Three\u00a0key market\u00a0factors are likely to cushion any impacts of growing\u00a0global uncertainties due to the\u00a0ongoing\u00a0conflict in Ukraine, experts from\u00a0BuyersBuyers\u00a0say.\u00a0<\/p>\n
BuyersBuyers\u00a0co-founder Pete\u00a0Wargent\u00a0said stable credit growth, tight housing supply, and the Reserve Bank of Australia\u2019s reticence to hike the cash rate are expected to keep the property market a \u201csafe haven\u201d for many investors.\u00a0<\/p>\n
\u201cAverage loan sizes for new borrowers are also running at record highs, with very few signs of\u00a0concern from borrowers about the outlook for interest rates,\u201d he said.\u00a0\u00a0<\/p>\n
Latest figures from the Australian Bureau of Statistics (ABS)\u00a0showed that\u00a0loans to investors rose by 6.1% in January to reach a record high of $11 billion.<\/a>\u00a0\u00a0<\/p>\n While Mr\u00a0Wargent\u00a0said there is some degree of caution especially given the likelihood of a rate hike by the RBA, investors are still in good position as they can still get loans with advertised rates of below 3%.\u00a0\u00a0<\/p>\n BuyersBuyers\u00a0CEO Doron Peleg said the Reserve Bank of Australia\u2019s patience on timing the interest rate hike will also play a factor.\u00a0<\/p>\n \u201cThe RBA\u00a0has consistently stressed that the goal is to see the return of full employment,\u201d he said.\u00a0\u00a0<\/p>\n \u201cAs for the impact of geopolitical uncertainties, our research shows that Australian property has\u00a0rarely been significantly impacted, even throughout some of the most dramatic events in recent\u00a0modern history such as 9\/11, the Gulf War conflicts, or the Asian Crisis.\u00a0<\/p>\n \u201cEven if interest rate\u00a0hikes\u00a0are forthcoming down the track, they will likely only be delivered in a very\u00a0considered and gradual manner.\u201d\u00a0<\/p>\n Meanwhile,\u00a0Mr\u00a0Wargent\u00a0said the shortage of housing supply would likely be a consistent feature of the housing market over the next few years, keeping price growth elevated.\u00a0<\/p>\n \u201cWith achievable yields of 4%\u00a0on some residential property, or higher in some markets, and\u00a0rents likely to surge in 2022 due to tightening rental vacancies as the borders reopen, this still makes for an attractive equation for property investors with a 10-year outlook,\u201d he said.\u00a0<\/p>\n According to Domain,\u00a0the national vacancy rate has dropped to 1.1% in February<\/a>, the lowest since records began in 2017.\u00a0<\/p>\n Meanwhile, the sales market also felt some pressure during the month as listings dropped by 16.8% from a year ago.\u00a0\u00a0<\/p>\n \u201cRising materials and trades costs will limit the supply response,\u201d Mr\u00a0Wargent\u00a0said.\u00a0<\/p>\n \u201cWith many projects built on fixed price contracts, the pressures on the construction and development sector – where profit margins are typically quite thin – have been rising.\u00a0Building approvals are already trending lower now as the\u00a0HomeBuilder\u00a0stimulus wears off.\u201d\u00a0<\/p>\n The border reopening also provides a solid opportunity for Australia\u2019s property markets.\u00a0\u00a0<\/p>\n \u201cInternationally there are concerns and tensions, and there will be a flight to quality in 2022.
