Scarcity factor<\/span><\/h2>\n<p>When something is rare or difficult to obtain, it automatically commands a higher value, and usually greater competition too.<\/p>\n<p>It\u2019s classic supply and demand, and that\u2019s good news for investors seeking high capital growth.<\/p>\n<p>Examples of the scarcity factor in real estate include standalone properties within a 10km radius of the CBD, where land is worth more per square metre and apartment oversupply abounds.<\/p>\n<p>Homes within catchment zones for high-performing schools are another prime example \u2013 there will always be more hopeful parents house hunting in these suburbs than there are homes available to purchase.<\/p>\n<h2><span id=\"3-strategic-renovation-potential\">3. Strategic renovation potential<\/span><\/h2>\n<p>Plenty of investors have been caught out throwing good money after bad when it comes to improving their rental properties.<\/p>\n<p>However, one way of \u201cmanufacturing\u201d capital growth is to strategically renovate a property to maximise its rentability and resale value.<\/p>\n<p>Top of this list is bathrooms and kitchens, which can add instant value to even the shabbiest property.<\/p>\n<p>Stick with classic, versatile looks rather than hot-right-now trends, and don\u2019t blow the budget by decking the whole room out in luxurious fixtures and fittings \u2013 instead, focus on one feature element, such as Caesarstone benchtops, and find more affordable options for the rest of the reno.<\/p>\n<p>Other clever improvements that should add value include anything that creates space, such as an extension or loft conversion and installing energy-efficient technologies.<\/p>\n<h2><span id=\"4-high-land-to-asset-ratio\">4. High land to asset ratio<\/span><\/h2>\n<p>The Land to Asset Ratio is the proportion of the overall property value made up of the land component.<\/p>\n<p>For example, if a property is worth $1 million, and the land value alone is $600,000, then the\u00a0Land to Asset Ratio is 60%.<\/p>\n<p><img decoding=\"async\" class=\"alignright size-medium wp-image-135860 img-responsive\" alt=\"Asset Protection\" width=\"300\" height=\"172\" sizes=\"(max-width: 300px) 100vw, 300px\" data-loading=\"lazy\" src=\"https:\/\/cdn.statically.io\/img\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/07\/Asset-protection-300x172.jpg?quality=70&amp;f=auto\" srcset=\"https:\/\/cdn.statically.io\/img\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/07\/Asset-protection-300x172.jpg?quality=70&amp;f=auto 300w,&#10;https:\/\/cdn.statically.io\/img\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/07\/Asset-protection.jpg?quality=70&amp;f=auto 648w,&#10;\"\/>And over time the land component of a well-located property will increase in value, while the dwelling will slowly depreciate in value.<\/p>\n<p>Now I\u2019m not talking about the size of the land.<\/p>\n<p>I\u2019d rather own a semi-detached home on a small block of land in one of the inner suburbs of Sydney, Melbourne, or Brisbane than a 10-acre farm in regional Australia.<\/p>\n<p>You see\u2026it\u2019s not the size of the land that matters, it\u2019s the location of the land, and it\u2019s scarcity that drives capital growth.<\/p>\n<p>Of course, it\u2019s the other way around for developers who try and squeeze as many apartments as they can on the block of land lowering the land-to-asset ratio.<\/p>\n<p>That\u2019s why I steer clear of investing in high-rise apartment towers and like to own properties with a high land-to-asset ratio.<\/p>\n<h2><span id=\"5-development-potential\">5.
