Diving in or Dithering<\/span><strong><br \/><\/strong><\/span><\/h2>\n<p>Two of the most common traits of budding real estate investors who never make it beyond their first property (or sometimes never even make it to their first!), are either acting too impulsively or being overly cautious and never acting at all.<\/p>\n<p><em>The first is being in too much of a hurry.\u00a0<img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-75705 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/11\/39653963_l-300x210.jpg\" alt=\"39653963_l\" width=\"300\" height=\"210\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/11\/39653963_l-300x210.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/11\/39653963_l-768x537.jpg 768w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/11\/39653963_l-1024x717.jpg 1024w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/11\/39653963_l-1160x812.jpg 1160w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/><\/em><\/p>\n<p><strong>They think they have to have it all yesterday.<\/strong><\/p>\n<p>They attend one seminar and buy into the first crazy scheme they\u2019re sold without thinking it through and when it doesn\u2019t make them rich overnight, they lose heart and throw in the <em>towel, saying property just isn\u2019t for them.<\/em><\/p>\n<p><em>The second are procrastinators and their own worst enemy.<\/em><\/p>\n<p>They watch all the webinars, read all the books, listen to all the <a href=\"https:\/\/propertyupdate.com.au\/the-best-real-estate-investing-podcasts-in-australia\/\" target=\"_blank\" rel=\"noopener\">property podcasts<\/a> and watch all the videos, only to end up overloaded with information and unable to act.<\/p>\n<p>We call this paralysis by analysis.<\/p>\n<p><strong>While the former can sometimes learn from their mistakes and make a success of their investment endeavours, the latter will never overcome their fears.<\/strong><\/p>\n<p>The best you can do is find a happy medium \u2013 sure, learn as much as possible to make you comfortable with your investment decisions but don\u2019t think you can ever know it all before you begin.<\/p>\n<p>You will always have something else to learn and the best way to gain knowledge is to immerse yourself in the game itself.<\/p>\n<p>At the moment with all the property pessimists out and about and negative property media, many investors are second-guessing themselves and wondering if it\u2019s a good time to buy or whether they should wait for the market to bottom.<\/p>\n<p><strong>Don\u2019t try and time the markets\u2026even the experts get it wrong!<\/strong><\/p>\n<p>Of course, I understand why investors would think it\u2019s the right thing to do. <img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-149111 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/12\/houses-property-market-300x162.jpg\" alt=\"Houses Property Market\" width=\"300\" height=\"162\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/12\/houses-property-market-300x162.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/12\/houses-property-market-1278x692.jpg 1278w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/12\/houses-property-market-1536x832.jpg 1536w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/12\/houses-property-market-1160x628.jpg 1160w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/12\/houses-property-market.jpg 2000w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/><\/p>\n<p>I know many financial planners recommend <strong>\u2018when-to\u2019 investments<\/strong>, which means you have to know when to buy and when to sell.<\/p>\n<p>Timing is crucial with these investments: if you buy low and sell high, you do well.<\/p>\n<p>If you get your timing wrong though, your money can be wiped out.<\/p>\n<p>Shares, commodities, and futures tend to be \u2018when-to\u2019 investments.<\/p>\n<p>I would rather put my money into a \u2018<strong>how-to\u2019 investment <\/strong>such as real estate, which increases steadily in value and doesn\u2019t have the wild variations in price (if, and only if, you buy the right type of property.)<\/p>\n<p>Yet is still powerful enough to generate wealth producing rates of return through the benefits of leverage.<\/p>\n<p>While timing is still important in \u2018how-to\u2019 investments, it\u2019s nowhere near as important as how you buy them and how you add value.<\/p>\n<p><strong>\u2018How-to\u2019 investments are rarely liquid but produce real wealth.\u00a0<\/strong><\/p>\n<p>Most \u2018when-to\u2019 investment vehicles (like the stock market) produce only a handful of large winners but there tend to be millions of losers. On the other hand, real estate produces millions of wealthy people and only a handful of losers.<\/p>\n<p>Having said that if you also get the timing right with property investment, if you buy at the right time in the property cycle, it can massively accelerate your investment returns.<\/p>\n<h2><span id=\"4-speculation-over-patience\"><span style=\"color: #000000;\">4. Speculation over Patience<\/span><strong><br \/><\/strong><\/span><\/h2>\n<p>I\u2019ve found many beginning property investors are hoping to become overnight millionaires.<\/p>\n<p>They think the property will be a quick fix to their financial problems, but the truth is seeking short-term gains in real estate is more about speculation than strategic investing.<\/p>\n<p>In fact it takes most property investors 20 to 30 years to build a safe sufficiently large asset base to give them substantial financial freedom.<\/p>\n<p><strong>In other words, it\u2019s not as easy as buying a property or two and living off the cash flow.<\/strong><\/p>\n<p>And there\u2019s definitely no money in buying real estate and flipping it to make short-term profits. <a href=\"https:\/\/propertyupdate.com.au\/renovation-flips-flop\/\" target=\"_blank\" rel=\"noopener\">Most property flips flop.<\/a><\/p>\n<p>It takes time to sell real estate and then there are the numerous costs involved, including capital gains tax.<img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright wp-image-50523 size-medium img-responsive\" title=\"Make you rich\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/08\/time-money-spend-hourglass-coin-300x225.jpg\" alt=\"time money spend hourglass coin\" width=\"300\" height=\"225\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/08\/time-money-spend-hourglass-coin-300x225.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/08\/time-money-spend-hourglass-coin-1024x768.jpg 1024w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/08\/time-money-spend-hourglass-coin-1160x870.jpg 1160w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/08\/time-money-spend-hourglass-coin-800x600.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/08\/time-money-spend-hourglass-coin.jpg 1333w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/><\/p>\n<p>Where some might see this as a shortcoming, I see it as a strength; because the property is a proven commodity that we all need, it has the tried and tested ability to provide steady, long-term gains through the power of compounding.<\/p>\n<p>In other words, you use the gains you make from one property to leverage into another property, and then with the combined gains you make from those two properties, you buy more to add to your portfolio.<\/p>\n<p><strong>Better still, you can use other people\u2019s money (borrowed from the banks) to do so. <\/strong><\/p>\n<p>No other commodity gives you the ability to do this so successfully.<\/p>\n<p>By approaching property investment with patience and persistence, you will gain far more success (and wealth) than if you seek out the \u201cnext big thing\u201d.<\/p>\n<p>Securing proven, high-performing property that grows consistently over the long term is the only way to ensure you make it to the top of the property ladder.<\/p>\n<p>The chart below from <a href=\"https:\/\/www.prosolution.com.au\/understanding-property-growth\/\" target=\"_blank\" rel=\"noopener\">Stuart Wemyss<\/a>\u00a0 sets out the distribution of median house price growth since 1980.<\/p>\n<p>You will notice that a growth cycle typically lasts 7 to 10 years.
