houses<\/h2>\n<ul>\n<li>Annual demand (sales): 425,000<\/li>\n<li>Supply (Listed for sale): 158,000 (as of January 2022)<\/li>\n<li>Supply in months: 4.5<\/li>\n<li>Annual price growth: loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-156102 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/08\/demand-300x225.jpg\" alt=\"Demand\" width=\"300\" height=\"225\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/08\/demand-300x225.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/08\/demand.jpg 800w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>As one might expect \u2014 as real estate at its core is all about supply and demand \u2014 there is a close relationship between the supply and demand interplay and price growth.<\/p>\n<p>For both detached houses and attached dwellings, the recent and rapid decline in supply is atypical and has been heavily influenced by Covid-related restrictions.<\/p>\n<p>At the same time, demand was somewhat abnormally boosted by government largesse, record low-interest rates, and silly RBA overtures.<\/p>\n<p>Supply is likely to increase and maybe rapidly this year as we finally learn to live with the virus (fingers crossed) and many homeowners sell in order to capitalise on higher price points.<\/p>\n<p>Conversely, demand is likely to fall due to falling confidence and higher interest rates.<\/p>\n<p>Price growth will slow down as a result, and we might even see prices fall if supply exceeds demand.<\/p>\n<p>Finally, the attached dwelling market supply is now very tight \u2014 and is tighter than detached houses \u2014 so we are likely to see higher price growth for apartments and townhouses than detached houses over the short
