25.8% over the last year.<\/span><\/p>\n<p>Australia\u2019s most expensive capital city has also been the city that has seen property prices continue to rise strongly and steadily.<\/p>\n<p>The resurgence of the buyer and seller interest in the Sydney property market has meant that auction clearance rates have consistently been in the high 70% \u2013 80% range suggesting there are more buyers than there are sellers and this always leads to higher Sydney home prices.<\/p>\n<p>Here we have pulled together the latest data on the median property price for Sydney.<\/p>\n<h2><span 2021<\/u><\/em><\/a><\/p>\n<p>But there is still plenty of growth and opportunity left in the <a href=\"https:\/\/metropole.com.au\/sydney-housing-market-update\/\" target=\"_blank\" rel=\"noopener\">Sydney housing market.<\/a><\/p>\n<p>This means as an investor, if you <a href=\"https:\/\/metropole.com.au\/metropole-melbourne\/\" target=\"_blank\" rel=\"noopener\">buy the right investment property<\/a> in the right location, you could be primed to supercharge growth.<\/p>\n<p>As always, not all Sydney suburbs will perform the same, and if history repeats itself some properties will increase in value significantly moving forward while others will underperform.<\/p>\n<p>So this blog is going to be a little different from my other blogs.<\/p>\n<p>Purely because I write this blog with a level of hesitation.<\/p>\n<p>And the reason I have a level of hesitation is that whenever I see a blog written with the title \u201cTop Hotspots for 2021\u201d or \u201cProperty Investment Hotspots\u201d it usually makes me cringe.<\/p>\n<p>So let me preface by saying\u2026 this is NOT one of those blogs.<\/p>\n<p>You see, being a<a href=\"https:\/\/metropole.com.au\/strategic-property-plan\/\" target=\"_blank\" rel=\"noopener\"> property strategist<\/a> means that I must approach every client\u2019s position not only strategically but individually.<\/p>\n<p>Every client has unique circumstances, goals and aspirations and there is never a blanket approach to investing.<\/p>\n<p>Furthermore, I do not believe in hotspots or investing in an area just because it is expected to be the \u201cNext Best Thing\u201d.<\/p>\n<p>\u201cHot-spots\u201d tend to be \u201cnot-spots\u201d and I\u2019m a long-term investor, meaning I take calculated risks, I do not gamble.<\/p>\n<p>Therefore, providing a macro strategy about the Top Sydney suburbs for 2021 is not as easy as it sounds.<\/p>\n<p>So, let\u2019s approach this with the following expectations:<\/p>\n<ol>\n<li>The suburbs I have featured have all been strong and stable suburbs that have both shown consistent historical growth but also have the right demographics to suggest future long term growth.<\/li>\n<li>The suburbs I feature are all located within the inner-middle rings of Sydney so that we can avoid any hot-spotting or speculative investing. These are all proven investment grade suburbs.<\/li>\n<li>Yes, there are some suburbs outside of this list that has shown higher short term growth but the suburbs listed are long term performers based on a number of metrics intended for safe and long term growth, not short term and risky \u201cget rich quick\u201d approach.<\/li>\n<li>Every client I see may be provided with a different recommendation based on their circumstances and personal goals.<\/li>\n<\/ol>\n<h2><span id=\"and-covid-reminded-us-of-the-importance-of-neighbourhood\">And Covid reminded us of the importance of is the new gold standard desirable lifestyle.<\/p>\n<p>It seems that in our new \u201cCovid Normal\u201d world, people love the thought that most of the things needed for a good life are within a 20-minute public transport trip, bike ride or walk from home.<\/p>\n<p>Things such as shopping, business services, education, community facilities, recreational and sporting resources, and some jobs.<\/p>\n<p>But this is nothing new\u2026the rise of the 20-minute neighbourhood started long before Covid19.<\/p>\n<p>You will find these are often in the gentrifying aspirational lifestyle suburbs of our capital cities and people will pay a premium to either own a property in these locations or rental property in these locations.<\/p>\n<p>Many inner suburbs of Australia\u2019s capital cities and parts of their middle suburbs already meet a 20-minute neighbourhood test.<\/p>\n<p>However very few of the outer suburbs would do so.<\/p>\n<h2><span id=\"follow-the-demographics\">Follow the demographics<\/span><\/h2>\n<p>According to leading demographer Bernard Salt, the coronavirus has changed the Australian workforce and not just by prompting adaptation to new technology like Zoom calls and triggering a work-from-home movement, but also by rigidly dividing the nation according to skill sets.<\/p>\n<p>The Australian Bureau of Statistics classifies every job according to one of five skill levels with Skill Level 1 being the most skilled.<\/p>\n<p>It is well recognised that the rich \u2013 such as people with a Skill Level I job \u2013 are getting richer, and at the other end of the spectrum, Skill Level 5 jobs requiring little or no previous work experience (like general sales assistant, kitchen hand) are experiencing no wages growth.<\/p>\n<p><img decoding=\"async\" bachelor\u2019s degree or higher, or the equivalent of at least five years\u2019 training.<\/p>\n<p>People with these types of jobs will earn more income and be able to afford to pay more for their properties.<\/p>\n<p>The pandemic cricket demand for skills in finance (accounting), risk management (solicitors), computer programming and many other skill levels one jobs.<\/p>\n<p>However, the story for the balance of the workforce has been quite different.<\/p>\n<p>So understanding where the skill level one worker lives in Sydney is critical and be seen in the following graphic provided by Bernard Salt in <a href=\"https:\/\/www.theaustralian.com.au\/inquirer\/covid-curtain-traps-unskilled-workers\/news-story\/5dabd16607ac7471193f6777ad7a8ce1\" target=\"_blank\" rel=\"noopener\">The for <a href=\"https:\/\/metropole.com.au\/metropole-sydney\/\">investing in the Sydney property<\/a> market in 2022 \u2013 for long term growth as an experienced investor.<\/p>\n<p>This list will also help you avoid making any costly mistakes.<\/p>\n<p>Now that I think of it, I feel like I am giving away quite a bit of intellectual property with this list however if it adds value than I have achieved my goal.<\/p>\n<p>Each suburb is featured below:<\/p>\n<ul>\n<li>Is within 15km of the CBD<\/li>\n<li>Exceeds the Australian median household income of $1164.60, suggesting they all have an above-average household and disposable income.<\/li>\n<li>Has a DSR Score (Demand Supply Ratio) of Good or Above Average<\/li>\n<li>Has a population in excess of 6500<\/li>\n<li>Is \u2018Very Walkable\u2019 with a Walk Score of 70+<\/li>\n<\/ul>\n<h2><span id=\"list-of-15-investment-grade-sydney-suburbs\">List of 15 Investment Grade Sydney suburbs<\/span><\/h2>\n<p>They are in no particular order however I have provided a ranking based on a number of metrics towards the end of the blog.<\/p>\n<p>But remember\u2026 not all properties in the suburbs will make investment great properties, and even within the suburbs still be certain locations that must be avoided and other neighbourhoods which will outperform.<\/p>\n<h4>1. Coogee<\/h4>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-128373 img-responsive\" alt=\"Coogee\" width=\"300\" height=\"225\" sizes=\"(max-width: 300px) 100vw, 300px\" data-loading=\"lazy\" src=\"https:\/\/cdn.statically.io\/img\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/01\/Coogee-300x225.jpeg?quality=70&amp;f=auto\" srcset=\"https:\/\/cdn.statically.io\/img\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/01\/Coogee-300x225.jpeg?quality=70&amp;f=auto 300w,&#10;https:\/\/cdn.statically.io\/img\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/01\/Coogee.jpeg?quality=70&amp;f=auto 800w,&#10;\"\/><\/p>\n<p>Coogee is a gentrified coastal suburb South-East of Sydney CBD which will see the benefits of infrastructure projects over 2020.<\/p>\n<p>The South-East Light Rail project is a $2.2B project and will see a 12km light rail network connect Circular Quay to Kingsford.<\/p>\n<p>In addition to the light rail, a $5M upgrade of the Coogee Bay Road town centre commenced in September 2018.<\/p>\n<ul>\n<li>Distance from CBD: 8km South East<\/li>\n<li>Total population: 14,012<\/li>\n<li>Median Household Income: $2099 (weekly)<\/li>\n<li>Walk Score: 79 \u2013 Very Walkable<\/li>\n<\/ul>\n<h4>2.
