Everyone seems to have become a property expert with an opinion of how to create wealth through property.<\/p>\n<p>And, I don\u2019t know if you\u2019ve noticed \u2013\u00a0 many of their suggestions are conflicting.<\/p>\n<p>I\u2019d like to help start you on the right path by suggesting ten questions that I believe all budding investor needs to get their head around before buying into the property game.<\/p>\n<h2><span id=\"1-what-do-i-want-to-achieve\"><span style=\"color: #000080;\"><br \/><span style=\"color: #333333;\">1. What do I want to achieve?<\/span><\/span><\/span><\/h2>\n<p>Is it money? Wealth? Financial freedom? Maybe all of the above!<\/p>\n<p>Remember the bricks and mortar are not really the end goal; rather they\u2019re just the vehicle you choose to get there.<\/p>\n<p>So firstly identify your end goal and then formulate a plan to get you there in a time frame that works for you.<\/p>\n<p>You see\u2026 property investment, as with any other journey, requires you to know where you\u2019re heading and how you intend to get there.<\/p>\n<p>Unfortunately, most investors don\u2019t have a plan and that\u2019s why they get lost along the way or get distracted by the latest investment fad or the next \u201chot spot.\u201d<\/p>\n<p>And if they do have a plan, I\u2019ve found they rarely review it to make sure they\u2019re on track.<\/p>\n<h2><span id=\"2-what-is-my-preferred-strategy\"><span style=\"color: #333333;\">2. What is my preferred strategy?<\/span><\/span><\/h2>\n<p>Once you know where you are going, you need to implement an investment strategy that helps you get there. <\/p>\n<p>Since you can\u2019t save your way to wealth so my goal is to build a substantial asset base through capital growth.<\/p>\n<p><strong>My 4 stranded strategic approach to achieve this is that\u00a0I would only buy a property:<\/strong><\/p>\n<ol>\n<li>That would\u00a0<strong>appeal to owner-occupiers<\/strong>.<br \/>Not that I plan to sell the property, but because owner-occupiers will buy similar properties pushing up local real estate values.<br \/>This will be particularly important in the future as the percentage of investors in the market is likely to diminish.<\/li>\n<li><strong>Below intrinsic value<\/strong>\u00a0\u2013 that\u2019s why I\u2019d avoid new and off-the-plan properties which come at a premium price.<\/li>\n<li>With a\u00a0<strong>high land-to-asset ratio<\/strong>\u00a0\u2013 that doesn\u2019t necessarily mean a large block of land, but one where the land component makes up a significant part of the asset value.<\/li>\n<li>In an area that has a long history of strong capital growth and that will\u00a0<strong>continue to outperform the averages<\/strong>\u00a0because of the demographics in the area including gentrifying areas.<\/li>\n<li>With a\u00a0<strong>twist<\/strong>\u00a0\u2013 something unique, or special, different or scarce about the property, and finally;<\/li>\n<li>Where they can\u00a0<strong>manufacture capital growth<\/strong> through refurbishment, renovations, or redevelopment rather than waiting for the market to do the heavy lifting as we\u2019re heading into a period of lower capital growth.<\/li>\n<\/ol>\n<h2><span id=\"3-what-type-of-property\"><span style=\"color: #333333;\">3. What type of property?<\/span><\/span><\/h2>\n<p>This will depend upon your budget and while, in general, houses deliver stronger capital growth than apartments, this has a lot to do with the location of your property.<\/p>\n<p>I\u2019d rather own a villa unit, townhouse, or apartment in a great neighbourhood in an inner or middle ring suburb than a house out in the sticks<\/p>\n<p>Today more people are trading their backyards for\u00a0<span style=\"font-family: -apple-system, BlinkMacSystemFont, 'Segoe UI', Roboto, Oxygen-Sans, Ubuntu, Cantarell, 'Helvetica Neue', sans-serif;\">courtyards\u00a0<\/span><span style=\"font-family: -apple-system, BlinkMacSystemFont, 'Segoe UI', Roboto, Oxygen-Sans, Ubuntu, Cantarell, 'Helvetica Neue', sans-serif;\">and\u00a0<\/span><span style=\"font-family: -apple-system, BlinkMacSystemFont, 'Segoe UI', Roboto, Oxygen-Sans, Ubuntu, Cantarell, 'Helvetica Neue', sans-serif;\">balconies to be situated in the right locations.<\/span><\/p>\n<h2><span id=\"4-should-i-buy-something-old-or-new\"><span style=\"color: #333333;\">4. Should I buy something old or new?<\/span><\/span><\/h2>\n<p>More often than not, new or off-the-plan apartments are a \u201cbox\u201d in a high-rise monolith.<\/p>\n<p>The problem here is that you pay a premium to the developer and miss out on the first decade or so of capital growth.<\/p>\n<p>At the same time, the majority of owners in the building are likely to be investors. I prefer buying where owner-occupiers, who look after the building better, predominate.<\/p>\n<p>If you haven\u2019t guessed it by now, I prefer to buy an established apartment, in a character-filled block, which has the potential to be \u201ctarted up\u201d with cosmetic refurbishments.<\/p>\n<p>This gives you the potential to not only increase your rental income but also \u201cmanufacture\u201d some capital growth.<\/p>\n<h2><span id=\"5-where-should-i-buy\"><span style=\"color: #333333;\">5. Where should I buy?<\/span><\/span><\/h2>\n<p>Location is critical to the long-term performance of your investment.<\/p>\n<p>I look for suburbs that have always outperformed the averages or ones going through gentrification.<\/p>\n<p>These are generally lifestyle suburbs in major capital cities close to the CBD, amenities, or the water.<\/p>\n<p>And the significance of neighbourhood has only become more important. <img decoding=\"async\" class=\"alignright size-medium wp-image-142604 img-responsive\" alt=\"Suburb2\" width=\"300\" height=\"196\" sizes=\"(max-width: 300px) 100vw, 300px\" data-loading=\"lazy\" src=\"https:\/\/cdn.statically.io\/img\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/05\/suburb2-300x196.jpg?quality=70&amp;f=auto\" srcset=\"https:\/\/cdn.statically.io\/img\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/05\/suburb2-300x196.jpg?quality=70&amp;f=auto 300w,&#10;https:\/\/cdn.statically.io\/img\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/05\/suburb2-1061x692.jpg?quality=70&amp;f=auto 1061w,&#10;https:\/\/cdn.statically.io\/img\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/05\/suburb2-1160x757.jpg?quality=70&amp;f=auto 1160w,&#10;https:\/\/cdn.statically.io\/img\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/05\/suburb2.jpg?quality=70&amp;f=auto 1168w,&#10;\"\/><\/p>\n<p>It seems that in our new \u201cCovid Normal\u201d world, people love the thought that most of the things needed for a good life are within a 20-minute public transport trip, bike ride, or walk from home.<\/p>\n<p>The ability to work, live, and play all within 20 minutes\u2019 reach is the new gold standard desirable lifestyle.<\/p>\n<p>Imagine being able to carry out your daily activities within a 20-minute walk from home. All the things you need in a day would be just a short walk away.<\/p>\n<p><span style=\"font-family: -apple-system, BlinkMacSystemFont, 'Segoe UI', Roboto, Oxygen-Sans, Ubuntu, Cantarell, 'Helvetica Neue', sans-serif;\">Things such as shopping, business services, education, community facilities, recreational and sporting resources, and some jobs.<\/span><\/p>\n<p>In urban planning circles, it\u2019s a concept known as the 20-minute neighbourhood.<\/p>\n<p>Once I find these locations, I then drill down even further and chose the best spots in those suburbs.<\/p>\n<h2><span id=\"6-when-should-i-buy\"><span style=\"color: #333333;\">6. When should I buy?<\/span><\/span><\/h2>\n<p>There\u2019s no sense in trying to time the market, even the experts can\u2019t get it right.<\/p>\n<p>Instead, the right time to buy your next investment property or home is when you\u2019re in the financial position to do so<\/p>\n<h2><span id=\"7-what-can-i-afford\"><span style=\"color: #333333;\">7. What can I afford?<\/span><\/span><\/h2>\n<p>Before you start looking at what to buy, you need to know what you can afford to buy.<\/p>\n<p>Get a loan pre-approved and make sure you\u2019ve set some funds aside for acquisition costs, holding costs, and a financial buffer for a rainy day or rising interest rates.<\/p>\n<h2><span id=\"8-how-will-i-set-up-my-purchase\"><span style=\"color: #333333;\">8. How will I set up my purchase?<\/span><\/span><\/h2>\n<p>It\u2019s important to own your investment property in an entity that protects your assets and legally minimizes your tax.<\/p>\n<p>Whether you buy in your own name, your super fund, or a trust, you need to be aware of what it will mean for you and your family, now and in the future.<\/p>\n<p>That\u2019s why it\u2019s important to get independent finance and structuring advice before you buy your property.<\/p>\n<h2><span id=\"9-who-should-i-ask-for-help\"><span style=\"color: #333333;\">9.
