most had double-digit growth and the value of many properties rose by more than 20%.<\/p>\n<p>However, moving forward, the various property markets will be very segmented, which is a more \u201cnormal\u201d property market.<\/p>\n<p>In other words in 2022 the value of properties in some locations will rise strongly, some will increase in value moderately, properties some locations will languish as affordability becomes an issue and a few areas will experience falling property values \u2013 all based on local demographics, economics and supply, and demand.<\/p>\n<p><iframe title=\"Where is the property market heading? | Property Insiders\" width=\"800\" height=\"450\" src=\"https:\/\/www.youtube.com\/embed\/jwnv5hJxkOs?feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture\" allowfullscreen><\/iframe><span data-mce-type=\"bookmark\" style=\"display: inline-block; width: 0px; overflow: hidden; line-height: 0;\" class=\"mce_SELRES_start\">\ufeff<\/span><\/iframe><\/p>\n<h2>Melbourne and Sydney market flat over February<\/h2>\n<p>Despite strong buyer and seller activity, our housing markets experienced strong auction clearance rates of February, clearly still indicating a seller\u2019s market, however, property price growth over the month of February produced mixed results.<\/p>\n<p>Dr. Andrew Wilson\u2019s My housing market showed strong growth in asking prices for properties in Brisbane and Adelaide, while house price growth in Sydney and Melbourne has moderated over February.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-162049 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/03\/01.png\" alt=\"01\" width=\"924\" height=\"434\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/03\/01.png 924w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/03\/01-300x141.png 300w\" sizes=\"auto, (max-width: 924px) 100vw, 924px\"\/><\/p>\n<p style=\"background: white; margin: 0cm 0cm 15.0pt 0cm;\"><span lang=\"EN-AU\" style=\"font-family: 'Arial',sans-serif; color: #2c3e50;\">This fragmentation of our property markets clearly reflects the differing affordability levels between the capitals.<\/span><\/p>\n<p style=\"background: white; margin: 0cm 0cm 15.0pt 0cm;\"><span lang=\"EN-AU\" style=\"font-family: 'Arial',sans-serif; color: #2c3e50;\">If you think about it, while wages around Australia are much the same, the median house price in Sydney is double that of Brisbane and considerably more than a similar house would cost in Melbourne.<\/span><\/p>\n<p style=\"background: white; margin: 0cm 0cm 15.0pt 0cm;\"><span lang=\"EN-AU\" style=\"font-family: 'Arial',sans-serif; color: #2c3e50;\">And considering that wages have hardly increased, yet property values soared by 20% or more last year, affordability is now constraining further price growth in more expensive capitals of Sydney and Melbourne as lending capacity has been maximised.<\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-162050 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/03\/02.jpg\" alt=\"02\" width=\"950\" height=\"434\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/03\/02.jpg 950w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/03\/02-300x137.jpg 300w\" sizes=\"auto, (max-width: 950px) 100vw, 950px\"\/><\/p>\n<p style=\"background: white; margin: 0cm 0cm 15.0pt 0cm;\"><span lang=\"EN-AU\" style=\"font-family: 'Arial',sans-serif; color: #2c3e50;\">Overall house prices are likely to increase in the order of 4 \u2013 5% in Melbourne and Sydney but Brisbane and Adelaide are likely to outperform with stronger growth.<\/span><\/p>\n<p style=\"background: white; margin: 0cm 0cm 15.0pt 0cm;\"><span lang=\"EN-AU\" style=\"font-family: 'Arial',sans-serif; color: #2c3e50;\">At the same time, low vacancy rates at a time of increasing demand will make 2022 a year of solid rental increases.<\/span><\/p>\n<p style=\"background: white; margin: 0cm 0cm 15.0pt 0cm;\"><span lang=\"EN-AU\" style=\"font-family: 'Arial',sans-serif; color: #2c3e50;\">Dr. Wilson explains: <\/span><\/p>\n<blockquote>\n<p style=\"background: white; margin: 0cm 0cm 15.0pt 0cm;\"><i><span lang=\"EN-AU\" style=\"font-family: 'Arial',sans-serif; margin: 0cm 0cm 15.0pt 0cm;\"><i><span lang=\"EN-AU\" style=\"font-family: 'Arial',sans-serif; color: #2c3e50;\">Investor activity will also continue to support housing markets, with surging rents enhancing yields and supporting total returns.<\/span><\/i><\/p>\n<p style=\"background: white;
