I am Confused!"},"content":{"rendered":"<p> [ad_1]<br \/>\n<\/p>\n<div>\n<p><strong>Is this continued media cycle of mixed messages leaving you feeling a little confused?<\/strong><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-155178 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/migration-300x225.jpg\" alt=\"Migration\" width=\"300\" height=\"225\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/migration-300x225.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/migration.jpg 800w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>Well, standby.<\/p>\n<p>From the people that bought you the 40% house drop, the job keeper and mortgage cliffs and the last one out of the Cities turn the light off, comes\u2026<\/p>\n<blockquote>\n<p><em>Reverse migration as sea and tree changes head back to the cities<\/em><\/p>\n<\/blockquote>\n<p>I was forced to do a double-take recently as l I read that exact headline in the Financial Review.<\/p>\n<p>As little as less than 6 months ago, I was led to believe it was the other way around.<\/p>\n<p><a href=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/02\/01-1.png\"><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-161751 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/02\/01-1-1160x366.png\" alt=\"01\" width=\"1160\" height=\"366\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/02\/01-1-1160x366.png 1160w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/02\/01-1-300x95.png 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/02\/01-1.png 1288w\" sizes=\"auto, (max-width: 1160px) 100vw, 1160px\"\/><\/a><\/p>\n<p>One must contemplate how the media seem to continually contradict itself, on an almost daily basis.<\/p>\n<p>Is it any wonder investors continue to be confused and continue to suffer from analysis paralysis?<\/p>\n<p>How do you move forward with certainty and direction in an environment of chaos that appears to be ever-changing?<\/p>\n<p>Here are my thoughts.<\/p>\n<p><iframe title=\"Now Everyone is Returning to our Cities? I am Confused!\" width=\"800\" height=\"450\" src=\"https:\/\/www.youtube.com\/embed\/coDh2NNqHJ8?feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture\" allowfullscreen><\/iframe><\/p>\n<h2>Minority Trends<\/h2>\n<p>Beware the minority trend.<\/p>\n<p>I am referring to the cherry-picked pieces of information that support speculative assumptions rather than facts.<\/p>\n<p>One such trend that was blown out of proportion was the number of people leaving our capitals and moving to the regions.<\/p>\n<p>During the pandemic, there was an estimated 43,000 people leaving our cities in favour of the regions.<\/p>\n<p>You would have seen the media exploiting this statistic with every possible clickbait headline that exists.<\/p>\n<p>In reality, though, a 43,000 net loss is not a significant number of people leaving our capital cities.<\/p>\n<p>It is certainly not going to create a major slump or downturn in those bigger markets.<\/p>\n<p>Alternatively, a thousand or so moving to a region that would usually see a hundred will have a greater impact on those smaller markets.<\/p>\n<p>One key point left out of the media argument was why migration to cities such as Melbourne and Sydney in particular from the regions, ground to a halt.<\/p>\n<p>Why would you move from a relatively lifestyle-free region to a City in Lockdown?<\/p>\n<p>There was only ever one side of the equation being promoted and it has all been a one-way street.<\/p>\n<p><a href=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/02\/02-3.jpg\"><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-161752 https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/02\/02-3-270x200.jpg 270w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/02\/02-3.jpg 1600w\" sizes=\"auto, (max-width: 1160px) 100vw, 1160px\"\/><\/a><\/p>\n<p>It also happened to a lesser extent in Brisbane with that <strong>Intrastate migration<\/strong>, while at the same time, interstate migration really took off.<\/p>\n<p>Put simply, moving forward, the fact is that the <strong>majority<\/strong> will continue to choose to live and work in our capital cities.<\/p>\n<h2>Reverse Migration?<\/h2>\n<p>The article above tells of a young man who has lived on the Coast now wants to head back to the \u201cCity\u201d for work and lifestyle.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-155716 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/08\/intrstate-migration-300x225.jpg\" alt=\"Intrstate Migration\" width=\"300\" height=\"225\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/08\/intrstate-migration-300x225.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/08\/intrstate-migration-923x692.jpg 923w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/08\/intrstate-migration-1536x1152.jpg 1536w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/08\/intrstate-migration-1160x870.jpg 1160w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/08\/intrstate-migration-800x600.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/08\/intrstate-migration.jpg 2000w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>It suggests it is a growing group \u2013 again a <strong>minority<\/strong> and that rental vacancies in our inner to middle ring suburbs are tightening as a result.<\/p>\n<p>We are asked to believe that all of these sea changers and tree changers, after 6-12 months, are now doing a U-Turn and returning to the City.<\/p>\n<p>It is just not happening in large enough quantities to affect data in any substantial way.<\/p>\n<p>A better proposition may be that the intrastate migration tap has turned on again as Lockdowns appear to be a thing of the past and people are returning to capitals for work, study and play.<\/p>\n<h2>In Summary<\/h2>\n<p>Don\u2019t buy into the hype.<\/p>\n<p>As the quote suggests, don\u2019t make long-term decisions based on the latest \u201ccherry-picked\u201d news headline.<\/p>\n<p>There will always be a headline, upon a headline, that will contradict each other and you can find any article to support your confirmation bias on the internet.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-108034 img-responsive\" continue to evolve in a desperate effort to grab your eyeballs.<\/p>\n<p>So, what is the best way to avoid this?<\/p>\n<p>By having a plan, a roadmap to your longer-term goals.<\/p>\n<p>As Dr. Covey suggests, <em>\u201cBegin with the End in Mind\u201d,<\/em> then work backward to understand what you need to do in the short to medium term to reach those End goals.<\/p>\n<p>Then take a single-minded approach to your goals.<\/p>\n<p>Accept that at some stage, there will be another recession, interest rates will rise, X-factors like Coronavirus will happen.<\/p>\n<p>They are all part of the property, economic, and life cycles and you need to accept and prepare for them as they are here to stay.<\/p>\n<p><span style=\"color: #ff9900;\"><strong>ALSO READ: <\/strong><\/span><a
