You\u2019ll learn some of the things that can go wrong.<\/p>\n

You\u2019ll learn about the frustrations of being a property investor.<\/p>\n

You will learn some of the ways in which slick marketing can lead you astray.<\/p>\n

But stick with me \u2014 it\u2019s not all negative.<\/p>\n

Understanding what could go wrong is one way of making sure things don\u2019t go wrong and you can enjoy the success a small group of property investors enjoys.<\/p>\n

The problem is most people who get involved in property investment don\u2019t develop the financial freedom they\u2019re after.<\/p>\n

Statistics show that 50% of new investors sell up in the first 5 years.<\/p>\n

Most investors never get past their 1st<\/sup> or second property and only around 21,000 Australians own 6 properties or more.<\/p>\n

In other words, less than 1% of investors ever succeed in building a substantial property portfolio.<\/p>\n

Now, this is not the type of information most people tell you about the property when you first get started \u2014 is it?<\/p>\n

That\u2019s probably because many of the people you speak with are trying to sell you something \u2014 sometimes it\u2019s a property, in other cases it\u2019s their services \u2014 such as real estate agents or buyers\u2019 agents.<\/p>\n

So this is my attempt to redress that balance a little bit and share 17 brutal truths about the property that you don\u2019t often come across.\u00a0<\/strong><\/p>\n

\"Property<\/p>\n

Despite what some people will tell you, property investment isn\u2019t easy.\u00a0<\/strong><\/p>\n

But it\u2019s simple. Now that isn\u2019t a play on words.<\/p>\n

What I\u2019m trying to say is that if you do what most property investors do, you\u2019ll get the same results as most property investors get\u00a0\u2014 and that\u2019s not pretty.<\/p>\n

However, you\u2019ll be heading in the right direction if you understand the following truths about real estate investing.\u00a0<\/strong><\/p>\n

1. Property markets go through cycles \u00a0<\/strong><\/span><\/h2>\n

Over the long term the value of well-located residential real estate increases but there are times every property cycle when values stagnate \u2014 sometimes for several years.<\/p>\n

And there are short periods when the value of your properties will fall a little.<\/p>\n

However, A-grade homes and investment-grade properties are less volatile \u2014 but at times even the value of these properties fall at times, occasionally for several years in a row.\u00a0<\/strong><\/p>\n

2. You need a significant amount of money to invest<\/span><\/h2>\n

The truth is you do need money to invest in property, probably more than you think.<\/p>\n

If you don\u2019t have the financial discipline to save a deposit, then you shouldn\u2019t be borrowing money to get involved in property.<\/p>\n

3. It takes the average investor 30 years to become financially independent through property<\/span><\/h2>\n

While you can get rich through property investment over the long term, it is not a get-rich-quick scheme.<\/p>\n

It takes most investors 30 years to develop financial freedom through property.<\/p>\n

Interestingly many investors waste the first ten years making mistakes and learning what not to do.<\/p>\n

The next few years are taken up selling underperforming assets and getting their financial house in order.<\/p>\n

Then it takes two or three good property cycles to become wealthy through the property.<\/p>\n

Interestingly many of us think we are smarter than the experts and look for shortcuts but the only consistently certain shortcut I know is getting the right mentors early in your journey.\u00a0<\/strong><\/p>\n

4. Saying \u201cI\u2019ll be fearful when others are greedy, and I\u2019ll be greedy when others are fearful<\/em>\u201d is much easier than doing it<\/span><\/h2>\n

Most investors are overly optimistic during booms when they should be cautious and most pessimistic during downturns when they are surrounded by opportunities.\u00a0<\/strong><\/p>\n

\u00a0<\/p>\n

5. No one really knows what the property market will do in the short term<\/span><\/h2>\n

While in the long term our markets are driven by fundamentals, in the short-term human emotion and crowd psychology play havoc with the best-laid forecasts.\u00a0<\/strong><\/p>\n

6. Real estate investment is a game of finance with some properties thrown in the middle<\/span><\/h2>\n

Strategic property investors buy themselves time in the market by having financial buffers in place to see them through the ups and downs of the property cycle.<\/p>\n

7. Property investment is meant to be boring<\/span><\/h2>\n

Make your investing boring so the rest of your life can be exciting.<\/p>\n

If you\u2019re looking for excitement, go bungee jumping or trail bike riding \u2014 don\u2019t look for excitement in your property investing.<\/p>\n

8. There is more free property information available today than ever before, but much of it is useless<\/span><\/h2>\n

Most market news is not only useless, but it is harmful to your financial health.<\/p>\n

The most expensive advice you will get is free advice that is wrong.\u00a0<\/strong><\/p>\n

\"Useless\"<\/p>\n

9. Be careful who you listen to<\/span><\/h2>\n

Rather than listen to the get-rich-quick stories, it\u2019s worth listening to those who talk about their mistakes and avoid the property spruikers who don\u2019t\u00a0\u2014 their mistakes are usually much bigger.<\/p>\n

10. There is virtually no accountability for the many property gurus and their hot spot predictions \u00a0<\/strong><\/span><\/h2>\n

I find it interesting that people who have been wrong about everything for years still draw large crowds of followers to their podcasts, videos, and webinars looking for the next get-rich-quick scheme.\u00a0<\/strong><\/p>\n

11. The more \u201ccomfortable\u201d an investment feels, the more likely you are to be taken by marketers or salespeople<\/span><\/h2>\n

I understand mini beginning investors look for what they perceive as security, but in general avoid rental guarantees or promises of certain returns. These usually come at quite some cost.\u00a0<\/strong><\/p>\n

12. Despite what most would like to think the biggest difference between ultra-successful property investors and the rest is not their property strategy or their investment \u201csecrets\u201d<\/span><\/h2>\n

Only have the same investment vehicles to invest into the average Australian dollars \u2014 property, shares, and businesses.<\/p>\n

What makes the rich people more successful is the way they think \u2014\u00a0 their \u201cmindset\u201d and their Rich Habits.\u00a0<\/strong><\/p>\n

\"Mindset\"<\/p>\n

13. If you have credit card debt and are thinking about investing \u2014 stop<\/span><\/h2>\n

I suggest you become financially fluent before you start investing, otherwise, the significant debt you\u2019ll take on buying property will most likely overwhelm you.\u00a0<\/strong><\/p>\n

14. Residential real estate is a high growth, relatively low yield investment<\/span><\/h2>\n

So don\u2019t buy real estate for cash flow!<\/p>\n

Of course, cash flow is important to keep you in the game, but it\u2019s capital growth that will get you out of the rat race.<\/p>\n

15. Just because a property goes up in bed doesn\u2019t mean it\u2019s a great investment<\/span><\/h2>\n

Last year, 2021, we experienced a once-in-a-generation property boom that increased the value of almost all properties.<\/p>\n

This was driven by historically low interest rates and pent-up demand which eventually led to FOMO (fear of missing out) causing many investors to take shortcuts and by secondary properties.<\/p>\n

In my mind listening to 5% of properties on the market are investment grade.<\/p>\n

The truth about investing investors must face is that just because a property goes up in price does not make it a great investment.<\/p>\n

The problem is when the market booms, as long as the prices go up, we hardly ever question the rationale behind it.<\/p>\n

We never ask ourselves Is the price rise justified by underlying fundamentals?<\/p>\n

As Warren Buffett wisely said: \u201cA rising tide lifts all ships. But when the tide goes out you\u2019ll see his swimming naked.\u201d\u00a0<\/strong><\/p>\n

16. There are 3 stages of your property investment journey<\/span><\/h2>\n

All successful investors go through the following three phases.<\/p>\n

Firstly there is the asset accumulation stage which requires leverage and owning high-growth properties; then you slowly reduce your loan to value ratio; until you can eventually live off your \u201ccash machine\u201d of properties.<\/p>\n

Of course, there is also the learning stage which should come first, but many investors skip this.\u00a0<\/strong><\/p>\n

\"Stages\"<\/p>\n

17. However many properties you think you\u2019ll need to provide cash flow for your retirement, double it<\/span><\/h2>\n

Now you\u2019re closer to reality.\u00a0<\/strong><\/p>\n

So my advice for successful investing is to develop a strategic property plan for your investment journey.<\/strong><\/p>\n

Then plan for your plan not to go to plan knowing that there will always be unexpected X factors coming out of the blue to test your resilience.<\/p>\n
