2022?<\/b>?<\/strong><\/b><\/p>\n<p>Well\u2026 Brisbane was the strongest property market in 2021 exhibiting astonishing growth, with many locations experiencing 30+%\u00a0 house price growth.<\/p>\n<p>And even though growth is slowing in other parts of Australia, Brisbane\u2019s housing markets are likely to continue to perform strongly in 2022.<\/p>\n<p><strong>Brisbane property values:<\/strong><\/p>\n<ul>\n<li>increased 0.6% over the last week<\/li>\n<li>increased 2.8% in the month to date, and<\/li>\n<li>26.7% over the last year<\/li>\n<\/ul>\n<p><span style=\"font-family: -apple-system, BlinkMacSystemFont, 'Segoe UI', Roboto, Oxygen-Sans, Ubuntu, Cantarell, 'Helvetica Neue', sans-serif;\">Currently, the Sunshine State capital is shining but it\u2019s not too late to be early in this cycle \u2013 there is plenty of growth ahead \u2013 for the right properties as overall <\/span>Brisbane is still very affordable compared to the other east coast capital id=\"will-the-brisbane-property-market-crash-in-2022\">Will the Brisbane property market crash in 2022?<\/span><\/h2>\n<p>Now I know some potential buyers are asking <em>\u201cHow long can this last? Will the Brisbane property market crash in 2022?\u201d<\/em><\/p>\n<p>They must be listening to those perma bears who have been telling anyone who is prepared to listen that the property markets are going to crash, but they have said the same year after year and have been wrong in the past and I will be wrong again this time.<\/p>\n<p>Recently both <a href=\"https:\/\/propertyupdate.com.au\/westpac-have-upgraded-their-property-forecasts-for-2021-and-2022\/\" target=\"_blank\" rel=\"noopener\">Westpac and ANZ have updated their property price forecasts<\/a> in response to the market\u2019s resilience in the face of extended lockdowns.<\/p>\n<p><a href=\"https:\/\/propertyupdate.com.au\/westpac-have-upgraded-their-property-forecasts-for-2021-and-2022\/\" target=\"_blank\" rel=\"noopener\">Westpac sees the Brisbane property market growing 22% in 2021 and 10% in 2022.<\/a><\/p>\n<p>Outstanding demand for lifestyle areas as well as extremely strong demand for detached houses in Brisbane, particularly in the inner and middle-ring suburbs has delivered strong price growth with Brisbane\u2019s more expensive properties outperforming.<\/p>\n<p>The resurgence of buyer interest in the Brisbane property market has meant that auction clearance rates have consistently been in the 70% range, which is unusual for Brisbane considering this city is not known for its auction culture like its southern cousins, but this is just another suggestion that there are more buyers than there are sellers and this always leads to higher property prices.<\/p>\n<p>At <a href=\"https:\/\/metropole.com.au\/metropole-brisbane\/\" target=\"_blank\" rel=\"noopener\">Metropole\u2019s Brisbane office<\/a> we are noticing more investors are getting into the Brisbane market recognising that while there are no bargains to be found, in 12 months\u2019 time the properties they purchased today will look like a bargain.<a href=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/05\/Brisbane.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-133923 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/05\/Brisbane-300x215.jpg\" alt=\"Brisbane\" width=\"300\" height=\"215\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/05\/Brisbane-300x215.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/05\/Brisbane.jpg 640w\" sizes=\"(max-width: 300px) 100vw, 300px\"\/><\/a><\/p>\n<p>Increased demand for Brisbane houses has been underpinned by increasing consumer sentiment, historically low interest rates, and internal migration considering the relative affordability of houses in Queensland compared to Sydney and Melbourne.<\/p>\n<p>Similarly, popular areas of the Gold Coast and Sunshine Coast have enjoyed strong demand considering the increased flexibility of being able to work from home and commuting to the big smoke less frequently.<\/p>\n<p>At the same time, property investor activity has been strong, particularly for houses, not only coming from locals but from interstate investors who see strong upside in Brisbane property prices as well as favourable rental returns.<\/p>\n<p>But be careful\u2026<\/p>\n<p>There is not one Queensland property market, nor one south-east Queensland property market, and different locations are performing differently and are likely to continue to do so.<\/p>\n<p>Houses remain a firm favourite of prospective home hunters, with demand rising post-lockdown and it remains significantly elevated compared to last year.<\/p>\n<p>However, apartment demand has been sliding and, in general, apartments in Queensland are a higher risk investment than houses, particularly due to a high supply of apartments that are unsuitable for families or owner-occupiers.<\/p>\n<p>To help you make an informed investment decision, I\u2019m going to examine what\u2019s going on in the Sunshine State in detail in this article.<\/p>\n<p>But be warned\u2026it\u2019s a little longer than normal, so if you\u2019re looking for a particular element of the Brisbane property market, use the menu at the top of the page to skip to the section you\u2019re interested in.<\/p>\n<p>And just to make things clear\u2026I\u2019m talking about the property market in\u00a0<b><i>Brisbane<\/i><\/b> \u2013 not the <a href=\"https:\/\/metropole.com.au\/brisbane-housing-market-update\/\" target=\"_blank\" rel=\"noopener\">Queensland property market<\/a>.<\/p>\n<p>That\u2019s a very different animal!<\/p>\n<p>Then there are multiple markets in the diverse sprawling city of Brisbane; divided by geographic location, price point, and property type.<\/p>\n<p>If you\u2019ve been following my property investment strategy, you\u2019ll know I only invest in capital cities and that\u2019s why I avoid the Sunshine Coast, the Gold Coast, and Queensland\u2019s regional markets which have very different (and fewer) growth drivers than Brisbane and are therefore more volatile.<\/p>\n<p>And not all Brisbane properties will perform well.<\/p>\n<p>In Queensland, houses are the preferred style of accommodation over units, and investors who buy rental apartments in high supply areas are taking a high risk with both equity and cash flow risks materially increasing over buying the right house.<\/p>\n<hr\/>\n<p><strong>Now read:\u00a0<\/strong><a href=\"https:\/\/propertyupdate.com.au\/property-predictions-for-2021-revealed\/\" target=\"_blank\" rel=\"noopener\">Latest property price forecasts revealed. What\u2019s ahead in the next year or two?<\/a><\/p>\n<hr\/>\n<h2><span id=\"so-how-long-will-this-cycle-continue\">So how long will this cycle continue?<\/span><\/h2>\n<p>I see Brisbane\u2019s property market continuing growing at the rate of 8 to 10% per annum throughout 2022 until eventually, affordability slowed the market down.<\/p>\n<p>Remember the current strong upturn phase of the property cycle only commenced in October 2020.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-157487 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/09\/apra-300x225.jpg\" alt=\"Apra\" width=\"300\" height=\"225\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/09\/apra-300x225.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/09\/apra.jpg 800w\" sizes=\"(max-width: 300px) 100vw, 300px\"\/><\/p>\n<p>Normally the upturn stage of the property cycle lasts a number of years and is followed by a shorter boom phase which is eventually cut short by the RBA raising interest rates or by <a aria-describedby=\"tt\" href=\"https:\/\/propertyupdate.com.au\/glossary\/apra\/\" class=\"glossaryLink\" data-cmtooltip=\"&lt;div class=glossaryItemTitle&gt;APRA&lt;\/div&gt;&lt;div class=glossaryItemBody&gt;The Australian Prudential Regulation Authority (APRA) is an independent statutory authority that supervises institutions across banking, insurance and superannuation and promotes financial system stability\u00a0in Australia&lt;br\/&gt;Prudential regulation is concerned with maintaining the safety and soundness(...)&lt;\/div&gt;\">APRA<\/a> introducing macroprudential controls to dampen the exuberance of property investors and home buyers.<\/p>\n<p>However, this time around we have experienced an unprecedented rate of growth seeing our property markets perform even more strongly than anyone ever expected, with the rates of house price growth at levels not seen for a number of decades.<\/p>\n<p>While a lot has been said about the 30% increase in property values many locations have enjoyed so far this year, it must be remembered that the last peak for our property markets was in 2017, and in many locations housing prices remain stagnant over a subsequent couple of years and it was really only earlier this year that new highs were reached.<\/p>\n<p>And that time round, Brisbane really missed out on the significant property boom Melbourne Sydney enjoyed in the years prior to 2017<\/p>\n<p>This means that average price growth was unexceptional over the long term and therefore very sustainable<\/p>\n<p>But recently there seems to have been a change of sentiment about our housing markets from our financial regulators, the banks, and even our treasurer.<\/p>\n<p>The Council of Financial Regulators, the club of four main financial watchdogs, showed concern about the increased level of home lending in the first half of the year.<\/p>\n<p>In particular, they signaled their concern about the number of mortgages taken out at more than six times the borrower\u2019s income.<\/p>\n<p>The council has asked <a aria-describedby=\"tt\" href=\"https:\/\/propertyupdate.com.au\/glossary\/apra\/\" class=\"glossaryLink\" data-cmtooltip=\"&lt;div class=glossaryItemTitle&gt;APRA&lt;\/div&gt;&lt;div class=glossaryItemBody&gt;The Australian Prudential Regulation Authority (APRA) is an independent statutory authority that supervises institutions across banking, insurance and superannuation and promotes financial system stability\u00a0in Australia&lt;br\/&gt;Prudential regulation is concerned with maintaining the safety and soundness(...)&lt;\/div&gt;\">APRA<\/a> to put together a list of potential measures, but this is going to be a challenge and their response will need to be measured so as not to create unintended consequences such as a severe property downturn.<\/p>\n<p>Just look back to 2014 when <a aria-describedby=\"tt\" href=\"https:\/\/propertyupdate.com.au\/glossary\/apra\/\" class=\"glossaryLink\" data-cmtooltip=\"&lt;div class=glossaryItemTitle&gt;APRA&lt;\/div&gt;&lt;div class=glossaryItemBody&gt;The Australian Prudential Regulation Authority (APRA) is an independent statutory authority that supervises institutions across banking, insurance and superannuation and promotes financial system stability\u00a0in Australia&lt;br\/&gt;Prudential regulation is concerned with maintaining the safety and soundness(...)&lt;\/div&gt;\">APRA<\/a> checked house price growth by targeting investors and restricting the size of what they could borrow relative to the value of their housing collateral.<\/p>\n<p>While tougher lending standards will certainly take some heat out of Australia\u2019s property markets by restricting the number of people that can get home loans, or lessening the amount they can borrow, the move could backfire in the short term as investors and homebuyers try to rush and buy to beat the buzzer on the upcoming tightening of lending conditions.<\/p>\n<p>Back to the question of when will this property cycle end \u2013 there is little doubt that Macro-Prudential controls will have a negative impact on our property markets and slow the rate of growth of housing values.<\/p>\n<p>After all, that\u2019s what they\u2019re intended to do.<\/p>\n<p>Whether the markets will just experience slower growth or stop dead in their tracks will depend on what measures are introduced.<\/p>\n<p>Targeting debt-to-income ratios will have a limited impact on higher-wealth households, who often have multiple streams of income.<\/p>\n<p>However, it will affect lower-income households and those purchasing property for the first time.<a href=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/scale.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-157696 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/scale-300x225.jpg\" alt=\"Scale\" width=\"300\" height=\"225\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/scale-300x225.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/10\/scale.jpg 800w\" sizes=\"(max-width: 300px) 100vw, 300px\"\/><\/a><\/p>\n<p>If you think about it, first home buyers don\u2019t have a \u201ctrade-in\u201d of a previous home and therefore need to borrow higher loan-to-value ratios.<\/p>\n<p>On the one hand, the government says it wants to encourage first home buyers, and on the other hand, it is encouraging the regulators to sideline them.<\/p>\n<p>So in the meantime, it\u2019s just waiting and seeing what our regulators choose to do.<\/p>\n<p>I hope they have learned from the results of previous interventions, otherwise, if history repeats itself, there will be some unintended consequences.<\/p>\n<p>Watch this space.<\/p>\n<h2><span id=\"sohellipis-it-the-right-time-to-get-into-the-brisbane-property-market\">So\u2026is it the right time to get into the Brisbane property market?<\/span><\/h2>\n<p>Anyone who buys an A-grade home or investment-grade property in Brisbane now will look back in a couple of years\u2019 time and recognise they bought a bargain, as this property cycle still has some time to run.<\/p>\n<p>There is a perfect storm of positive growth drivers that will have Brisbane house prices continue to perform strongly in 2022 and the recent announcement of Brisbane winning the 2032 Olympic games will underpin strong infrastructure growth, economic growth, and population growth over the next decade.<\/p>\n<p>This suggests that South East Queensland will continue to be a preferred destination for many Aussies from interstate due to lifestyle, health, and affordability reasons.<\/p>\n<p>But, as I have explained, there are multiple housing markets within Brisbane, based on price point, geography, and type of property and as always, you can\u2019t just buy any property and count on the general Brisbane property market to do the heavy lifting over the next few years, so careful property selection will be critical.<\/p>\n<p><img decoding=\"async\" class=\"aligncenter img-responsive\" Brisbane\u202f House Prices<\/h3>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright wp-image-58397 size-medium img-responsive\" title=\"Brisbane property market\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/12\/brisbane-300x156.jpg\" alt=\"Brisbane property market\" width=\"300\" height=\"156\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/12\/brisbane-300x156.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/12\/brisbane-1024x532.jpg 1024w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/12\/brisbane-1160x603.jpg 1160w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/12\/brisbane.jpg 1922w\" sizes=\"(max-width: 300px) 100vw, 300px\"\/><\/p>\n<p>CoreLogic reports that Brisbane\u2019s dwelling values are up 10.6% over the last year and are now at new highs, but as always the housing market in Brisbane is very fragmented.<\/p>\n<p>Digging deeper into the stats some properties have far outperformed others and freestanding Brisbane houses with 5-7 km of the CBD or in good school catchment zones <strong>have grown in value strongly<\/strong>.<\/p>\n<p>It\u2019s really a tale of 2 cities- while some properties overperform, while others underperform.<\/p>\n<p>The worst performing segments of the market are:<\/p>\n<ul>\n<li>apartments in high-rise towers and new and off-the-plan apartment sales.<\/li>\n<li>properties in the blue-collar areas and new housing estates where young families are likely to have overextended themselves financially and with many people will be out of work for a while.<\/li>\n<\/ul>\n<div class=\"g g-85\">\n<p><span style=\"font-family: -apple-system, BlinkMacSystemFont, 'Segoe UI', Roboto, Oxygen-Sans, Ubuntu, Cantarell, 'Helvetica Neue', sans-serif;\">While some Queenslanders have been affected by the coronavirus-induced recession, other <\/span><span style=\"font-family: -apple-system, BlinkMacSystemFont, 'Segoe UI', Roboto, Oxygen-Sans, Ubuntu, Cantarell, 'Helvetica Neue', sans-serif;\">households and property investors whose incomes remain stable and secure are taking advantage of historically low-interest rates and upgrading their homes or buying investment properties.<\/span><\/p>\n<\/div>\n<p data-gtm-vis-recent-on-screen-7770372_137=\"83017\" data-gtm-vis-first-on-screen-7770372_137=\"83017\" data-gtm-vis-total-visible-time-7770372_137=\"4000\" data-gtm-vis-has-fired-7770372_137=\"1\">Over the last few years there was a real acceleration in interstate migration towards Queensland and generally speaking, Brisbane is the first port of call in Queensland.<\/p>\n<p data-gtm-vis-recent-on-screen-7770372_137=\"83017\" data-gtm-vis-first-on-screen-7770372_137=\"83017\" data-gtm-vis-total-visible-time-7770372_137=\"4000\" data-gtm-vis-has-fired-7770372_137=\"1\">Population growth that saw the Sunshine State <a href=\"https:\/\/www.abs.gov.au\/statistics\/people\/population\/regional-internal-migration-estimates-provisional\/latest-release\">gain a net 7237 people from interstate<\/a> in the September quarter of 2020\u2013 while NSW shed 4110 and Victoria lost 3749 \u2013 has compounded a recovery that was already underway after the apartment-building boom triggered a private rental market vacancy rate that REIQ figures show peaked at 4.1 per cent in December 2016.<\/p>\n<h3>2. Brisbane\u2019s Property Market Trends\u202f<span style=\"line-height: 1.5em;\">\u00a0<\/span><\/h3>\n<p>Now don\u2019t get me wrong. Not all Brisbane property values will rebound strongly moving forward.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-144638 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/07\/neighbourhood-suburb-300x158.jpg\" alt=\"Neighbourhood Suburb\" width=\"300\" height=\"158\" particularly in gentrifying locations, will outperform cheaper properties in the outer suburbs.<\/p>\n<p>The reason being, Covid19 has adversely affected low-income earners to a greater extent than middle and high-income earners who are likely to recover their income back to pre-pandemic levels more quickly, while many have not been hit at all.<\/p>\n<p>High-rise apartment towers in and near the Brisbane CBD which were already suffering from the adverse publicity of structural problems prior to Covid19, will now become the slums of the future as they are shunned by home-owners and investors.<\/p>\n<p>And like after every downturn, there will be a flight to quality properties and an increased emphasis on liveability.<\/p>\n<p>As their priorities change, some buyers will be willing to pay a little more for properties with \u201cpandemic appeal\u201d and a little more space and security, but it won\u2019t be just the property itself that will need to meet these newly evolved needs \u2013 a \u201cliveable\u201d location will play a big part too.<\/p>\n<p>To many, liveability will mean a combination of:<\/p>\n<ol>\n<li><em>Proximity<\/em> \u2013 to things like parks, shops, amenities, and good schools<\/li>\n<li><em>Mobility<\/em> \u2013 access to good public transport (even though this may be less important moving forward) or a good road system<\/li>\n<li><em>Access<\/em> to jobs<\/li>\n<\/ol>\n<p>The bottom line is that for those with a secure job and who have their finances under control, now could be the best opportunity in a decade to set themselves up for the opportunities that will present themselves as our property market heads into a perfect storm with a confluence of growth drives in 2021-22.<\/p>\n<p>Changes in Brisbane property prices over the past two years<\/p>\n<p>During the height of Covid-19, Brisbane\u2019s housing market <a href=\"https:\/\/propertyupdate.com.au\/brisbane-property-prices-to-defy-the-critics-and-strengthen-in-2020\/\">defied the odds<\/a>, shone through, and even came out relatively unscathed.<\/p>\n<p>Sure the markets are moving forward strongly now, but not all properties are going to increase in value at the same rate \u2013 and some sectors of the market will continue to house and unit values has risen fairly consistently since mid-2015, and 5 years annualised growth rates sit at 4.3% for houses, compared with a -0.1% decline in units.<\/p>\n<p>Unit construction across Brisbane rose substantially through to late 2016, creating an overhang of stock when investor activity began to decline off the back of changes to the macroprudential policy in late 2017.<\/p>\n<p>The house price premium across Brisbane shows little sign of slowing down, as monthly growth rates over June continued to show a bigger uplift in houses (2.2%) compared to units (0.7%).<\/p>\n<p>This could also reflect interstate demand for relatively affordable Brisbane houses, as the normalisation of remote work through COVID has promoted more movement from Melbourne to suggests that net interstate migration to Queensland reached 9,763, the highest volume since December 2003.<\/p>\n<p>More detailed data on recent quarters of interstate migration suggests that 27.5% of the quarterly increase in arrivals came from Melbourne.<\/p>\n<p>Together, Melbourne and Sydney\u2019s departures accounted for 42.5% of interstate arrivals to Queensland in the December key driver<\/h3>\n<p>Another appeal of housing markets across Brisbane and the rest of Queensland is that values remain relatively low, particularly relative to the recent acceleration of values across the other east coast cities of Canberra, Melbourne, and Sydney.<\/p>\n<p>With typical mortgage rates at record lows, CoreLogic estimates around 41 % of properties across Greater Brisbane would be cheaper to service a mortgage than rent.<\/p>\n<p>This compares to 30.3% of properties across the ACT, and just 3.3% of properties across Melbourne, and 2.1% of properties across Sydney.<\/p>\n<p><a href=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/05\/Mortgage-cheaper-than-rent.png\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-large properties that may have cheaper mortgage serviceability than rent is also a function of fairly robust growth in rents across Brisbane, where house rents increased 6.4% in the 12 months to April, and unit rents increased 2.1%.<\/p>\n<p>Strong economic conditions across the state have also helped to fuel demand in a range of housing markets.<\/p>\n<p>Across Wide Bay, a recent uplift in domestic tourism, coupled with a desirable lifestyle offering for owner-occupiers, has led to the highest year-on-year uplift in sales volumes of the regional Queensland markets.<\/p>\n<p>As tourism operators try to attract staff to the region, the vacancy has reportedly become so low that employers are trying to source rental accommodation for employee share house living arrangements.<\/p>\n<p>The outlook for Queensland housing markets remains strong throughout the rest of 2021.<\/p>\n<p>There are pockets of relatively weak performance associated with resource markets, but these may eventually pick up amid the general rise in commodity values.<\/p>\n<h3>Brisbane\u2019s \u202fRental Yields<\/h3>\n<p>Record-low rates, government support, and stimulus measures, and the pandemic-driven rush north by Melburnians and Sydneysiders have turbo-charged the recovery underway in Brisbane\u2019s rental market, pushing the vacancy rate down to a near nine-year low.<\/p>\n<p>Greater Brisbane\u2019s rental vacancy rate fell to 1.5 per cent last month from 1.7 per cent in January and was well down from 2.2 per cent a year earlier, according to SQM Research, driving the overall rate in the Queensland capital to a level it last touched in July 2012.<\/p>\n<p>\u00a0<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-155057 img-responsive\" level of 2.5% vacancies, which traditionally represents a balanced rental market.<\/p>\n<p>But as you can see from the graph below, vacancies in Brisbane rose over the last few years in response to the significant oversupply of apartments, but vacancy rates have since fallen as this oversupply was slowly soaked up.<\/p>\n<p>However, with the recent lockdown, social distancing, travel restrictions, the shutdown of immigration and the return of many properties that were previously let as Airbnb to the rental market will lead to higher vacancy rates and rental falls of as much as 10% in some locations.<\/p>\n<p>At\u00a0<a href=\"https:\/\/propertymanagement.metropole.com.au\/\" target=\"_blank\" rel=\"noopener\">Metropole Property Management<\/a> our vacancy rate is less than half this rate, in part because our clients have chosen investment-grade properties, but we\u2019d like to think it also has a bit to do with our\u00a0<a locations, locals will have higher disposable incomes and be able to and should be prepared to pay a premium to live in these locations.<\/p>\n<p>Many of these locations in Brisbane are the inner and middle-ring suburbs which are gentrifying as these wealthier cohorts move in.<\/p>\n<p>There are great investment opportunities in these suburbs in houses and townhouses.<\/p>\n<p>And now post Covid neighbourhood will be more important than ever \u2013 something people call the <strong>\u201cThird Place.\u201d<\/strong><\/p>\n<p>Our first place is home and our second place is work or the office, but during Covid for many around Australia the ability to go to a third-place that was taken away.<\/p>\n<p>It may be a favourite caf\u00e9, a gym or a place of worship and even local shops and with many in the professional and services-based industries and incomes heading toward twice the Queensland average.<\/p>\n<p>The suburbs average age is 40 \u2013 59, so families generally come first in this suburb, there is no surprise to see some of Brisbane\u2019s best and most highly sought-after schools scattered throughout the streets.<\/p>\n<p>It has a very leafy, green feel with walking paths and tracks and plenty of green space, and combined with a number of larger character homes that have been restored and renovated it has found a great balance for an inner-city location.<\/p>\n<p>Adding to that the easy access to shops and lifestyle precincts with high walkability will remain in high demand moving forward and has already seen more than 36% growth over the suburb.<\/p>\n<p>Even within these locations, I have mentioned, I would be reluctant to buy in some streets and pockets within these suburbs.<\/p>\n<p>It takes on the ground knowledge and some content to understand the less desirable areas, the flood locations, and undulating areas.<\/p>\n<p>On the flip side, if you get the location right, you will be rewarded with above-average capital growth and id=\"brisbane8239apartment-market-oversupply\">Brisbane\u202fapartment market oversupply<\/span><\/h2>\n<p>Apartment living in Brisbane came late to the party compared to Sydney and Melbourne and, in general, houses make better long-term investments than apartments in Brisbane.<\/p>\n<p>While many apartment towers have been built in the Brisbane CBD and surrounding suburbs, the recent building boom created an oversupply which is only now being slowly taken up.<\/p>\n<p>However, moving forward after coronavirus, and with fewer international students and tourists in the next little while, I can see high-rise apartment tower living falling out of favour.<\/p>\n<p>People are going to be warier and not want to share lifts and stairwells and press the same elevator buttons that others are.<\/p>\n<p><a href=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/08\/Screen-Shot-2020-08-27-at-6.58.49-pm.png\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wanting to live in high-rise apartment towers in Brisbane\u2019s CBD and inner ring, there is little prospect of capital growth or rental growth in Brisbane\u2019s apartment market in the near future.<\/p>\n<p>I can see the situation where some off-the-plan purchasers will have to wait up to a decade for capital and rental growth.<\/p>\n<h2><span id=\"big-mistake-made-by-interstate-property-investors-in-brisbane\">Big mistake made by interstate property investors in Brisbane<\/span><\/h2>\n<p>Currently, the Brisbane property market is being infiltrated by interstate investors \u2018buying blind\u2019.<\/p>\n<p>With Sydney and Melbourne property prices have risen strongly over the last few years and now that these markets have slowed down from its frenetic pace, these high prices plus tighter banking regulations limiting investor\u2019s budgets has caused many southerners to follow the sun north and look for property investment opportunities in Queensland but many are making a big mistake.<\/p>\n<p>According to an article in <a href=\"https:\/\/www.domain.com.au\/news\/brisbane-property-market-infiltrated-by-sydney-investors-buying-blind-20160217-gmv85w\/\" target=\"_blank\" rel=\"noopener\">Domain<\/a> Sydney investors are increasingly buying properties in Brisbane solely on photographs and skipping inspections.<\/p>\n<p>And they\u2019re buying the wrong properties in the wrong location based on price.<\/p>\n<p>Agents quoted in Domain say these southern investors are buying up in Brisbane suburbs considered \u201cunfavourable\u201d by locals and boosting house prices<\/p>\n<p>One agent was quoted as saying:<\/p>\n<blockquote>\n<p>\u201c\u2026blind-buying Sydney investors had flooded into the Logan market.<\/p>\n<p>\u201cOut of every 10 sales, five will be investors, and two will not have viewed the home, and that is a modest estimate.<\/p>\n<p>\u201cOften it seems as the investors have no idea about the area\u2019s reputation.\u201d<\/p>\n<\/blockquote>\n<p>Domain quoted another agent as saying:<\/p>\n<blockquote>\n<p>\u201cWe are seeing about 70 per cent of Sydney investors buying without seeing the homes,\u201d<\/p>\n<\/blockquote>\n<p><strong><i>The lesson \u2013 don\u2019t buy sight unseen:<\/i><\/strong><\/p>\n<p>It\u2019s incredible what you can achieve, and the unsightly features you can avoid showcasing, when you\u2019re using a good camera and exploit the right camera angles.<\/p>\n<p>I\u2019ve heard horror stories of people who have bought sight unseen thinking their <a href=\"https:\/\/propertyupdate.com.au\/property-investment-pitfalls-reduce-risk-exposure\/\" target=\"_blank\" rel=\"noopener\">investment property<\/a> had an incredible view (it did \u2013 but only from the toilet) or who didn\u2019t realise huge powerlines dominated the streetscape, because they relied on agent photos only.<\/p>\n<p>The moral of the story is don\u2019t risk purchasing site unseen unless you have a trusted representative review the property on your behalf.<\/p>\n<h2><span id=\"key-points-to-help-you-choose8239a-strong8239investment8239property-in8239brisbane\">Key points to help you choose\u202fa strong\u202finvestment\u202fproperty in\u202fBrisbane<\/span><\/h2>\n<h3>1. Buy a property for below its intrinsic value<\/h3>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright wp-image-47620 size-medium img-responsive\" title=\"Buy a property for below its intrinsic value\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/12\/house-yes-no-cross-suitable-help-guide-wrong-right.jpg\" alt=\"Buy a property for below its intrinsic value\" width=\"300\" height=\"183\"\/><\/p>\n<p>I\u2019m a big believer in buying property for below its intrinsic value \u2013 that\u2019s why I avoid new and off-the-plan properties, which generally attract a premium price tag.<\/p>\n<p>Remember, though, that you\u2019re not looking for a\u00a0\u201dcheap\u201d property (there will always be cheap properties around in secondary locations).<\/p>\n<p>You\u2019re\u00a0looking for the right property at a good price.<\/p>\n<p>Properties to consider may be ones that are a\u00a0little ugly or untidy but have good \u201cbones\u201d and are in good or superior locations.<\/p>\n<p>Some of Brisbane\u2019s middle-ring suburbs may be worthwhile considering given they often have solid homes on land sizes ranging from 405 to 600 square metres.<\/p>\n<h3>2. Buy a property that outperforms the averages<\/h3>\n<p>Look for\u00a0an area that has a long, proven history of strong capital growth and is one that is likely to continue to outperform the averages.<\/p>\n<p>This is largely because of the demographics in the area.<\/p>\n<p>These suburbs tend to be those where a large number of owner-occupier\u2019s desire to live in the area, because of lifestyle choices of the offer.<\/p>\n<p>I look for suburbs where wages (and therefore disposable income) are increasing above average.<\/p>\n<p>This translates to being an area where locals are able to and prepared to pay a premium price to live there, putting a financial floor under your <a href=\"https:\/\/propertyupdate.com.au\/category\/property-investment\/\" target=\"_blank\" rel=\"noopener\">investment property<\/a>.<\/p>\n<p>This is also considered to be\u00a0<a href=\"https:\/\/propertyupdate.com.au\/not-all-land-is-created-equal-so-buy-in-the-inner-suburbs\/\" target=\"_blank\" rel=\"noopener\">gentrification<\/a>.<\/p>\n<p>So what we\u2019re seeing is high-income people moving into particular locations, which perhaps used to be considered\u00a0blue-collar, and spending their money there in new cafes and on renovating their homes.<\/p>\n<p>In Brisbane, for example, there are a number of inner-city suburbs where there is occurring such as Annerley and Woolloongabba on the south side.<\/p>\n<h3>3. Buy a property with a \u201ctwist\u201d<\/h3>\n<p>An investment must have something unique, or special, or different, or scarce \u2013 some \u2018X-factor\u2019 that makes it stand out from its neighbours \u2013 in order to land on my shortlist.<\/p>\n<p>So when you\u2019re looking at the Brisbane property market, consider properties that are \u201cspecial\u201d because of their design, e.g. perhaps Queenslanders or art deco apartments or properties in desirable locations.<\/p>\n<p>Although you must\u00a0keep\u00a0in mind that sometimes these unique\u00a0properties are more expensive to buy and to maintain, but history shows us they usually have stronger capital growth<\/p>\n<p><span style=\"line-height: 1.5em;\">Remember that more demand than supply always means higher prices, <\/span>because of that scarcity factor.<\/p>\n<h3>4.
