There\u2019s no relief in sight for tenants with rents continuing to surge over January driven fundamentally by chronic shortages in rental accommodation. <\/strong><\/p>\n

The national weekly median asking house rent has increased strongly by 9.0% over the past year to $497, with a low and falling, January vacancy rate of just 1.5%.<\/p>\n

\"Tab01\"<\/a><\/p>\n

All capitals have reported significant increases in asking house rents over the year ending January 2022, with most remarkably recording double-figure growth.<\/p>\n

Darwin<\/strong> has reported the highest annual growth, rising by 14.6% followed by Perth<\/strong> up 12.9% and Sydney<\/strong> higher by 11.5%.<\/p>\n

Vacancy rates for houses are predictably low, with only Melbourne<\/strong> above 2% and with most capitals below or near 1%.<\/p>\n

<\/p>\n

Canberra<\/strong> continues to record the highest capital city weekly house rents at $695 followed by Darwin<\/strong> at $645 and Sydney<\/strong> at $585.<\/p>\n

Brisbane<\/strong> has the most affordable weekly house rents at $440.<\/p>\n

What about apartment rents?<\/h2>\n

Although unit rentals haven\u2019t recorded the sharp increases reported by houses over the past year, annual rents have nonetheless risen solidly.<\/p>\n

The national January median weekly asking rent for units at $417 is an increase of 3.7% over the year, with the national vacancy rate for units at 2.7% for January.<\/p>\n

Most capitals<\/strong> have reported increases in unit rents over the year to January, with Darwin<\/strong> reporting the sharpest increase \u2014 up by 15.5%.<\/p>\n

Annual rents in Melbourne<\/strong> and Hobart<\/strong> however were lower by 4.5% and 1.2% respectively.<\/p>\n

\"RentalMost capitals have recorded low vacancy rates for units under 2% over January with the exception of Melbourne<\/strong> and Sydney<\/strong> still high at 3.6% and 3.1% respectively \u2014 although continuing to fall, and Darwin<\/strong> at 2.4%.<\/p>\n

Canberra<\/strong> reported the highest weekly asking rents for units over January at $535, with Melbourne<\/strong> and Adelaide<\/strong> the most affordable each at $440.<\/p>\n

What\u2019s ahead?<\/h2>\n

Demand for rental homes can be expected to continue to increase over 2022 driven by recovering economies, a hopeful easing of covid restrictions and concerns, and the return of high levels of migration, and with higher rents to follow reflecting a clear shortage of rental accommodation.<\/p>\n
