Dwelling values soften<\/span><\/h2>\n<p>Dwelling values in Australia are 20.6% higher over the past 12 months (0.6% gain in February) which is down from the recent high of 22.4% in the 12 months to January and market peak of 2.8% in March 2021.<\/p>\n<h2><span id=\"2-highest-and-lowest-growth-rate\">2. Highest and lowest growth rate<\/span><\/h2>\n<p>The highest annual growth rate in dwelling values among the regional and capital city dwelling markets:<\/p>\n<p>\u2014 Brisbane, at 29.7%.<\/p>\n<p>The lowest rate of appreciation in values:<\/p>\n<p>\u2014 Regional NT, at 7.1%.<\/p>\n<p>Lower value segments continue to firmly lead growth.<\/p>\n<p>In the three months to February the following results were reached:<\/p>\n<p>\u2014 capital city homes saw the top quartile of values rise 0.8%, compared to 3.4% across the lowest quartile of values.<\/p>\n<h2><span id=\"3-elevated-sales-volumes\">3. Elevated sales volumes<\/span><\/h2>\n<p>Sales volumes rose 37.7% in the 12 months to February, to an estimated 650,175.<\/p>\n<p>Transaction volumes through the month of February remained elevated at an estimated 57,427, which is 46.1% above the previous five-year February average.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-162391 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/03\/growth.jpg\" alt=\"Growth\" width=\"700\" height=\"350\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/03\/growth.jpg 700w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/03\/growth-300x150.jpg 300w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\"\/><\/p>\n<h2><span id=\"4-slightly-longer-days-on-market\">4. Slightly longer days on market<\/span><\/h2>\n<p>Properties are taking slightly longer to sell at the national level, as new listings volumes rise. In the three months to February, the median number of days on the number was recorded at 30, up from a recent low of 21 days in the three months to December.<\/p>\n<h2><span id=\"5-record-low-discounting-levels\">5. Record low discounting levels<\/span><\/h2>\n<p>Discounting levels are around record lows, reflecting strong selling conditions.<\/p>\n<p>However, vendor discounting has deepened slightly across the combined capital city market in recent months, to -3.2%.<\/p>\n<h2><span id=\"6-advertised-stock-on-the-rise\">6. Advertised stock on the rise<\/span><\/h2>\n<p>More advertised stock is being added to the market than usual.<\/p>\n<p>At the national level, the four weeks to March 6th saw new listings trend 4.8% higher than the equivalent period of 2021.<\/p>\n<p>At the national level, total listings remain well below the average for this time of the year, as high sales volumes have seen around 1.2 sales for every new listing added to the market in recent months.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-162392 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/03\/stock.jpg\" alt=\"Stock\" width=\"700\" height=\"350\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/03\/stock.jpg 700w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/03\/stock-300x150.jpg 300w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\"\/><\/p>\n<h2><span id=\"7-clearance-rates-soften\">7. Clearance rates soften<\/span><\/h2>\n<p>Clearance rates averaged 72.4% in the four weeks to February 27, down from 78.8% in the equivalent period of 2021.<\/p>\n<p>Clearance rates are expected to trend lower amid softer housing value growth.<\/p>\n<h2><span id=\"8-rent-values-rise\">8. Approvals fall<\/span><\/h2>\n<p>Detached house approvals fell -17.3% through January, following a surge in approvals between August 2020 and December 2021.<\/p>\n<p>Unit approvals totalled 4,045 in January, which is the lowest read since July 2012.<\/p>\n<h2><span id=\"10-record-high-lending\">10.
