right?<\/p>\n<p>While there is always a strong demand for renovated properties \u2013 as there are always people wanting to move into a property that has been renovated and looks fresh and finished \u2013 there is a strategy involved in profitably transforming a ho-hum dwelling into something spectacular!<\/p>\n<p>First of all, it begins with deciding <i>why<\/i> you want to renovate in the first place.<\/p>\n<p>At these times of lower growth in some markets, renovating is a solid strategy to manufacture capital growth.<\/p>\n<p>But it\u2019s how to plan to harvest that growth that really matters.<\/p>\n<p>Many people believe they\u2019ll be able to renovate for a profit with a buy, reno, sell strategy, but as most property flips flop, I\u2019m not a big advocate of this technique. <\/p>\n<p><b><span lang=\"EN-US\">Instead, I prefer the strategy of \u2018buy, renovate, rent out, refinance and repeat\u2019\u2026 <\/span><\/b><\/p>\n<p>If you renovate with the intention to retain property, then you stand to retain <a href=\"https:\/\/propertyupdate.com.au\/6-steps-property-investors-maximise-renovation-rewards\/\" data-cke-saved-href=\"https:\/\/propertyupdate.com.au\/6-steps-property-investors-maximise-renovation-rewards\/\">all the benefits you\u2019ve created in the renovation<\/a>.<\/p>\n<p>This includes:<\/p>\n<ul>\n<li>Low vacancies \u2013 As your newly-refurbished property is now attractive to a wider range of potential tenants, who are generally willing to pay a premium for better quality housing.<\/li>\n<li>Higher rental returns \u2013 Receive higher rental as your newly improved asset shines against its competitors.<\/li>\n<li>Depreciation benefits \u2013 Second-hand properties may attract fewer deprecation claims since the Federal Budget in 2017, but once you renovate you gain the tax benefit of extra depreciation allowances.<\/li>\n<\/ul>\n<p>Using this strategy, you can essentially build your asset base, create capital growth and increase your overall wealth.<\/p>\n<p>This is distinct from a flip or renovates to sell approach, which involves losing big amounts of money by potentially paying Capital Gains Tax, plus stamp duty on the next property.<\/p>\n<p>With this in mind, here are 10 steps that I believe will help you on your way to <a href=\"https:\/\/propertyupdate.com.au\/complete-guide-renovating-profit\/\">a profitable renovation<\/a> strategy:<\/p>\n<h2>Before the renovations: Planning<\/h2>\n<p><b>Step 1: Get council or body corporate approval<\/b><\/p>\n<p>Find out if you need <a href=\"https:\/\/propertyupdate.com.au\/easy-guide-council-approval-da-sydney-nsw\/\">council approval<\/a> \u2013 or body corporate approval if the property is in a unit complex \u2013 <i>before<\/i> you begin renovations.\u00a0<img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-78151 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/12\/25207790_l-292x300.jpg\" alt=\"renovation mistakes\" width=\"292\" height=\"300\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/12\/25207790_l-292x300.jpg 292w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/12\/25207790_l-768x788.jpg renovations, but if you plan to move walls or erect new structures as part of your renovations, then they may require council approval.<\/p>\n<p>There are <a href=\"https:\/\/propertyupdate.com.au\/4-rules-for-property-renovation-profits\/\">certain rules<\/a> that govern what you can and can\u2019t do in a body corporate scheme as well.<\/p>\n<p>There are penalties and fees for failing to apply for correct permission, and the council can even force you to un-do any renovations that have been completed without approval \u2013 so skip this step with caution!<\/p>\n<p><b>Step 2: Do your research<\/b><\/p>\n<p>Before you begin doing the work, do your homework.<\/p>\n<p>Research current design trends, looking for tips and advice about renovations that will stand the test of time, appeal to modern tenants, and won\u2019t date the property.<\/p>\n<p>What\u2019s the demographic of the area?<\/p>\n<p>What\u2019s the particular style of the neighbourhood?<\/p>\n<p>Where is the best place to park your renovation dollars in a way that will improve amenities and aesthetics to generate the best bang for buck?<\/p>\n<p><b>Step 3: Work out your limitations\u00a0<img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-46759 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/06\/25961181_s-1-300x200.jpg\" alt=\"25961181_s-1\" width=\"300\" height=\"200\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/06\/25961181_s-1-300x200.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/06\/25961181_s-1.jpg 450w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/><\/b><\/p>\n<p>It goes without saying that you will need to work out a budget for your renovations.<\/p>\n<p>This should include materials and labour, and also a miscellaneous fund for unexpected repairs and jobs that go over budget.<\/p>\n<p>A good rule of thumb is to spend no more than 10 per cent of the home\u2019s value on renos, with the kitchen renovation coming in at about two per cent.<\/p>\n<p>Limitations are not just financial: they can also include time constraints and stress.<\/p>\n<p>Be realistic about how much you can take on every week as a project manager or DIY renovator, accepting that problems can also arise during the renovation process \u2013 and these may take extra time than you initially bargained for to rectify.<\/p>\n<p><b>Step 4: Hire experts<\/b><\/p>\n<p>If you\u2019re handy on the tools, you may be planning to do some renovations yourself \u2013 but there will always be aspects of the job (such as electrical work) that require an expert hand.<\/p>\n<p>Work out early in the piece which experts you would like to hire, and start arranging quotes.<\/p>\n<p>The best practice is to shop around and obtain at least three quotes.<\/p>\n<h2>The renovations<\/h2>\n<p><b>Step 5: Entrance\u00a0<\/b><\/p>\n<p>An appealing first impression is the beginning step to attract tenants\u2019 (or eventual buyers\u2019) interest.\u00a0<img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-87201 img-responsive\" 1280w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/><\/p>\n<p>A paint job can quickly and effectively refresh the look of your house, with updated trims in a modern look that won\u2019t date your house.<\/p>\n<p>You can also spruce up the driveway using paving paint, refresh the lawn with turf if needed, and fix up fencing.<\/p>\n<p>The little things count here, too, such as updating the letterbox, installing new modern outdoor lighting, and affixing new house numbers to the house.<\/p>\n<p><b>Step 6: Painting<\/b><\/p>\n<p>As well as a fresh lick of paint on the outside of the house, a revamped paint job inside can make all the difference.<\/p>\n<p>Gone are the days of splashing dark or brash colours as feature walls to grab attention \u2013 bring in light and earthy look with warm, neutral tones that allow the tenant to add their personal touch.<\/p>\n<p><b>Step 7: Flooring<\/b><\/p>\n<p>Flooring is an affordable way to transform a property\u2019s look and aesthetic.<\/p>\n<p>Whether you replace the carpets with fresh flooring underfoot or pull them up to install hard-wearing laminate floorboards for a cleaner, more open look, your investment in flooring will always deliver an impact.<\/p>\n<p><strong>Step 8: Kitchen and bathroom\u00a0<\/strong><\/p>\n<p>These are the two main areas of renovation that will chew through your budget.\u00a0<img maybe even different handles on the cupboards.<\/p>\n<p>Bathrooms can likewise be updated in color to something light, bright and airy, though darker floor tiles can hide the dirt and stray hairs.<\/p>\n<p>As a money-saving idea, you can tile over the top of an existing tile floor to avoid the cost and hassle of ripping up the old floor.<\/p>\n<h2><b><u><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-86303 img-responsive\" it\u2019s the little things<\/b><\/p>\n<p>Sometimes, just replacing small fixtures and fittings can make a difference \u2013 for instance, updating taps, door handles, lights, and ceiling fans can really produce the \u201cwow\u201d factor.<\/p>\n<p>For a modern and brighter look, single hanging bulbs with hard-to-dust shades could be replaced with recessed down-lighting.<\/p>\n<p>Dated door handles and taps can be replaced with more efficient and attractive versions, and sleek silver ceiling fans are an affordable fix to uplift a living room.<\/p>\n<p>Finally, replace dark curtains with modern blinds that make the room appear brighter and less dated.<\/p>\n<h2>Post-renovation<\/h2>\n<p><strong>Step 10: Rent out, revalue and repeat<\/strong><\/p>\n<p>This is the part of the process where you can truly celebrate a job well done and cash in on all of your hard work!<\/p>\n<p>In due course (but not straight away) you\u2019ll be able to refinance your property, gain equity and \u201crinse and repeat.\u201d<\/p>\n<p>That\u2019s the way to grow your wealth through property \u2013 not by <a href=\"https:\/\/propertyupdate.com.au\/flipping-houses\/\">flipping<\/a>, paying tax,
