sizes=\"auto, (max-width: 378px) 100vw, 378px\"\/>It is usually this time of year a host of property commentators reveal their top picks.<\/p>\n<p>I do not usually buy into it too much, after all, you know what they say about opinions.<\/p>\n<p>But this year, I felt compelled to comment as I could see some holes in their analysis.<\/p>\n<p>One suburb caught my attention as it appears to be on everyone\u2019s radar \u2013 well everyone other than ours.<\/p>\n<p>I feel it has the potential to be a major trap for many uneducated investors and wanted to provide a level of perspective.<\/p>\n<p>You see the big picture looks bright, however, when you get into the detail it does not stack up for mine.<\/p>\n<p>So, let\u2019s break that down and look at a few other suburbs we see huge potential in.<\/p>\n<p>Here are my thoughts:<\/p>\n<p><iframe title=\"Brisbane\u2019s Best Suburbs for 2022 and Why the Experts Will Get This One Wrong\" width=\"800\" height=\"450\" allowfullscreen><\/iframe><span data-mce-type=\"bookmark\" style=\"display: inline-block; width: 0px; overflow: hidden; line-height: 0;\" class=\"mce_SELRES_start\">\ufeff<\/span><\/iframe><\/p>\n<h2><span id=\"woolloongabba\">Woolloongabba<\/span><\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-159676 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/Woolloongabba-300x225.jpg\" alt=\"Woolloongabba\" width=\"300\" height=\"225\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/Woolloongabba-300x225.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/Woolloongabba.jpg 800w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>Probably the most talked-about suburb and on almost every commentator\u2019s list of suburbs to buy-in.<\/p>\n<p>From a macro level, it is easy to see why.<\/p>\n<p>You have the large expansion and upgrading of the GABBA precinct, an underground subway system in cross-river rail, and large-scale development predicted.<\/p>\n<p>All this within a short walk!<\/p>\n<p>But I have explained before why it is so important to understand the difference between <a href=\"https:\/\/propertyupdate.com.au\/why-its-important-to-understand-the-difference-between-physical-growth-capital-growth\/\">physical growth vs. capital growth<\/a>.<\/p>\n<p>Once you start to understand the suburb from a micro perspective, some things do not add up.<\/p>\n<p>Firstly, understanding the demographics of any suburb is critical.<\/p>\n<p><a href=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/chart01.png\"><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-159673 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/chart01.png\" alt=\"Chart01\" width=\"420\" height=\"475\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/chart01.png 420w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/chart01-265x300.png 265w\" sizes=\"auto, (max-width: 420px) 100vw, 420px\"\/><\/a><\/p>\n<p>Woolloongabba is predominantly skewed towards investors, with around two-thirds of the suburb renting.<\/p>\n<p>While most inner-city suburbs will often reflect lower owner-occupier rates, this is well below what we would look for.<\/p>\n<p>You will always see homeowner-dominated suburbs far outperform investor-driven markets.<\/p>\n<p>I always believe that investors buy with their calculators and will never pay too much, whereas home buyers buy with their hearts and think nothing of paying $50,000 more.<\/p>\n<p>Adding to that, more than two-thirds are single and aged from 20 to 39.<\/p>\n<p>We would prefer to target more mature couples in or past the family formation stage with higher incomes and savings rates.<\/p>\n<p>Zoning is another issue in this area, and we will no doubt see <strong>many, many<\/strong> more large, high-rise apartment complexes come out of the ground in the next decade.<\/p>\n<p>This location has had oversupply issues in the past and I do not see that changing over the next decade.<\/p>\n<p>It will also mean the suburb will get incredibly built up, busy, and congested.<\/p>\n<h2><span id=\"dutton-park-ndash-a-better-option\">Dutton Park \u2013 A Better Option<\/span><\/h2>\n<p>Our advice is to move along to the next suburb of Dutton Park.<\/p>\n<p>This suburb will also benefit from all over the macro factors that many believe give Woolloongabba the edge.<\/p>\n<p>In addition, it has two additional rail stops that will link with the cross-river rail, as well as considerably more green space.<\/p>\n<p><a href=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/chart02.png\"><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-159674 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/chart02.png\" alt=\"Chart02\" width=\"397\" height=\"299\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/chart02.png 397w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/chart02-300x226.png 300w\" sizes=\"auto, (max-width: 397px) 100vw, 397px\"\/><\/a><\/p>\n<p>But perhaps the biggest drawcard for this suburb moving forward is the new Dutton Park Secondary School.<\/p>\n<p>We have provided <a href=\"https:\/\/propertyupdate.com.au\/heres-the-proof-school-catchments-add-value\/\">Proof<\/a> recently showing higher demand for school catchments is driving property prices.<\/p>\n<p>I have spoken to sales agents in the area that are already seeing buyers positioning themselves for their child\u2019s education.<\/p>\n<p>This will also see the suburb step up a level in terms of gentrification as the suburb is set to receive a new lease of life.<\/p>\n<p>Even for apartment buyers looking in the inner city, it makes much more sense.<\/p>\n<p>Stick to smaller boutique complexes with good land components and something different like a large balcony, a courtyard, or extra off-street parking.<\/p>\n<p><a href=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/pic01.jpg\"><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-159675 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/pic01-1160x538.jpg\" alt=\"Pic01\" width=\"1160\" height=\"538\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/pic01-1160x538.jpg 1160w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/pic01-300x139.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/pic01-1491x692.jpg 1491w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/pic01-1536x713.jpg 1536w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/pic01.jpg 1726w\" sizes=\"auto, (max-width: 1160px) 100vw, 1160px\"\/><\/a><\/p>\n<h2><span id=\"stafford\">Stafford<\/span><\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-159677 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/stafford-300x225.jpg\" alt=\"Stafford\" width=\"300\" height=\"225\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/stafford-300x225.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/stafford.jpg 800w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>Stafford is a suburb really starting to gentrify and is seeing the benefit from the ripple effect.<\/p>\n<p>Though of as a poor cousin to nearby inner-city suburbs, it is not becoming a lot more affordable and highly desirable from the next generation of owner-occupiers heading into family formation and price out of the more expensive inner ring.<\/p>\n<p>The more elevated pockets are fast becoming highly sought after for the outlook and potential city views.<\/p>\n<p>With no character restrictions in place, many are attracted by the knock-down rebuild option inner-city suburbs may not present due to character restrictions.<\/p>\n<h2><span id=\"mount-gravatt\">Mount Gravatt<\/span><\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-159678 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/mount-gravatt-300x225.jpg\" alt=\"Mount Gravatt\" width=\"300\" height=\"225\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/mount-gravatt-300x225.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/mount-gravatt.jpg 800w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>This is a suburb that has ticked all the boxes for a long time.<\/p>\n<p>The heart of Mount Gravatt is fast becoming a mini-city and access to the Gold Coast and CBD and is a stone\u2019s throw away.<\/p>\n<p>It has a mammoth shopping precinct and the need or desire to head into the CBD diminishes.<\/p>\n<p>Focus on the more elevated areas and ensure you steer clear of potential zoning issues and head to the residential zoned streets with good schools, walkability, transport, and green space.<\/p>\n<p>The Brisbane Metro will only be the icing on the cake when it heads out this way in the next few years.<\/p>\n<p><strong><span style=\"color: #ff9900;\">ALSO READ:<\/span> <\/strong><a
