You\u2019re buying a property to pay less tax<\/span><\/h2>\n<p>Many na\u00efve investors think <a aria-describedby=\"tt\" href=\"https:\/\/propertyupdate.com.au\/glossary\/negative-gearing\/\" class=\"glossaryLink\" data-cmtooltip=\"&lt;div class=glossaryItemTitle&gt;Negative Gearing&lt;\/div&gt;&lt;div class=glossaryItemBody&gt;Negative gearing means that the interest you are paying on the loan and all other associated costs with your investment\u00a0property is more than the income\/rent you earn and as a result you are making a loss.What makes negative gearing particularly useful when it comes to personal tax is that any(...)&lt;\/div&gt;\">negative gearing<\/a> is an investment strategy.<\/p>\n<p>Their accountant tells them they need to save tax so they chase tax deductions or depreciation benefits and as a result, they often overpay for new or off-the-plan properties while ignoring the fundamentals of property investment.<\/p>\n<p>They think they need negatively gearing and get excited that for every dollar they lose they save 49 cent.<\/p>\n<p>Now that\u2019s crazy, especially as new stock almost always comes at a premium and has limited (if any) medium-term capital growth prospects.<\/p>\n<p>That\u2019s not the way to grow your wealth through property.<\/p>\n<p><strong>Just to make things clear\u2026<\/strong><\/p>\n<p>A property is <a href=\"https:\/\/propertyupdate.com.au\/negative-gearing\/\">negatively geared <\/a>when the costs of owning it \u2013 interest on the loan, bank charges, maintenance, repairs, and depreciation \u2013 exceed the income it produces.<\/p>\n<p>In my mind this is not an investment strategy \u2013 it\u2019s a short-term funding strategy, which only makes sense when used to purchase high capital growth investment-grade properties.<\/p>\n<p>These tend to be established houses, townhouses, or apartments in desirable streets in top locations in the inner and middle-ring suburbs of our 3 big capital cities.<\/p>\n<h2><span id=\"2-yoursquore-buying-because-yoursquore-disappointed-yoursquove-missed-the-property-price-growth-over-the-last-year\">2. You\u2019re buying because you\u2019re disappointed you\u2019ve missed the property price growth over the last year<\/span><\/h2>\n<p>Have you heard of F.O.MO? \u2013 the Fear Of Missing Out.<\/p>\n<p>It usually happens after a period of strong property price growth \u2013 you know when people read of the windfalls made by those who bought property a few years ago.<\/p>\n<p>However, that is obviously the time of the property cycle you need to be more cautious in your investing rather than over-optimistic.<\/p>\n<p>Of course, it\u2019s an understandable emotion, but investing with emotion leads to bad judgment.<\/p>\n<p>And it is exactly this type of emotion that makes you easy prey for the property marketers and spruikers who will offer you a way to get rich quickly. <\/p>\n<p dir=\"auto\">You just can\u2019t buy any property today and hope it will perform well.<\/p>\n<p dir=\"auto\"><strong>We\u2019re in for a 2-tier property market moving forward.<\/strong><\/p>\n<p dir=\"auto\">While most property markets around Australia have performed strongly so far this cycle (other than the inner city of high-rise apartment market), it\u2019s important to realise that moving forward we are likely to have a 2-tier property market.<\/p>\n<p dir=\"auto\">In other words, not all property markets will continue growing strongly moving forward.<\/p>\n<p dir=\"auto\">Properties located in the inner and middle-ring suburbs, particularly in gentrifying locations, will outperform cheaper properties in the outer suburbs.<\/p>\n<p dir=\"auto\">While the outer suburban and more affordable end of the markets have performed strongly so far, affordability is now becoming an issue as the locals have had minimum little wages growth of the time when property prices have boomed.<\/p>\n<p dir=\"auto\">In these locations, the residents don\u2019t have more money in their pay packet to pay the higher prices the properties are now achieving.<\/p>\n<p dir=\"auto\">More than that, Covid19 has adversely affected low-income earners to a greater extent than middle and high-income earners who are likely to recover their income back to pre-pandemic levels more quickly, while many have not been hit at all.<\/p>\n<p dir=\"auto\">Also, high-rise apartment towers in our CBDs, which were already suffering from the adverse publicity of structural problems prior to Covid19, will now become the slums of the future as they are shunned by homeowners and investors.<\/p>\n<p dir=\"auto\">And as we start to emerge from our Covid Cocoons there will be a flight to quality properties and an increased emphasis on livability.<\/p>\n<p dir=\"auto\">As their priorities change, some buyers will be willing to pay a little more for properties with \u201cpandemic appeal\u201d and a little more space and security, but it won\u2019t be just the property itself that will need to meet these newly evolved needs \u2013 a \u201cliveable\u201d location will play a big part too.<\/p>\n<p dir=\"auto\">To many, liveability will mean a combination of:<\/p>\n<ul>\n<li dir=\"auto\"><strong>Proximity<\/strong>\u00a0\u2013 to things like parks, shops, amenities, and good schools<br \/><strong>Mobility<\/strong>\u00a0\u2013 access to good public transport (even though this may be less important moving forward) or a good road system<br \/><strong>Access<\/strong>\u00a0to jobs<\/li>\n<\/ul>\n<p>Sure you should get your foot in the door of this emerging property cycle if you can, but it should be done strategically not emotionally.<\/p>\n<h2><span id=\"3-you-want-to-get-rich-quick\">3. You want to get rich quick<\/span><\/h2>\n<p>Many beginning investors want to \u201cget rich quick.\u201d<\/p>\n<h2><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright wp-image-51145 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/08\/money-coin-price-work-job-struggle-balance-rich-man-300x300.jpg\" alt=\"money coin\" width=\"267\" height=\"267\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/08\/money-coin-price-work-job-struggle-balance-rich-man-300x300.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/08\/money-coin-price-work-job-struggle-balance-rich-man-150x150.jpg 150w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/08\/money-coin-price-work-job-struggle-balance-rich-man-1024x1024.jpg 1024w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/08\/money-coin-price-work-job-struggle-balance-rich-man-1160x1160.jpg 1160w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/08\/money-coin-price-work-job-struggle-balance-rich-man.jpg 1199w\" sizes=\"auto, (max-width: 267px) 100vw, 267px\"\/><\/h2>\n<p>However, property investing is a long-term endeavor.<\/p>\n<p>I\u2019ve found it takes an average property investor 30 years to become financially free.<\/p>\n<p><strong>Often it takes 10 years to learn what not to do \u2013<\/strong>\u00a0 we all make investment mistakes when we start out.<\/p>\n<p>Then it takes three to five years to undo the mistakes of the first decade, often selling off underperforming properties.<\/p>\n<p>Then it takes two good property cycles to build a substantial asset base of investment-grade properties<\/p>\n<p>Warren Buffet said it well when he said <em>\u2018Wealth is the transfer of money from the impatient to the patient.\u201d<\/em><\/p>\n<h2><span id=\"4-you-donrsquot-really-understand-how-property-investment-works\">4. You don\u2019t really understand how property investment works<\/span><\/h2>\n<p>Many people mistakenly believe they understand property investment because they own a house or have lived in one.<\/p>\n<p>So they end up buying a property close to where they want to live, where they want to retire, or where they holiday.<\/p>\n<p>Again, these are emotional reasons to purchase a property rather than selecting based on sound investment fundamentals.<\/p>\n<p>On the other hand, successful investors have formulated a sound investment strategy that suits their risk profile and helps them achieve their long-term goals and one which has stood the test of time.<\/p>\n<h2><span id=\"5-if-yoursquore-not-financially-fluent\">5. If you\u2019re not financially fluent<\/span><\/h2>\n<h2><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-73539 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/09\/10684127_l-300x212.jpg\" alt=\"money\" width=\"300\" height=\"212\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/09\/10684127_l-300x212.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/09\/10684127_l-768x543.jpg 768w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/09\/10684127_l-1024x724.jpg 1024w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/09\/10684127_l-1160x820.jpg 1160w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/><\/h2>\n<p>If you haven\u2019t learned how to budget, spend less than you earn, and save or if you\u2019re not good at handling debt then property investment may not be for you because a large amount of debt you\u2019ll take on for your investment will either get you into financial trouble or keep you awake at night.<\/p>\n<p>Of course, if you\u2019re scared of debt, and many people are because they don\u2019t fully understand the difference between bad debt and good debt, then steer clear of property until you better understand the power of leverage, compounding and time have on well-located properties.<\/p>\n<h2><span id=\"6-if-you-want-a-multipurpose-property\">6. If you want a multipurpose property<\/span><\/h2>\n<h2><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-63804 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/04\/47513500_l-300x200.jpg\" alt=\"property data\" width=\"300\" height=\"200\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/04\/47513500_l-300x200.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/04\/47513500_l-768x512.jpg 768w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/04\/47513500_l-1024x683.jpg 1024w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/04\/47513500_l-1160x773.jpg 1160w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/><\/h2>\n<p>If you are buying your property with the aim of creating wealth but also as your future home, or as a part-time <a href=\"https:\/\/propertyupdate.com.au\/buying-a-holiday-home\/\">holiday home<\/a> or somewhere to retire in the future, then perhaps you are wanting that one little property to achieve too much.<\/p>\n<p>I\u2019ve never found that a mixed-use property delivers premium investment returns \u2013 something has to give.<\/p>\n<p>For one, there are too many emotional factors at play.<\/p>\n<p>Of course, adhering to a proven investment strategy will mean you\u2019re more likely to buy an investment-grade property and not make this type of mistake.<\/p>\n<h2><span id=\"7-if-your-finances-are-not-in-order\">7. If your finances are not in order<\/span><\/h2>\n<p>Property investment is a game of finance with some real estate thrown in the middle.<\/p>\n<p>To get into property you should have a stable job, profession, or business with a steady income and need to be attractive to the banks so they lend you money plus you should have sufficient stashed away in a financial buffer to see you through the inevitable rainy days ahead.<\/p>\n<h2><span id=\"8-you-donrsquot-have-enough-money\">8. You don\u2019t have enough money<\/span><\/h2>\n<p>If you can\u2019t afford an investment-grade property, either because you haven\u2019t saved a sufficient deposit or you can\u2019t service the loan repayments, then rather than buying a<img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-75990 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/11\/37177045_l-300x203.jpg\" alt=\"money savings\" width=\"300\" height=\"203\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/11\/37177045_l-300x203.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/11\/37177045_l-768x519.jpg 768w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/11\/37177045_l-1024x692.jpg 1024w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/11\/37177045_l-1160x784.jpg 1160w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/> secondary property, in my mind it\u2019s better that you wait and buy an investment-grade property.<\/p>\n<p>One of the reasons that around 50% of those who get into real estate sell up in the first 5 years and the main reason around 90% of investors never buy more than one investment property is because the first property they buy underperforms and they lose confidence.<\/p>\n<p><strong>In my mind, less than 5% of the properties currently on the market are \u201cinvestment grade\u201d \u2013<\/strong> the type of property that will outperform the averages with wealth-producing rates of return and stability of price when the markets eventually turn.<\/p>\n<p>This means you need to buy the right property in the right location (remembering that the correct location will deliver around 80% of your property\u2019s performance.)<\/p>\n<p>So, if you can\u2019t afford this type of property sometimes the right thing to do is \u201cnothing.\u201d<\/p>\n<p>You make your money when you buy your property, not because you buy it cheaply, but because you buy the right property.<\/p>\n<h2><span id=\"9-yoursquore-trying-to-time-the-market-or-find-the-next-hotspot\">9.
