Budget<\/span><\/h2>\n<p>Smart investors have a strict <a href=\"https:\/\/propertyupdate.com.au\/why-budgeting-will-lead-to-more-awareness\/\">budget<\/a> \u2013 and they stick to it.<\/p>\n<p>Now that number should only be known to them and their property team.\u00a0<\/p>\n<p>One person that shouldn\u2019t be aware of your exact budget is the sales agent.<\/p>\n<p><strong>Let me be clear:<\/strong> agents are on a mission to find out as much useful information about potential buyers as possible.<\/p>\n<p>And that includes their budgets.<\/p>\n<p>In other words, a real estate agent wants to know your budget so they can use that during negotiations.<\/p>\n<p>Let\u2019s say you have $800,000 to spend and you\u2019re looking at a property that\u2019s priced with a seven in front of it.<\/p>\n<p><strong>What should be flashing through your mind is this\u2026<\/strong><\/p>\n<p>If the agent knows you have more money to spend, they will attempt to extract it from you at the final sales price.<\/p>\n<p>The secret is to give a more general answer to the budget question such as: \u201cI\u2019m looking for properties around this price.\u201d<\/p>\n<h2><span id=\"2-timing\">2. Price feedback<\/span><\/h2>\n<p>It\u2019s a fact that most <a href=\"https:\/\/propertyupdate.com.au\/what-makes-an-investment-grade-property\/\">investment-grade real estate<\/a> is often listed with a price range or no price at all.<\/p>\n<p>Now that\u2019s because the properties that are most in-demand will attract the highest prices.\u00a0 <img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-68002 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/06\/30307218_l2-300x195.jpg\" alt=\"30307218_l2\" width=\"300\" height=\"195\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/06\/30307218_l2-300x195.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/06\/30307218_l2-768x500.jpg 768w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/06\/30307218_l2-1024x666.jpg 1024w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/06\/30307218_l2-1160x755.jpg 1160w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/06\/30307218_l2.jpg 2048w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/><\/p>\n<p>And sometimes that price is hard to predict beforehand.<\/p>\n<p>Let me explain: <strong>the market will always dictate property price and it\u2019s usually an emotion that drives that price up.<\/strong><\/p>\n<p>That\u2019s why you should never suggest price specifics with an agent because your numbers might be much higher than the vendor was actually prepared to accept.<\/p>\n<p>And it\u2019s doesn\u2019t take Einstein to work out that an agent will use that information in negotiations.<\/p>\n<p>Instead, because you would have done your research, you could discuss comparable sales with the agent so they know that you know what you\u2019re talking about.<\/p>\n<h2><span id=\"4-not-interested\">4.
