One thing I\u2019ve noticed speaking with many property investors is\u2026 \"Success<\/span><\/strong><\/p>\n

While on the one hand, a small group has done very well over the last few years, despite Covid 19, the lockdowns, and a short recession, on the other hand, the majority have found the markets pretty tricky and feel they have either missed out or not maximised their opportunities. \u2028\u2028<\/span><\/p>\n

Many investors are having difficulty achieving capital growth, others are noticing the values of their properties falling and yet others are having difficulty getting the banks to lend them more money to grow their portfolios.<\/p>\n

Lesson One: The fundamental model and strategy that 95+% of property investors follow is flawed<\/span><\/h2>\n

Firstly many investors don\u2019t follow a plan or a strategy, but of those who do, time and time again I\u2019ve seen so many people who have invested so much of their time, energy, passion, and money to build a property portfolio, but their model for how to develop financial freedom was simply wrong. <\/p>\n

To take your property investment business to the next level you\u2019re going to have to do things differently from what most Australian investors do.<\/p>\n

You see\u2026if you have your ladder up against the wrong wall, then every step you take gets you further away from your destination.<\/p>\n

It\u2019s likely you\u2019ll have to do things differently from what you\u2019ve done to get to the level you are at today.<\/strong><\/p>\n

Here are the top three reasons why your peer group matters so much:

  1. Your peer group\u2019s attitudes, beliefs, and behaviors are contagious<\/i>. \u00a0\"puzzle
    The impact the way you think, your ability to spot and take advantage of opportunities, and your behaviours as you go after (or don\u2019t go after) your financial goals.<\/li>\n
  2. Alone you are vulnerable; connected we are strong<\/i>.
    We all have blind spots and limitations, but your peers can help you bridge these gaps and share resources that help you make better decisions and financial choices.<\/li>\n
  3. It\u2019s a lot more fun to build with other people than in isolation!<\/i>
    We live in a world that can be very isolating, but we are social beings. We build better when we have peers to bounce ideas off, encourage us, and hold us accountable.<\/li>\n<\/ol>\n

    It\u2019s ultimately up to you to find and create the peer group that will help you live the life you want to live.<\/p>\n

    Lesson Three: You cannot build your property business based solely on the backs of a strong team \u00a0\"Families<\/span><\/h2>\n

    While it\u2019s important to have a good team of advisors around you, as CEO of your own property investment business you are the one who is going to need to lead and manage this team.<\/p>\n

    But they are one of three critical elements: a solid plan, a property investment system that is proven through a number of property cycles, and a talented team.<\/p>\n

    Lesson Four: Investing from a place of ignorance may work when you are in a booming market, but it is the kiss of death when markets turn!<\/span><\/h2>\n

    I think it was Warren Buffet who said: \u201cA rising tide lifts all ships, but it\u2019s only when the tide is out you can see who is swimming naked\u201d.<\/i><\/p>\n

    Succeeding during a period of rapidly rising property values created a level of false confidence that got many investors and quite a few so-called \u201cadvisers\u201d into trouble as the market turned.<\/p>\n

    This leads me directly to the next lesson\u2026<\/p>\n

    Lesson Five: The major risk you take is not your choice of investment, but rather it is YOU!<\/span><\/h2>\n

    Hard as this is to accept, you are the greatest risk variable in your investment portfolio.<\/p>\n

    Learning to manage you\u2026 continually reinvesting in you\u2026 is the very best way to manage risk.<\/p>\n
