Set your long term goals<\/span><\/h2>\n<p class=\"p4\">Understand why you\u2019re planning to buy that property.<\/p>\n<p class=\"p4\">Is it your next home or is it an investment?<\/p>\n<p class=\"p4\">Why are you investing \u2013 what size portfolio are you planning to grow?<\/p>\n<p class=\"p4\">This way you can set your investment strategy.<\/p>\n<p class=\"p4\">If you don\u2019t know where you\u2019re heading any road may get you there, but most roads can get you lost.<\/p>\n<p>And that\u2019s why I suggested you start by building a <a href=\"https:\/\/metropole.com.au\/strategic-property-plan\/\" target=\"_blank\" rel=\"noopener\">Strategic Property Plan<\/a>.<\/p>\n<p>Attaining wealth doesn\u2019t just happen, it\u2019s the result of a well-executed plan.<br \/>Planning is bringing the future into the present so you can do something about it now!<\/p>\n<p>When you have a Strategic Property Plan you\u2019re more likely to achieve the financial freedom you desire.<\/p>\n<h2><span id=\"2-get-your-budget-in-order\">2. Get your budget in order<\/span><\/h2>\n<p class=\"p3\">First thing\u2019s first: you need to get your budget sorted.<\/p>\n<p class=\"p3\">Do you spend less than you earn?<\/p>\n<p class=\"p3\">Have you saved a deposit?<\/p>\n<p class=\"p3\">How much spare cash do you have each month to service your loans?<\/p>\n<p class=\"p3\">There\u2019s no point in even beginning your property search until you\u2019ve completed this step because determining your spending level and what you can afford will narrow down your property purchase decisions.<\/p>\n<h2><span id=\"3-organise-your-finances\">3. Organise your finances<\/span><\/h2>\n<p>Property investment is a game of finance with some houses thrown in the middle, so having a finance strategy helps you not only by your property but buy you time to ride the ups and downs of the property cycle.<\/p>\n<p class=\"p3\">While interest rates are at historic lows, there are many other important factors in determining the best loan for you, so it\u2019s worth working with a finance broker to make sure you\u2019re getting the most flexible loan structure to suit your needs.<\/p>\n<p class=\"p3\">Being prepared will make the whole process easier and put you in a better negotiating position.<\/p>\n<h2><span id=\"4-research-the-market\">4. Seek advice<\/span><\/h2>\n<p class=\"p3\">But be careful who you ask advice from \u2013 most buyers\u2019 agents will only advise you to invest in their patch.<\/p>\n<p>Sure a buyer\u2019s agent is an important part of your team, they act as your representative and will help you find, negotiate and purchase the right property.<a href=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/09\/metropole.jpg\"><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-137096 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/09\/metropole-300x195.jpg\" alt=\"Metropole\" width=\"300\" height=\"195\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/09\/metropole-300x195.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/09\/metropole-1063x692.jpg 1063w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/09\/metropole-1160x755.jpg 1160w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/09\/metropole.jpg 1246w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/><\/a><\/p>\n<p class=\"p3\">While you could do this all yourself in between work, family, and other commitments, <a href=\"https:\/\/propertyupdate.com.au\/property-investment-for-beginners\/\">if you\u2019re a novice<\/a> when it comes to the property market, then a buyer\u2019s agent can take a lot of the confusion out of the process and level the playing field.<\/p>\n<p class=\"p3\">Getting some expert advice from a <a href=\"https:\/\/metropole.com.au\/property-investment-australia\/\"><span class=\"s1\">property strategist<\/span><\/a> can be hugely beneficial in formulating your strategy.<\/p>\n<p>But in today\u2019s more complicated world you\u2019ll need more than just a property strategist or a buyers agent.<\/p>\n<p>You\u2019ll need someone from someone who can offer a holistic approach to property, tax, finance, future planning financial planning etc.<\/p>\n<p>By the way\u2026that\u2019s exactly what the team at <a href=\"http:\/\/www.metropole.com.au\">Metropole<\/a> does.<\/p>\n<h2><span id=\"7-be-thorough\">7.\u00a0 Be thorough<\/span><\/h2>\n<p class=\"p3\">When you\u2019re buying property, this is not the time to make rash or emotional decisions.<\/p>\n<p class=\"p3\">When you begin inspecting potential properties, check out how the toilet flushes, whether the taps all work, how strong the water pressure is in the shower, and whether the power points work.<\/p>\n<p class=\"p3\">Open cupboards and look for any signs of mold on the walls, ceilings, and in cupboards; you can never be too thorough and remember that if you buy the property, you inherit these problems (and their repair bills!)<\/p>\n<h2><span id=\"8-seek-further-advice\">8. Seek further advice<\/span><\/h2>\n<p class=\"p3\">Once you\u2019ve found a property that you\u2019re seriously interested in purchasing, if it\u2019s a stand-alone property rather than part of a block of apartments, it\u2019s crucial to hire a building and pest inspector who can prepare a report for you. <img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-94559 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/09\/Reno-WS2-300x205.jpg\" alt=\"Couple Visiting Realtor\" width=\"300\" height=\"205\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/09\/Reno-WS2-300x205.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/09\/Reno-WS2-768x525.jpg 768w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/09\/Reno-WS2-1024x700.jpg 1024w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/09\/Reno-WS2-1160x793.jpg 1160w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/09\/Reno-WS2.jpg 2048w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/><\/p>\n<p class=\"p3\">They will perform function and safety inspections of the property and inspect the entire house, top to bottom, and write up an evaluation that details whether the building is up to code or not.<\/p>\n<p class=\"p3\">It\u2019s also advised to have a pest inspection conducted too.<\/p>\n<h2><span id=\"9-be-practical\">9. Be practical<\/span><\/h2>\n<p class=\"p3\">It can be easy to become carried away with big goals and bold dreams of finding the perfect investments, but it\u2019s important to remain practical about it.<\/p>\n<p class=\"p3\">Remember\u2026no property will tick all the boxes.<\/p>\n<p class=\"p3\">However if the property doesn\u2019t stack up or if the price is too high, walk away.<\/p>\n<p class=\"p3\">There will always be other properties.<\/p>\n<h2><span id=\"10-negotiate\">10. Negotiate!<\/span><\/h2>\n<p class=\"p3\">Remember\u2026you don\u2019t have to accept the asking price.<\/p>\n<p class=\"p3\">You should always try and negotiate. <img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-67415 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/06\/39184663_l2-300x200.jpg\" alt=\"39184663_l2\" width=\"300\" height=\"200\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/06\/39184663_l2-300x200.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/06\/39184663_l2-768x512.jpg 768w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/06\/39184663_l2-1024x683.jpg 1024w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/06\/39184663_l2-1160x773.jpg 1160w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/><\/p>\n<p class=\"p3\"><strong>Of course, an experienced buyer\u2019s agent can do this for you if it\u2019s not your strong suit.<\/strong><\/p>\n<p class=\"p3\">However, in the hot markets that still exist in some parts of Australia, it\u2019s hard to negotiate a significant amount off the asking price when there are more buyers than there are good properties around.<\/p>\n<p class=\"p3\">But remember, you can negotiate over much more than simply the price.<\/p>\n<p class=\"p3\">Conditions such as the length and date of settlement, deposit, early access to the property and rent-back opportunities could swing the deal in your favour.<\/p>\n<h2><span id=\"11-enlist-a-solicitor\">11. Enlist a solicitor<\/span><\/h2>\n<p class=\"p3\">Conveyancing is an important process that facilitates the legal transfer of ownership of the property, from the vendor to the buyer.<\/p>\n<p class=\"p3\">A solicitor will take care of all the legalities involved and check the contract as well as advise you on contract conditions and clauses.<\/p>\n<p class=\"p3\">So be sure not to sign anything until your solicitor gives you the go-ahead.<\/p>\n<h2><span id=\"12-manage-your-assets\">12.
