data-sizes=\"(max-width: 229px) 100vw, 229px\"\/>This is important for two reasons.<\/p>\n<p>Firstly, it is wise to benchmark your investment returns so that you can assess relative performance.<\/p>\n<p>Secondly, it serves as a salient reminder about the cost of delay and procrastination.<\/p>\n<h2 id=\"h-short-term-returns-are-unimportant\"><span id=\"short-term-returns-are-unimportant\">Short-term returns are unimportant<\/span><\/h2>\n<p>In isolation, short-term returns are meaningless.<\/p>\n<p>That\u2019s because your focus as an investor must be on maximising medium to long-term investment returns.<\/p>\n<p><em>What can I invest in today that is likely to generate the highest returns over the next 5 to 10 years?<\/em><\/p>\n<p>That is the question you must ask yourself.<\/p>\n<p>Therefore, it\u2019s important to highlight at the beginning of this blog that you should not put too much importance on short-term (i.e. 1 year) investment returns.<\/p>\n<p>Resist the temptation to guess what asset class will perform best next year.<\/p>\n<p>Instead, ask yourself which asset class or investment will produce the highest returns over the next 5+ years i.e. between 2022 and 2027.<\/p>\n<h2 id=\"h-share-markets\"><span id=\"share-markets\">Share markets<\/span><\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-154626 img-responsive lazy\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/sharemarket-300x200.jpg\" alt=\"Sharemarket\" width=\"300\" height=\"200\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/sharemarket-300x200.jpg 300w, data-sizes=\"(max-width: 300px) 100vw, 300px\"\/>It was a year of two halves in share markets this year.<\/p>\n<p>The first half benefited from strong price appreciation, particularly for value stocks.<\/p>\n<p>The second half was adversely impacted by a few things including the risk that higher inflation may not be transitory, interest rate hikes occurring sooner than expected, central banks tapering\u00a0Quantitative easing,\u00a0and more recently, the potential impact of the new Omnicom variant.<\/p>\n<p>The table below sets out returns until the end of November 2021 for the main geographical markets.<\/p>\n<p><a href=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/Equity-market-returns-table.png\"><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" predominantly include China, Taiwan, South Korea, and India.<\/p>\n<p>They have been impacted by all the concerns listed above plus many Chinese-specific matters including diplomatic and trade-related tensions, Evergrande default (that occurred last week), tech industry crackdown, and economic growth concerns.<\/p>\n<p>This has conspired to make emerging markets the most attractively priced sub-asset class, behind the UK market, as illustrated in the table below.<\/p>\n<p><a id=\"bond-markets\">Bond markets<\/span><\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-160083 img-responsive lazy\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/bonds-300x225.jpg\" alt=\"Bonds\" width=\"300\" height=\"225\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/bonds-300x225.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/bonds.jpg 800w\" data-sizes=\"(max-width: 300px) 100vw, 300px\"\/><\/p>\n<p>Australian bond investment returns this year are the worst since 1994.<\/p>\n<p>The Bloomberg AusBond Composite 0+ Yr Index lost 3.23% in the 12 months to the end of November 2021.<\/p>\n<p>Australian corporate bonds have performed slightly better losing circa 2% over the same period.<\/p>\n<p>Global bonds have also produced negative returns over the past 12 months \u2013 the Bloomberg Global Treasury Scaled Index (hedged) lost circa 1.5%.<\/p>\n<p>Bond values have been adversely impacted because the market has factored in the risk that interest rates may rise sooner than originally anticipated due to inflationary pressures.<\/p>\n<p>This is a lot more likely in the US than it is in Australia.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-160084 img-responsive lazy\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/bond2-300x225.jpg\" alt=\"Bond2\" width=\"300\" height=\"225\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/bond2-300x225.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/bond2.jpg 800w\" data-sizes=\"(max-width: 300px) 100vw, 300px\"\/>Comparatively, it appears that the Australian bond market has overreacted to this risk.<\/p>\n<p>I should highlight that bonds play an important role in a portfolio\u2019s asset allocation because they are negatively correlated with shares.<\/p>\n<p>That means when shares rise in value, bonds tend to fall and vice versa.<\/p>\n<p>Given share markets are trading close to all-time highs, arguably maintaining bond exposure is even more important today.<\/p>\n<h2 id=\"h-global-property-and-infrastructure\"><span id=\"global-property-and-infrastructure\">Global property and infrastructure<\/span><\/h2>\n<p>Global property and infrastructure investments are regarded as defensive investments (i.e. safer) because they tend to have long-term contracted revenue, so their future cash flows are more certain.<\/p>\n<p>The global property includes real estate assets such as shopping centres, industrial properties, offices, resorts, and so forth.<a href=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/Pppty-and-Infra.png\"><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-160079 img-responsive lazy\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/Pppty-and-Infra.png\" alt=\"Pppty And Infra\" width=\"804\" height=\"108\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/Pppty-and-Infra.png 804w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/Pppty-and-Infra-300x40.png 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/Pppty-and-Infra-800x108.png 800w\" data-sizes=\"(max-width: 804px) 100vw, 804px\"\/><\/a><\/p>\n<p>Infrastructure includes assets such as utilities (water, gas, electric), toll roads, pipelines, and other large, capital-intensive projects.<\/p>\n<p>Returns for these two asset classes to the end of November 2021 are set out below.<\/p>\n<p>Three issues have impacted returns over the past 12 months.<\/p>\n<p>Firstly, Covid lockdowns are adverse events because they reduce traffic and therefore revenue.<\/p>\n<p>Secondly, low-interest rates positively impact these investments as these products tend to rely on debt funding.<\/p>\n<p>Thirdly, government fiscal policy throughout Covid tends to be focused on increasing infrastructure spending.<\/p>\n<p>The 12-month returns reflect the fact that these asset classes fell substantially between February and October 2020, due to Covid.<\/p>\n<h2 id=\"h-direct-residential-property\"><span id=\"direct-residential-property\">Direct residential property<\/span><\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-157434 img-responsive lazy\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/09\/property-rise-300x225.jpg\" alt=\"Property Rise\" width=\"300\" height=\"225\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/09\/property-rise-300x225.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/09\/property-rise.jpg 800w\" data-sizes=\"(max-width: 300px) 100vw, 300px\"\/>I probably don\u2019t need to spend too much time discussing the residential property market considering I write regularly about this market in this blog throughout the year.<\/p>\n<p>The table below sets out price\u00a0<a href=\"https:\/\/www.corelogic.com.au\/research\/monthly-indices\" target=\"_blank\" rel=\"noreferrer noopener\">changes in each capital city<\/a>\u00a0to the end of November 2021.<\/p>\n<p>Whilst growth over the past 12 months has been substantially higher than average, it is important to note that growth over the past 5 years has been below trend as discussed <a href=\"https:\/\/www.prosolution.com.au\/bubble-or-micro-bubble\/#:~:text=Australian%20property%20price,long-term%20average.\" target=\"_blank\" rel=\"noreferrer noopener\">here<\/a>\u00a0and that it appears the rate of price growth has normalised in recent months.<\/p>\n<p><a href=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/Residential-property.png\"><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-160080 img-responsive lazy\" due to well-documented profit margin pressures that most retail businesses have endured, particularly over the past 10 years.<\/p>\n<p>Whilst rental yields for industrial property are attractive, they tend to have a single-tenant profile which we don\u2019t feel is appropriate.<\/p>\n<p>As such, we deem the most appropriate sector to be the commercial office.<\/p>\n<p>Given Covid lockdowns and greater adoption of working-from-home, you may assume that the commercial office market has been adversely impacted.<\/p>\n<p>However, that is not the case.<\/p>\n<p>There is a lot of demand for high-quality commercial office buildings, and they have continued to sell for record amounts.<\/p>\n<p>There are two reasons for this.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-107487 img-responsive lazy\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/03\/Interest-rates-300x200.jpg\" alt=\"Interest rates\" width=\"300\" height=\"200\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/03\/Interest-rates-300x200.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/03\/Interest-rates.jpg 750w\" data-sizes=\"(max-width: 300px) 100vw, 300px\"\/>Firstly, low-interest rates have inflated asset prices.<\/p>\n<p>Secondly, wealthy investors can look beyond the work-from-home rhetoric and see long-term value.<\/p>\n<p>Of course, some segments will perform better than others, and a building\u2019s attributes and location matter the most, but overall, we are very optimistic about future returns in this market, particularly with our evidence-based methodology.<\/p>\n<h2 id=\"h-what-will-you-do-differently-in-2022\"><span id=\"what-will-you-do-differently-in-2022\">What will you do differently in 2022?<\/span><\/h2>\n<p>Did you make any investment mistakes during 2021?<\/p>\n<p>If so, what can you do in 2022 and beyond do so that you don\u2019t repeat these mistakes?<\/p>\n<p>You would generally be well-served by adopting this 3-step approach:<\/p>\n<ol type=\"1\">\n<li><img loading=\"lazy\" decoding=\"async\" loading=\"lazy\" class=\"alignright size-medium wp-image-160085 img-responsive lazy\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/2022-300x225.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/12\/2022.jpg 800w\" data-sizes=\"(max-width: 300px) 100vw, 300px\"\/>Only adopt <strong>evidence-based methodologies<\/strong>.<\/li>\n<li>Focus on a time horizon of <strong>5 to 10 years<\/strong>.<br \/>Ask yourself, what will matter in 5 years from now?<br \/>Will Covid matter?<br \/>Probably not.<br \/>Interest rates?<br \/>Maybe, but they have probably already been factored in.<br \/>Demographics?<br \/>Yes, certainly.<br \/>Asset fundamentals?
