 600w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>The high demand for luxury homes has seen a literal race for space, with ultra-wealthy Australian buyers competing for large waterfront plots in Sydney, and large apartments with roof terraces, balconies or outdoor spaces, Michelle Ciesielski, head of residential research at Knight Frank explained.<\/p>\n<blockquote>\n<p><em>\u201cThere is widespread concern, as new homes have generally been shrinking in size over recent years, and with significant lags in construction coupled with <u><a href=\"https:\/\/propertyupdate.com.au\/2022-a-list-of-lists-regarding-the-macro-investment-outlook\/\">supply chain<\/a><\/u> issues it\u2019s going to take some time to deliver,\u201d <\/em>she said.<\/p>\n<p><em>\u201cThis will only generate a premium on large luxury homes for some time to come.\u201d<\/em><\/p>\n<\/blockquote>\n<p>She added that in 2022, we will see the luxury housing boom continue as conditions return closer to pre-pandemic levels and demand for property in cities grows.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-162138 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/03\/luxury3-300x200.jpg\" alt=\"Luxury3\" https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/03\/luxury3.jpg 600w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>In Australia, 28% of Australian <u><a href=\"https:\/\/propertyupdate.com.au\/australia-is-punching-above-its-weight-with-ultra-high-net-worth-individuals\/\">ultra-high net worth individuals<\/a><\/u> (UHNWI\u2019s) plan to buy a home in 2022 and we know 36% of Australian UHNWIs are considering refinancing options in the next 12 months to capitalise on the current <u><a href=\"https:\/\/propertyupdate.com.au\/what-do-rising-interest-rates-mean-for-our-property-in-2022\/\">low-interest rate environment<\/a><\/u>, according to the report\u2019s data.<\/p>\n<p>The top trends for the luxury property market in 2022 will be:<\/p>\n<ul>\n<li>persistent stock shortages in prime markets;<\/li>\n<li>ramped up taxes and cooling measures;<\/li>\n<li>and the further detachment of the super-prime market of properties US$10 million-plus, Ciesielski explained.<\/li>\n<\/ul>\n<h2>Wealthy Aussies boomerang back to the city<\/h2>\n<p>Not only does the report show that the demand for luxury property has surged in the wake of the <u><a href=\"https:\/\/propertyupdate.com.au\/how-has-covid-19-changed-what-we-look-for-in-a-home\/\">pandemic<\/a><\/u>, but it also shows that the mass exodus from Australian cities has undergone a boomerang effect in the last year.<\/p>\n<p>While we previously saw a trend of Australians leaving the city and moving to <u><a href=\"https:\/\/propertyupdate.com.au\/the-truth-about-migration-to-regional-australia\/\">regional areas<\/a><\/u> in search of more space amid flexible working and prolonged lockdowns, the report shows that <u><a href=\"https:\/\/propertyupdate.com.au\/these-are-the-top-10-richest-people-on-the-planet-infographic\/\">ultra-wealthy<\/a><\/u> Australians are now moving their wealth back to the cities and are also investing in a second home.<\/p>\n<p>And the move has fuelled a sharp rise in prime residential prices in the capitals over the past 12 months, of 12.3%.<\/p>\n<p>In fact, all Australian cities in the Prime International Residential Index 1001 exceeded the prime global price growth in 2021.<\/p>\n<p>But unsurprisingly, the Gold Coast came out on top as the best performing Australian city, ranking at number 12 globally with 17.1% growth, followed by Sydney at number 17 (16.2% growth).<\/p>\n<p>Brisbane placed at number 29 (11.2%), Perth in 31 (10.5%) and Melbourne in 39 (9.4%).<\/p>\n<p><a href=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/03\/001-2.jpg\"><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full (max-width: 1160px) 100vw, 1160px\"\/><\/a><\/p>\n<p>Globally, overall, The PIRI 100 grew 8.4% in 2021, up from just under 2% in 2020 \u2013 the highest annual increase since launching in 2008, with only 7 of 100 cities seeing a decline in prices and 35% of locations seeing double-digit growth.<\/p>\n<h2>Hotspots for 2022<\/h2>\n<p>Around the world, the report has identified 12 \u2018hotspot\u2019 suburbs that are set to experience surging growth in demand and pricing for residential property.<\/p>\n<p>This is based on income growth potential, health, and wellbeing, education, tax, relative value, and infrastructure.<\/p>\n<p>And it\u2019s our very own Byron Bay which is tipped for the strongest growth forecast around the world.<\/p>\n<p>The area is expected to have a price growth forecast of 30-35% over the next 5 years.<\/p>\n<p><a href=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/03\/002-2.jpg\"><img loading=\"lazy\" (max-width: 1160px) 100vw, 1160px\"\/><\/a><\/p>\n<p>Competition for residential property will only continue to intensify as Byron Bay\u2019s environmentally-minded council has limited the number of new homes built over the past decade.<\/p>\n<blockquote>\n<p><em>\u201cIn the past two years, we have seen substantial emphasis from ultra-wealthy buyers seeking homes with a significantly reduced impact on the environment,\u201d <\/em>Ciesielski said.<\/p>\n<p><em>\u201cThere is a growing, committed pool of buyers asking questions spanning energy efficiency, embodied carbon, and the
