It can be an exciting time when buying real estate, can\u2019t it?\u00a0<\/strong><\/p>\n

As I\u2019ve said before, though, successful property investment should be less emotional than buying a home to live in.\u00a0\u00a0\"Group<\/p>\n

Either way, we\u2019re all human, so sometimes our emotions can get the better of us.<\/p>\n

The thing is one of the worst times for this to happen is in front of a selling agent.<\/p>\n

Why is that?<\/strong><\/p>\n

Quite simply, a real estate agent is selling the property, but at the same time, they\u2019re also gathering intel to pass on to their vendor client.<\/p>\n

And that information, especially when the property is being sold by auction, is golden and should be kept mostly to yourself.<\/p>\n

That said, it\u2019s a fine line between wearing a poker face and showing the necessary enthusiasm when investing in property.<\/p>\n

Let me explain.<\/p>\n

1. Budget<\/span><\/h2>\n

Smart investors have a strict budget<\/a> \u2013 and they stick to it.<\/p>\n

Now that number should only be known to them and their property team.\u00a0<\/p>\n

One person that shouldn\u2019t be aware of your exact budget is the sales agent.<\/p>\n

Let me be clear:<\/strong> agents are on a mission to find out as much useful information about potential buyers as possible.<\/p>\n

And that includes their budgets.<\/p>\n

In other words, a real estate agent wants to know your budget so they can use that during negotiations.<\/p>\n

Let\u2019s say you have $800,000 to spend and you\u2019re looking at a property that\u2019s priced with a seven in front of it.<\/p>\n

What should be flashing through your mind is this\u2026<\/strong><\/p>\n

If the agent knows you have more money to spend, they will attempt to extract it from you at the final sales price.<\/p>\n

The secret is to give a more general answer to the budget question such as: \u201cI\u2019m looking for properties around this price.\u201d<\/p>\n

2. Timing<\/span><\/h2>\n

Just like the timing is crucial in-jokes, so it is in real estate transactions. \"Meeting<\/p>\n

And that\u2019s why a real estate agent will try to elicit this information from you.<\/p>\n

Likewise, it\u2019s wise for you or your buyers\u2019 agent to get an understanding of the timing requirements of the seller.<\/p>\n

That\u2019s because the vendor might need a quick sale or is after a long settlement,<\/strong> which you can use in negotiations.<\/p>\n

In the same vein, an agent will attempt to know whether you need to find a property quickly, perhaps because you\u2019re already sold your own, and may use this information to speed up proceedings.<\/p>\n

It\u2019s always better to take your time and consider the pros and cons, rather than make a hasty decision to solve a short-term problem.<\/p>\n

3. Price feedback<\/span><\/h2>\n

It\u2019s a fact that most investment-grade real estate<\/a> is often listed with a price range or no price at all.<\/p>\n

Now that\u2019s because the properties that are most in-demand will attract the highest prices.\u00a0 \"30307218_l2\"<\/p>\n

And sometimes that price is hard to predict beforehand.<\/p>\n

Let me explain: the market will always dictate property price and it\u2019s usually an emotion that drives that price up.<\/strong><\/p>\n

That\u2019s why you should never suggest price specifics with an agent because your numbers might be much higher than the vendor was actually prepared to accept.<\/p>\n

And it\u2019s doesn\u2019t take Einstein to work out that an agent will use that information in negotiations.<\/p>\n

Instead, because you would have done your research, you could discuss comparable sales with the agent so they know that you know what you\u2019re talking about.<\/p>\n

4. Not interested<\/span><\/h2>\n

Sure, buying property is about matching a property with a new owner.<\/p>\n

But that doesn\u2019t mean it\u2019s like dating.<\/p>\n

Telling the agent you\u2019re not interested or giving them the silent treatment won\u2019t do you any favours.<\/strong><\/p>\n

Here\u2019s why: the agent is working for the vendor but to do a good job they have to find a suitable buyer, which involves communicating with interested parties.\u00a0\"39653963_l\"<\/p>\n

Don\u2019t get me wrong: we\u2019re not advocating playing hardball when investing.<\/p>\n

The main point I\u2019m trying to make is that you have to give a little to possibly receive a lot.<\/p>\n

And that means communicating with the agent during early negotiations so they know that you\u2019re interested.<\/p>\n

That way, if there is a multiple offer situation,<\/strong> you\u2019ll have your hat in \u2013 and not out \u2013 of the ring.<\/p>\n

The lesson from all of this is that successful property investment shouldn\u2019t be like a game of high-stakes poker.<\/p>\n

While you don\u2019t want to be the buyer who loudly protests your love for a property or tries to outsmart your competition by pointing out its various faults, you have to be in the game to win it.<\/p>\n

And that means being professional in your dealings with the agent while keeping your aces close to your chest.<\/p>\n
