They\u2019re at the top of their industry, and they shape the path of progress.<\/p>\n<p>And yet, there\u2019s no shortage of so-called \u201cproperty experts\u201d and buyers agents whose only real experience seems to me they\u2019ve done a short course and really love property.<\/p>\n<p>The rise of these so-<span id=\"rmm\">c<\/span>alled \u201cadvisors\u201d coincided with the practice of personal branding on social media.<\/p>\n<p>While social media has undoubtedly created fantastic opportunities for real experts to connect and share their knowledge, it has also opened the floodgates for a tsunami of self-titled \u201cproperty experts\u201d looking to flog their books, consulting sessions, training programs, or online courses.<\/p>\n<p>Our <span style=\"color: #00ccff;\"><a style=\"color: #00ccff;\" href=\"http:\/\/propertysentiment.com.au\/\" target=\"_blank\" rel=\"noopener\">Property Investor Consumer Sentiment Survey<\/a><\/span> revealed the many and varied sources that property investors consult for advice.<\/p>\n<p>But, since most property investors fail to achieve the financial freedom they deserve, and with less than 8% ever owning more than 2 properties, a better question to ask would be\u2026<\/p>\n<p><h2><span id=\"who-could-you-ask-for-property-investment-advice\">Who could you ask for property investment advice?<\/span><\/h2>\n<\/p>\n<p>Here are the people you could turn to:<\/p>\n<p><strong>1. No One<\/strong>\u00a0\u2014 many <a href=\"https:\/\/propertyupdate.com.au\/property-investment-for-beginners\/\">beginning investors<\/a> think they understand real estate because they\u2019ve lived in or rented a home or an apartment.<\/p>\n<p>That\u2019s a big mistake and probably one of the reasons around fifty percent of first-time investors sell up within five years.<\/p>\n<p>While they may know their local neighbourhood, that\u2019s very different from understanding the property market.<\/p>\n<p><strong>2. Friends or family<\/strong> \u2014 I understand people may do this, but the question to ask is: are they, financial experts?<\/p>\n<p>How many millionaires do you have in your family? A real estate agent<\/strong>\u00a0\u2014 Remember agents work for the vendor to help them achieve the best price, and they\u2019re unlikely to tell you about the other great properties for sale in the area by other agents.<\/p>\n<p><strong>4. A mortgage broker<\/strong>\u00a0\u2014 While it\u2019s important to have an investment savvy mortgage broker on your side helping you through the finance maze, most don\u2019t understand the property market well enough to advise on what is an <a href=\"https:\/\/propertyupdate.com.au\/what-makes-an-investment-grade-property-2\/\" target=\"_blank\" rel=\"noopener\">\u201cinvestment grade\u201d property.<\/a><\/p>\n<p><strong>5. An accountant<\/strong>\u00a0\u2014 your accountant should advise you on tax matters and structuring, but most don\u2019t have the intimate knowledge of the property market required to give investment advice.<\/p>\n<p><strong>6. Financial planners<\/strong>\u00a0\u2014 While financial planners are licensed to sell financial products, most are not able to advise on real estate.<\/p>\n<p>Not only because they lack a sound understanding of property, but the company they work for doesn\u2019t allow them to. A property marketer<\/strong>\u00a0\u2014 while these salespeople may seem to be on your side, they\u2019re really selling \u201cproduct\u201d for a property developer who is most likely going to make the biggest profit out of the deal.<\/p>\n<p><strong>8. Investment seminars and workshops<\/strong>\u00a0\u2014 Ask yourself: Is the person conducting the event an investment expert in their field?<\/p>\n<p>How long have they been financially secure, or do they make their money teaching others?<\/p>\n<p><strong>9. A property mentor \u2014<\/strong>\u00a0There seems to be an abundance of property mentors around\u00a0\u2014 some who give great guidance, while others are really property sellers or marketers in disguise.<\/p>\n<p>Let\u2019s make it clear: It\u2019s important to have mentors. They see your blind spots, give you guidance and support and expand the way you think. Just be careful who you choose and ensure they have achieved the results you want to achieve.<\/p>\n<p><strong>10. There\u2019s a huge learning fee involved \u2014 of time, money, effort, and heartache.<\/p>\n<p>I find it interesting that while most wealthy people have, and are prepared to pay for, trusted advisors in many areas of their lives, the average person has no advisers or they get their advice from salespeople who they perceive as advisers but are far from independent.<\/p>\n<p>On the other hand, following the teachings and proven systems of those who\u2019ve already achieved what you want to achieve and who\u2019ve retained their wealth through a number of property cycles, while not guaranteeing your success, make it much, much more likely.<\/p>\n<hr style=\"margin:px 0\"\/> NOW READ: <a href=\"https:\/\/propertyupdate.com.au\/property-predictions-for-2021-revealed\/\" target=\"_blank\" rel=\"noopener\">Latest property price forecasts revealed. They will advise their clients about the risks as well as the rewards of property investment.<\/p>\n<p><strong><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-106611 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/03\/3-steps-300x268.jpg\" alt=\"3 Steps\" width=\"300\" height=\"268\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/03\/3-steps-300x268.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/03\/3-steps-768x685.jpg 768w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/03\/3-steps-1024x913.jpg 1024w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/03\/3-steps-1160x1035.jpg 1160w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/03\/3-steps.jpg 1398w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\"\/>3.<\/strong> While most buyers\u2019 agents or property salespeople are transactional and think of the current \u201csale\u201d or purchase, a professional property advisor will aim to develop a long-term relationship and help their clients understand the next two or three steps even before taking the first step.<\/p>\n<p><strong>4.<\/strong> Many clients come to a\u00a0real estate\u00a0advisor looking for the next big thing\u00a0\u2014 some are looking for a shortcut, or the next hotspot, or a <a href=\"https:\/\/propertyupdate.com.au\/how-to-become-rich-by-using-better-money-habits\/\" target=\"_blank\" rel=\"noopener\">way to get rich<\/a> quickly.<\/p>\n<p>Instead, a qualified property strategist will stop their clients from speculating by recommending proven strategies that have always worked.<\/p>\n<p><strong>5.<\/strong> A good independent advisor will not have any properties for sale, but will have a list of potential options and refer their clients to a buyer\u2019s agent who is part of their team to find the best opportunity in the market to suit their client\u2019s budget, plans and risk profile.<\/p>\n<p><strong>6.<\/strong> A\u00a0strategic advisor will never put any pressure on their client to make an investment decision, but their knowledge, research and experience will help their clients select an investment property that is the highest and best use of their funds, and one that will work hard for them over the long term.<\/p>\n<p><strong>7.<\/strong> A\u00a0wise property\u00a0strategist will help their clients avoid the <a href=\"https:\/\/propertyupdate.com.au\/12-deadly-investment-mistakes-you-must-avoid\/\">big mistakes<\/a> made by the average investor and will earn their fees simply by helping their clients avoid the devastating errors made by many investors such as those who lost significant amounts of money by investing in mining towns, regional locations, house and land packages or off-the-plan properties.<\/p>\n<p>Of course, a great advisor will do a lot more than that for their fee.<\/p>\n<p><strong>8.<\/strong> By being a student of history, a good strategist will be able to provide perspective, insights, and often optimism at a time when the media is being pessimistic, and vice versa.<\/p>\n<p><strong>9.<\/strong> They will also advise their clients to invest their money the way they do themselves\u00a0\u2014 they must be experienced investors\u00a0\u2014 not enthusiastic amateurs.<\/p>\n<p><strong>10.<\/strong> A good\u00a0strategist will regularly meet with their clients to objectively assess the performance of their property portfolio and ensure they are heading in the right financial direction.<\/p>\n<p>As you can see \u2014 it takes years of learning, experience, and the perspective that only comes from investing through a number of property cycles to become a great property strategist.<\/p>\n<hr style=\"margin:px 0\"\/> NOW READ: <a href=\"https:\/\/propertyupdate.com.au\/a-landlords-guide-to-coronavirus-tenancy-problems\/\" target=\"_blank\" rel=\"noopener\">A landlord\u2019s guide to Coronavirus tenancy problems.<\/a> <\/p>\n<hr style=\"margin:px 0\"\/>\n<h2><span id=\"some-things-a-property-advisor-canrsquot-do\">Some things a property advisor can\u2019t do<\/span><\/h2>\n<p>As you read on you\u2019ll find that some property \u201cadvisors\u201d will claim to be able to do some of the things on the following list\u00a0\u2014 things they really can\u2019t do. They won\u2019t be able to tell you how the market will perform, what will happen to interest rates, or what capital growth rate a particular property will achieve.<\/p>\n<p><strong>2.<\/strong> They won\u2019t be able to find the next hot spot for you, yet many so-called advisors suggest they can. In essence, they give their clients what they are requesting, rather than what they need \u2014 sound, solid advice.<\/p>\n<p><strong>3. <\/strong>Even the\u00a0most qualified advisor won\u2019t be able to pick the <a href=\"https:\/\/propertyupdate.com.au\/when-is-the-best-time-to-buy-property\/\">best time to purchase an investment property<\/a> other than to remind you that the best time to invest was 20 years ago, and the second-best time is today.<\/p>\n<p><strong>4.<\/strong> A good advisor won\u2019t be able to help you get rich quickly or achieve extraordinarily high returns without clients pay a fee for service for a detailed strategic wealth plan, while others pay a success fee after we research, source, negotiate for and secure an \u201cinvestment grade\u201d property for them which has been valued by their bank at or above what they paid for their investment<\/p>\n<h2><span id=\"how-do-i-know-if-irsquom-getting-ripped-off\">How do I know if I\u2019m getting ripped off?<\/span><\/h2>\n<p>That\u2019s a good question as you need to find someone who\u2019ll give you unbiased advice which is independent of any particular location or property.<\/p>\n<p>Most so-called \u201cadvisors\u201d will only tell you about properties on their stock list or that their buyer\u2019s agents can source in a particular state.<\/p>\n<p>On the other hand, a trusted advisor tailors their recommendations to your personal circumstances and warns you of the risks as well as the rewards.<img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-106621 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/03\/own-team1-300x268.jpg\" alt=\"Own Team\" width=\"300\" height=\"268\" products or services to be sold, so they will have their own team of on-the-ground buyer\u2019s agents in a number of states.<\/p>\n<p>Not ones that fly in and out and think they\u2019ve nabbed a bargain, while in reality, the locals know they haven\u2019t.<\/p>\n<p>So one of the first questions I\u2019d ask a potential advisor is <em>\u201cHow are you getting paid?\u201d<\/em> This will reveal a lot.<\/p>\n<p>If they are offering free advice, or they are being paid by a third party (such as a developer or property vendor) then the advice cannot be independent.<\/p>\n<hr style=\"margin:px 0\"\/> NOW READ: <a href=\"https:\/\/propertyupdate.com.au\/property-investment-sydney\/\" target=\"_blank\" rel=\"noopener\">Sydney property market forecast to grow strongly in 2021 -2022\u00a0<\/a><\/p>\n<hr style=\"margin:px 0\"\/>\n<h3>Put simply, if the advice is free then you are the product!<\/h3>\n<p>Your adviser should be qualified and a member of a recognised organisation such as the Property Investment Professionals of Australia and be an investor themselves.<\/p>\n<p>They should have a thorough understanding of not only property, but also finance, economics, and the taxation system as far as it relates to real estate investment.<\/p>\n<p>Similarly, your advisor should have no properties for sale, should have a number of investment options available for you depending upon your circumstances, should not make any recommendations at the first meeting, and should not create a \u201csense of urgency.\u201d<\/p>\n<p>It\u2019s interesting\u2026all the successful investors and business people I know are prepared to pay for professional advisors in various categories of their life.<\/p>\n<p>On the other hand, most unsuccessful investors get no advice or \u201cfree\u201d advice and then wonder what went wrong.<\/p>\n<p>Of course, at face value, professional advice can appear to be expensive, given that there is so much free advice available.<\/p>\n<p>You know\u2026 free advice from the real estate agent\u00a0\u2014 but they\u2019re getting paid by the seller, or from the property marketer selling off-the-plan apartments or house and land package\u00a0 but they\u2019re getting paid by the developer (and often quite handsomely.)<\/p>\n<p>That\u2019s why in my view, you should only be taking advice from someone who doesn\u2019t have a vested interest in the outcome and therefore is working in your best interests.<\/p>\n<h2><span id=\"if-i-already-have-a-financial-planner-do-i-still-need-a-property-advisor\"><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter wp-image-106625 size-full img-responsive\" financial planner, do I still need a property advisor?<\/span><\/h2>\n<p>The simple answer is most certainly yes, you do need to speak with a property strategist because most <a href=\"https:\/\/propertyupdate.com.au\/how-to-choose-an-honest-financial-planner\/\">financial planners<\/a> are unable to advise on residential real estate as an investment class.<img Australians go to a financial planner seeking advice on the best investment options for their financial future, yet their planner is not going to point them towards property because their license does allow them to.<\/p>\n<p>And many of those who do, tend to make significant commissions by advising their clients to buy poor performing \u201coff the plan\u201d properties from project marketers who provide financial incentives for the financial planner to do so.<\/p>\n<h2><span id=\"how-much-does-a-project-marketer-spruiker-make-when-they-sell-a-buyer-one-of-their-lsquorecommendedrsquo-properties\">How much does a project marketer (spruiker) make when they sell a buyer one of their \u2018recommended\u2019 properties? <img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-106630 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/03\/12-per-cent2-300x192.jpg\" alt=\"12 Per Cent2\" width=\"300\" height=\"192\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/03\/12-per-cent2-300x192.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/03\/12-per-cent2-768x492.jpg of property or received this type of commission, but because of our large database of clients at Metropole, I often receive unsolicited offers from developers and project marketers asking me to recommend (read: sell) their properties to our clients.<\/p>\n<p>I\u2019ve been offered a 5% commission just to pass on a name (not even to make a sale) \u2014but commissions are often closer to 8% or 10% and I\u2019ve been offered as high as 12%.<\/p>\n<p>This plus the other marketing costs are built into the price the unfortunate investor pays for these properties.<\/p>\n<p><strong><span
